Guests have access to Hunter Lake. 3 minutes by car, 10 minutes on foot. There is an abundance of nearby hiking trails, fishing, and in-town shopping and dining in Livingston Manor (15 minutes) and Roscoe (20 minutes). Detailed information provided to guests in our House Manual.

The house is single-level, with stairs leading from the driveway up to the entry (see photos for reference). While the property is not directly on Hunter Lake, guests enjoy access to two private entry points with seasonal swimming docks, just a 3-minute drive or 10-minute walk away. Please note: the private road is dirt and gravel. It remains accessible year-round but may be muddy after rainfall or snowmelt—plan footwear and vehicles accordingly. We recommend all-wheel and 4-wheel drive during the winter months.

Home Layout Perched on a terraced hillside along a quiet private road, the cabin is one of just five homes in this serene setting. A reclaimed wooden staircase leads from the drive to a spacious deck overlooking the mountains—your go-to spot for grilling, dining, or simply soaking up the views.
Entry + Kitchen/Dining Our fully remodeled eat-in kitchen boats stainless steel appliances, full-wood cabinets, brass fixtures, and natural stone countertops. The in - kitchen roomy dining area is ideal for family-style dinners or slow country breakfasts. This bright, modern open layout flows easily into the living room and down a short hall to the bedrooms and bathroom.
Living Room Oversized windows frame tree-lined mountain views. A Vintage Avalon wood-burning stove is perfect for cozy evenings in front of the comfortable seating area. Our hearth room is truly designed for relaxing and connecting. No standard television here—just a projector so you can stream movies in true cabin style, turning the living space into your own private theater.
Bedrooms + Sleeping Arrangements
Primary Bedroom: Queen bed with a wall of west-facing windows framing sweeping Catskill Mountain views. Wake up to the treetops and watch the colors shift with the changing light. A dresser, closet, and mirror complete the space, but the real centerpiece is the view—bringing the outdoors in from sunrise to sunset.
Second Bedroom: Two twin beds with pull-out trundles (note: only one trundle can be extended at a time) make this room ideal for flexible sleeping arrangements. A large window looks out onto the side yard, filled with lush ferns and greenery. For entertainment, the room includes a dartboard and drawers stocked with books, puzzles, and games. Stacked laundry machines are neatly tucked into the closet for added convenience.
Detached Guest Cabin: A charming private cottage just 50 feet from the main house, connected by a short grassy, fern-lined path. This retreat features a Queen bed, hardwood floors, and windows on three sides that flood the room with natural light. A large sliding glass door opens to the backyard, while a window above the bed frames a serene view of the Catskill Mountains. Equal parts cozy and enchanting, it’s the perfect forest hideaway for guests seeking quiet and privacy.
