Outside, unwind by the large seasonal pool, soak in the year-round 60-jet hot tub, gather around the fire pit, and explore your own private wooded backyard where nature surrounds you and deer occasionally roam. All of this, yet just 16 minutes from Hartsfield-Jackson Airport and 30 minutes from Downtown Atlanta's best attractions. Highland Hills isn't just a place to stay — it's an unforgettable escape.

• Entertainment: 6 flat-screen TVs with Smart features (guests must use their own streaming accounts), free Wi-Fi & high-speed internet.
• Convenience: Washer & dryer (2 sets), iron, ironing board, and hair dryers.
• Limited Starter Supplies: Trash liners, dish soap, dishwasher detergent, paper towels, toilet paper, soap, shampoo & body wash, laundry pods, dryer sheets & disinfecting wipes.
• BBQ Gas Grill: Propane tank and BBQ tools provided for outdoor cooking.
~IMPORTANT NOTES:
• Absolutely no parties or disruptive events, please. For any unauthorized parties, the fine shall be $1000 and potential eviction. If you are hosting a small gathering or a birthday party, please feel free to reach out and we can discuss to see if it's a good fit.
• Quiet hours: 10 PM – 7 AM (per county regulations)
• Smoke-free property (indoor smoking penalty: $500).
• House Rules are located in the Rental Agreement.
• To ensure a safe environment for guests and neighbors, the property includes NoiseAware decibel monitoring devices in common areas and outside decks; as well as exterior security cameras on the front and side exterior wall facing the driveway/front door and on the back exterior walls facing the entire backyard, pool and hot tub. These devices do not have a view into any interior private spaces.
~ADDITIONAL VISITORS:
• Visitors or extra guests (for stays under 30 nights) are only permitted if pre-approved and added to the reservation's total guest count. All guests—including children and any approved visitors—must be included in the reservation guest count at booking or added prior to check-in. Total occupancy—including visitors—cannot exceed 14 individuals.
*Limited visitor exceptions above the maximum occupancy may be requested and, if approved, are subject to a fee:
• For stays up to 3 nights: $60 per visitor.
• For stays of 4+ nights: $100 per visitor.
Fees will be requested through Vrbo and must be paid before check-in, and full names of approved visitors are required.
Please note that sleeping arrangements, beds, bedding, towels, and other amenities remain limited to the property’s maximum occupancy.
Violations of these most critical house rules will result in immediate removal, reservation cancellation without refund or remaining nights, and a $1000 violation fee.
~PET POLICY: Pets are not permitted for reservations under 30 nights. For stays of 30 nights or longer, pets may be considered with prior written approval, pet verifications and pet fee. Please contact us in advance so we can review requirements and provide approval. Unauthorized pets will result in immediate removal, reservation cancellation without refund or remaining nights, and a $1000 violation fee.
~POOL & HOT TUB ACCESS: The private hot tub is available year-round.
The private outdoor swimming pool is not heated and is only open seasonally from the last weekend of April through the last weekend of September. *2026 Pool Season: April 16th through October 4th (pool access is limited to these dates). The pool safety fence is not to be removed by guests and has to stay in place for safety and city regulations.
~ADDITIONAL INFORMATION:
• The fireplace (main level living room) is decorative and not usable.
• Fire wood is not provided.
• The outdoor half bathroom and pool house sink are only open during the pool season and closed/disconnected for winter.
• The additional basement boat garage and large detached RV garage are owner storage spaces and not available for guest use.
