Absolutely No Parties or Events
No parties, gatherings, or events of any kind are allowed.
We strictly enforce quiet hours and occupancy limits.

If we receive reports, evidence, or any indication that a party or event is occurring:
→ Your reservation will be canceled immediately with no refund.
→ VRBO will be contacted to remove all guests from the property
The local authorities will also be called for trespassing.

Check-in: 4PM
Check-out: 11AM
You will be given a code during your stay to use!

Early Check-In & Late Check-Out:
We do offer early check-ins and late check-outs. Upon booking, you will receive a link if you would like to pay for this addition to your stay.

Registered Guests Only
Only the guests included on the reservation are allowed on the property.
No additional visitors or unregistered guests at any time unless they are communicated in advance to the Host/CoHost.
Violations will result in immediate cancellation with no refund.

No Pets
Pets are not permitted.
Unauthorized pets will result in a $300 fee and reservation cancellation.

No Smoking Indoors
Smoking of any kind is strictly prohibited inside the home.
Smoking is allowed only on the rooftop patio and balcony.
Any evidence of indoor smoking results in a $150 per bud/incident fee and additional cleaning charges.

Parking:
* This property has a 2 car driveway as well as access to parallel parking outside of the driveway area of the townhomes. You will be able to access the garage manually when you arrive on the property. There is no remote given to guests; thanks for your understanding!

Respect for the Property
To maintain the home’s quality and ensure a great experience for all future guests, please

Keep common areas tidy
Dispose of trash in the proper bins
Do not tamper with locks or attempt to manually deadbolt doors
Report any accidental damage immediately
Major violations will result in VRBO being contacted to cancel your reservation without refund

Safety & Security
Always lock the door when leaving using the "KW" button at the top.
Do not tamper with the garage, rooftop fixtures, or security features.
A $100 lock-out fee applies if we must come on-site to reopen a manually locked door.

Trash & Cleaning
Follow City of Houston trash guidelines.
Regular trash only in the black bin; recycling only in the green bin.
Misuse of bins can result in city-issued fines that will be forwarded to guests. Trash days are at 6AM on Thursday's.

Wifi Access:
Wifi is accessible. The password will be given once your reservation has been confirmed and your stay is less than 1 day away.

Additional Guests Reminder:
Upon booking, please be sure to include all your guest names to the reservation. You're welcome to invite guests. If you would like to have an event, please let us know the details in advance.
