The space:
Outdoors pool areas:
The pool area is surrounded by expansive views as it rests on a hillside in back of the home on the and is heated in summer to 84-86 degrees, Fall and Spring to 88 degrees, and in winter to 90 degrees! No need to confirm this or pay extra for pool heat. Pool area also contains a nice 7 person hot tub (also heated year round) and a 4-6 person cedar traditional sauna. The setting of the pool cannot be beat!
Outdoor patio:
Walk up from the pool via the stairs to the huge deck patio off the living room with large table and 10 chairs plus additional outdoor couch and firepit and feel complete privacy as you enjoy the views towards the city to the south and hills to the west. Propane gas grill is included for bbq!

Inside the home:
Walk through the front door to a grand dining room perfect for quality connection in style with 10 person dining table and multiple other seating spaces with large windows looking out towards the City of Boise.
Pass through the dining room to the living room open to the chef’s kitchen with additional seating for mature conversation and quality food and drink as you look out through the large windows towards the city lights at night and relax.
Chef’s kitchen comes with kitchen essentials you need to cook wonderful meals and a coffee bar with Keurig that has an imbedded espresso maker, milk frother for latte’s and cappuccinos, French press, pour over, and drip options available to suit your preferences. There is a built in gas stove on the island in addition to standard appliances.

Bedrooms (all King beds):
The master bedroom lies on the upper level and has its own door to the patio overlooking the city and with the outdoor seating and gas firepit. It also has a 4K 65” TV, walk in shower, 2 sinks, and plenty of space to get ready and store your items.
2 other bedrooms exist on the upper level and are separated by a Jack n’ Jill style bathroom with tub and shower. One of those bedrooms has its own coffee and wine bar and separate patio by the pool area (enclosed with 70% shade breathable mesh for sun protection and to prevent any jumping off of patio into the pool which is strictly prohibited). The 4th bedroom is downstairs, has a desk, and has a direct door out back to the pool and hot tub area.

Game room:
The epic 870sq ft game room is like none other in Boise with its unique design and own golf simulator machine offering play of over 42.000 courses projected onto a 14’ (~170”) screen! Also, there is an Nintendo Switch 2 with Mario Kart World and 4 controllers hooked up to an 86” TV, plus pool table and ping pong to have some friendly competition when not relaxing or swimming in the pool or hot tub or enjoying all the comfort of the inside. Couch and bar seating and beverage fridge also are inside.

Downstairs:
Here you’ll find a massive couch with seating for 12 (also counted as one bed yet could easily fit 4 children for sleeping) surrounding a 75” 4K HD TV next to the fully equipped wet bar for making cocktails with a freezer containing complementary ice cream sandwhiches! Walk further towards the pool to the kids area with huge building blocks before walking outside to enjoy the scenic hillside pool and hot tub.

All areas of the space you can use except two storage closests downstairs which are locked.

Of note, the garage has been stylishly converted to an epic game room, so parking is only available on the driveway (3 spots) or street (please fill driveway spots before parking on street)

This home can be super fun for children but it is not childproof. Pool area, hot tub, decks, non-covered outlets, game room, hillside, all pose risks if children are left unattended which is strictly prohibited. Please read house rules thoroughly and follow them to reduce risks of harm. By agreeing to stay at this property you accept all risks and responsibilities and agree to hold hosts harmless from any injury or liability.
All guests must follow all house rules at all times. Swim, hot tub, sauna, use firepit, walk, and play at your own risk--do not use any of above if intoxicated or not capable, and everyone must follow rules as posted on signs and in guestbook. No leaving children unattended in the house or on decks or anywhere on the property, especially decks and pool area and by golf simulator equipment.
No diving in pool or hot tub!. Swim at your own risk. You agree to hold harmless owners for any and all injuries related to use of the property including all of its amenities. All minors must be accompanied by an adult when near or in the pool, pool area, hot tub, hot tub area, and sauna. No use of sauna for persons under age 16. No life guard. Incapable swimmers not allowed in pool or hot tub. No jumping off the patio or roof into the pool--no exceptions.
Pool cover must be closed when not in use/immediately using pool area for safety. Do not close when anyone is in the pool (drown/entrapment risk). Do not leave open unattended (drown risk for neighborhood or guests kids/animals). When opening pool cover, make sure to stop opening when cover gets within 2 feet of the edge of the pool with the diving board to avoid getting it trapped and unable to close. Immediately notify host if cover gets trapped/unable to close. Do not attempt to fix yourself (high risk of injury if you do).
No glass in pool area.
No pets on the property: undisclosed pet = $1,000 fine.
Hot tub and sauna use are to be limited to 30 minutes maximum for health reasons. Do not use if you have a medical condition (ie pregnant) that may make hot tub or sauna unsafe for use. No children are allowed in pool, hot tub, sauna, decks unsupervised by an adult 18 years or older.
No climbing on decks or patio furniture near deck (fall risk)
No smoking inside (which includes game room) please. Smoking outside in backyard is OK as long as doors and windows are closed so smell cannot go inside.
No unregistered guests, pets or visitors allowed but you are welcome to update your guest list mid-stay. The maximum property capacity is 12 people.
Quiet time after 10pm. Respect the nieghborhood. Please no hanging out in the driveway or street in front of the house (there are so many better places to converse in the backyard or on deck if not inside the home anyways).
We supply one bath towels, one pool towel, one hand towel and washcloth per guest per stay. Please contact us for more supply.
Report any damages and/or breakages in a reasonably timely manner and before checkout. Damages exceeding the security deposit amount must be paid by guests. Parties are not allowed. Small gatherings are OK.

Other Things to note:

In the unlikely event that something is not as expected, we will work hard to make it right. Things break and we are only humans too.
We don’t issue refunds for anything that we are able to fix or replace within 24 hours. For anything else we must reach an agreement before additional nights are spent at the property and not after you leave as we can`t offer refunds after your departure.

Like with every house, to keep your pool blue and your grass green regular maintenance is required. For this reason you may see a landscaper or a pool guy around the house sometimes (pool/hot tubguy is usually 1x a week on Thursday afternoons/evenings but sometimes schedule varies and he comes late in the evening, we try to notify if he`ll come a different day but are not always able to and apologize for any surprises. Landscaper is every week on Friday or Saturday afternoons or evenings; both use the side gate to access back yard and do not have access to the inside of the home. Pest control prevention is once monthly usually by 8am Friday morning. Their visit usually lasts about 30 minutes. None of them have or need access to the inside of the home.

Limited liability for pool and pool equipment.
Our pool is outdoors. This means it is exposed to the elements such as leaves falling in, debris blown in by the wind, rain, algae formation etc. The pipes have to withstand extreme temperatures due to the desert weather and when something breaks it takes several days to get parts or technicians.
Because of this our liability is limited to 10% of your nightly rate should anything fail with the pool or pool equipment and we’re unable to repair within 24 hours. We will always try to make your stay as pleasant as possible but sometimes Mother Nature wins out.

Complimentary Starter Amenities: A starter supply of paper goods and soaps is provided for your convenience.
For extended stays beyond the first week, guests may refresh supplies at their discretion.
