This inviting two-story home offers plenty of space and comfort for families or groups. With 3 bedrooms and 2 bathrooms, it’s thoughtfully designed to accommodate up to 8 guests, with room for 2 additional guests for an extra fee.
Master Bedroom (Right Side of Home): Features 2 queen beds and direct access to one of the bathrooms.
Bedroom 2: Includes 1 king bed for a restful night’s sleep.
Bedroom 3: Offers 1 queen bed and 1 single bed—ideal for kids or additional guests.
Living Room: Includes a sleeper couch for flexible sleeping arrangements.

CHECK-IN TIME: 4 PM-10 AM
RESERVATION POLICIES:
1 - Door codes are always shared at 4 PM. The check-in time frame is from 4 PM-11 PM, anytime after that would be considered a violation of our rules, this timeframe allows us to help if needed during our working hours
2 - Early check-in, Late check-out, and Early bag drop are subject to availability
3 - Door codes will not be shared if the incidentals deposit of $300 and registration are still pending.
4 - Deposit is released 3-7days after the original check-out date,
5 - Check-in at 4 and any complaint should be notified within the next 30min-1 hour
6 - All departures must be reported immediately in a very clear way to us after for calendar availability to others and issue resolution for you, it is recommended to send an alteration request if needed, this helps you to get the unspent nights back while we get the calendar available again, we can then check the spent nights.
7 - All reservation changes must be done before the checkout time each day (10 AM), changes can not be done after 10 AM as per the app configuration, we can not override this.
8 - If you need an early departure, please submit an alteration request so it can easily be approved.
9 - No courtesy refunds are provided.
10 - If you happen to request a full refund for any circumstance please be ready for Immediate check-out, be sure to alternate the reservation for an early departure so we can approve the unspent nights that were supposed to be non-refundable, so we then might consider another courtesy for the spent night if applicable.
12 - If you want me to coordinate any amenities, please let me know 24 hours in advance (4 PM-12 AM) so my team can deliver or resolve on-site the next day.
13 - Extra cleanings in case of Issues or courtesies should be arranged 24 hours in advance and before 10 AM each day.
11 - INCIDENTAL DEPOSITS POLICY: Amount of the Incidentals fee hold after booking: $300. As an API software connected Host, we are entitled to ask for a preventive fee in case of damages with the usage of a 3rd party. Airbnb's policy, see here: https://www.airbnb.com/help/article/140 In situations where the damages exceed the amount of the deposit, we will utilize the resolution center to address the liability for these damages. Through this process, Airbnb may either charge the cost to your card or apply AirCover for resolution.
12 - REGISTRATION POLICY
Registration is a mandatory step after booking, requiring the submission of IDs for all guests under the reservation. and even will ask you to scan your credit card. - It's crucial to complete both (Deposit and registration) accurately; failure to do so will result in your reservation termination with no refund.
13 - CITY PENALTIES: The guest will bear full responsibility for any city-imposed penalties directly related to their stay, if applicable, plus any damages and a 20% extra of the total as compensation to the host, these additional 20% will be allocated toward a neighborhood compensation plan.

- VERY IMPORTANT- Garbage must be taken out on Mondays and Wednesdays at night (one day before collection). Bins have to be placed back behind the fence. City will place a 200$ violation fee if left outside.

Parties: Fully prohibited.

$75 penalty for not bringing trash cans up to the road if full.
Maximum occupancy is 10 guests. The base rate includes 8 guests; a fee applies for each additional guest.

The home is not single-level; it has two floors.
The property is on a septic system. Do not dispose of grease or non-biodegradable items in the sinks or toilets. Violations will result in a penalty.
Toilet Use:

No grease is to be disposed of through any sinks or toilets.
