Welcome to your home away from home! In accordance with California rental law, we are required to sign a lease agreement with tenants for rentals surpassing 28 days. Additionally, For stays exceeding 28 days, we kindly request our guests to cover utility costs during their visit. This helps us keep our rates affordable while offering the comfort and convenience of a fully-equipped home. Utility charges will be based on actual usage, ensuring fairness and transparency.

Security Deposit:
A security deposit of $2,000 is required for long-term stays. This deposit is fully refundable, provided the property is returned in its original condition. We trust you will treat the space as if it were your own, and in return, we will ensure your deposit is returned promptly after your departure.

Wi-Fi:
To keep you connected during your stay, we provide complimentary Wi-Fi. Enjoy uninterrupted access to work online, stream your favorite shows, or plan your next day’s adventures!

Please be respectful of our neighborhood. This house is in a quiet community, and as such, we require that guests avoid loud music, parties, or hosting large groups. If we receive any reports of a party happening, you will be asked to leave. Quiet hours are from 10 pm to 6 am.

Smoking - Smoking inside the property is strictly prohibited. Any smell noticed by cleaners in the house, and/or any physical evidence of smoking any substance in the home will result in a fine of $2000.00 to cover the cost of deep cleaning and ozone treatment.

Parties- Parties are strictly prohibited. Quiet hours, which start at 10 pm, are strictly observed. To ensure that our guests do not exceed a certain volume level and disturb our neighbors, we use a NoiseAware decibel level monitoring device. They are located in the home's common area. Any evidence of a party or event, including camera footage, excessive garbage, or other evidence will result in a fine of $3000.00, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event. We have ring cameras in the front and the back of the house for security purposes.

We kindly remind all guests that tampering with or unplugging Ring cameras is strictly prohibited. These cameras play a vital role in ensuring the security of our premises and protecting both you and our property. Please be aware that any unauthorized interference with the Ring cameras will be taken very seriously. In accordance with our policies and local regulations, guests found engaging in such actions may face fines of up to $1000.00.

Missing or damaged items - Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens, or other items will be charged at direct replacement cost plus a fine of up to $5000.00.

Towels and linens - Guests are required to keep towels and linens in good condition. Towels and washcloths should not be used to remove makeup or for cleaning purposes. Any permanent stains on towels or linens will fall into the category of negligent damage. Guests should NOT wash comforters or duvet comforters themselves as this can cause damage to those items and the washing machine.

House Rules - Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, pool rules, illegal substances, or use of the property can result in a fine of up to $3000.00 and/or eviction from the property.

Quiet hours are from 10 pm to 8 am.

• 🕒 Early Check-In & Late Check-Out:
– Early check-in (if available): $100/hour
– Late check-out (if available): $100/hour
– For requests, please contact us at least 48 hours prior to your arrival.
⛔ Availability is not guaranteed and depends on the calendar. These fees cover expedited turnover and the cost of hiring extra cleaning staff.
• 👥 Guest Capacity: Maximum overnight occupancy is 8 guests. Additional guests will incur a $150 per person fee. A monitoring system detects guest count upon arrival. Violations may result in automatic charges and immediate eviction.
• 💳 Extra Services Policy: All extra services (pool heating, early/late check-in, extra guests, etc.) must be paid upfront. The host will send a fee request via Airbnb. Services will be confirmed only after payment is received.
• 🚭 Smoking & 🐾 Pets:
– Indoor smoking will result in a $2,000 penalty
– Unauthorized pets will be charged $1,500 per pet, regardless of species.
Violations of house rules may result in immediate eviction.
