★CHECK IN: 4PM *** CHECK OUT: 10AM★
* For any late check-ins requests, please check with us 24 hours prior.
*No late check outs. Unauthorized late check out will be charged the full security deposit, plus addition charge if result in canceling of incoming guests.

★QUITE HOURS★
9:00 PM – 8:00 AM: No music or loud noise in the backyard. Please keep outdoor conversations at a low volume.
Our property is in a quiet residential neighborhood. City ordinances strictly enforce noise limits; violations may result in fines up to $1,000.

If city authorities arrive due to noise complaints, guests may be asked to vacate without refund.

★NO PARTIES/EVENTS 🚫 ★
Only guests listed in your reservation are allowed.
Unauthorized visitors or gatherings are a violation of house rules.
Guests are responsible for any damage, loss, or missing items.
Smart noise sensors monitoring (not sound, no voice recording)

★NO SMOKING 🚭 ★
-No smoking inside the home. A cleaning fee will be charged if smoke is detected.
-Smoking marijuana is strictly prohibited anywhere on the property, including front and backyard. -Authorities will be contacted if detected.
-Candles are not permitted due to fire safety.

★NO DRUGS or WEAPONS⚠️★
Zero tolerance for drugs or weapons. Any violations will be reported to local authorities immediately.

★PET POLICY 🐾 ★
>$150 Pet fee applies prior approval (up to 45 lbs allowance)
>Fully house-trained and cleaned up after at all times
>Must remain leashed outdoors (unless in fenced areas
>Crated indoors when left alone
>Not allowed on furniture, beds, or outdoor seating
>Excessive barking must be managed during your stay

★PARCEL DELIVERIES📦★
Guests are responsible for all parcel deliveries before, during, and after their stay.

★LANDSCAPE CLEANING SERVICE 🌱★
A gardening team may access the backyard once a month for maintenance.

★MAINTENANCE & REPAIRS🛠️ ★
If anything breaks or malfunctions, maintenance will address it within 24 hours.

★TRASH & CLEANLINESS 🚮 ★
-Place all trash in designated outdoor bins.
-Return the home in the same clean condition as arrival.
-Garbage collection: Monday & Thursday — place bins outside as noted.

★PEST CONTROL 🐛 ★
Florida’s subtropical climate may bring the occasional critter — please keep doors closed to help prevent this.

★ BBQ / GAS POLICY 🔥 ★
-Grill fee: $65 per stay (waived if grill is cleaned and stored properly). To waive the fee, ensure:
-Burner control knobs are OFF
-Gas tank is tightly closed
-Grill is thoroughly cleaned after use
-Grill cover replaced after cooling
-Cover and close Firepit gas after use.

By booking, guests acknowledge and agree that:
The host and property owner are not responsible for accidents, injuries, or losses.
Guests hold harmless and indemnify the host/owner from any claims.
Booking constitutes acceptance of all house and community rules.
