!!!!!***Spa heating is available for an additional $50/day. This home runs fully on propane, and heating the spa significantly increases usage. To prevent accidental all-day heating, the spa is controlled remotely—just text us 30 minutes before you’d like to use it and we’ll turn it on for you
• Events are considered on a case-by-case basis. Please message us with details, and we will review and respond with approval or denial based on the nature and size of the event. Unauthorized events will result in cancellation without refund and possible penalties.
• The garage is reserved for owner storage and is not accessible to guests.
• No smoking or vaping indoors. Please use designated outdoor areas and properly dispose of cigarette butts.
• No pets t due to allergies and maintenance
• Please be respectful of neighbors and observe quiet hours from 10 PM to 7 AM.
• We provide a starter set of essentials (toilet paper, paper towels, soap, etc.). For longer stays, you may need to replenish supplies.

Bugs Happen
Our homes are surrounded by nature and beautiful trees, which can occasionally bring uninvited guests — bugs! Because guests come and go frequently, you may occasionally see insects, including roaches known as Palmetto bugs. These are the outdoor type that come from the trees, not the kind associated with dirty homes.

We have professional pest control service every quarter and do our best to minimize their presence, but we can’t completely control nature. Please know we’re doing everything possible to keep our spaces clean and comfortable — and we appreciate your understanding that bugs sometimes happen in Texas!
