PAYMENTS & FEES:

- All reservations are processed through a secure property management system that allows us to efficiently manage bookings, payments, and guest communication in a safe and streamlined way.

- At the time of booking confirmation, the full reservation amount is charged (excluding VRBO service fees, if applicable) to secure the stay.

- Please note that a payment processing fee is applied to each transaction. This fee is charged at the time of booking and is non-refundable in the event of cancellation, as it is collected by the payment processor.

- To help protect the property, a refundable security deposit authorization will be placed on the payment method on file at check-in. This is a temporary hold only and is not an additional charge. The authorization will be automatically released within 7 days after check-out, provided there are no damages, missing items, excessive cleaning requirements, or violations of the house rules. If any issues are identified during the post-stay inspection, we will contact you with details before any claim is processed.



HOUSE RULES:

We hope you enjoy your stay, but for the safety and benefit of our neighbors and future guests, we appreciate your cooperation with the following house rules:

1. We carefully review and vet all our guests to ensure a smooth experience for everyone. Kindly respond at your earliest convenience to confirm and secure your booking.

2. All guests should be included on the reservation. Please ask permission for additional guests or visitors.

3. Age Requirement: You must be 25 years or older to book the property.

4. No third-party bookings are permitted. The person who booked the reservation must be staying on property.

5. Please send all communications through the platform when possible. This ensures access to 24/7 customer support services if necessary and protects both Guests and Hosts.

6. Please turn off lights and all appliances (especially air conditioners and heat) when you are not in the home.

7. Please provide a check-in time 72 hours prior to your date of check-in so we can anticipate your arrival.

8. Please contact us for alternative check-out times and we will do our best to accommodate. A late check out fee may apply.

9. Lockout service is subject to availability. Please contact us if you are locked out and we will respond as quickly as possible. A lock out fee may apply.

10. To maintain a fresh and healthy environment for all, this is a strictly non-smoking premise. Absolutely NO SMOKING and NO VAPING in the home. A minimum $500 smoking fee will be charged for odor removal.

11. If you are bringing a pet, please let us know in advance. Unauthorized animals will result in additional cleaning fees. We allow dogs up to 50 lbs for an additional non-refundable pet fee of $25 per night for 1 pet and $35 per night for 2 pets to help cover extra cleaning costs.

12. We are not responsible for the loss of any personal belongings or valuables. If you misplace something in the home, please let us know so we can look out for the item during cleaning.

13. If guests are found to have had an event or party without permission, guests will be responsible for extra cleaning charges.

14. If neighbors are disrupted as a result of such an event, guests may be asked to leave the property.

15. Damage Policy: Accidents happen, but please inform us if something breaks or is damaged during your stay.



***Pet Policy***

Welcome to our property! We understand that your furry friends are an important part of your family, and we want to ensure a comfortable and enjoyable stay for both you and your pets. Please review our pet policy below:

1. **Types of Pets Allowed**: We welcome well-behaved Dogs. No CATS.

2. **Number of Pets**: We allow a maximum of two pets per reservation.

3. **Pet Fees**: A non-refundable pet fee of $25/night per pet (1 pet only) and $35/night per pet (if 2 pets) will be charged to cover additional cleaning expenses.

4. **Size and Breed Restrictions**: While we do not impose specific size or breed restrictions, we ask that you consider the size of our property and whether it will comfortably accommodate your pet. Aggressive breeds are not permitted.

5. **Behavior and Etiquette**: Pets must be well-behaved and under control at all times. Excessive barking, aggression, or any other disruptive behavior may result for extra charges.

6. **Supervision**: Pets should not be left unattended in the property unless they are crated and it has been established that they are comfortable in their crate. Please provide your own crate.

7. **Cleaning Up After Your Pet**: Pet owners are responsible for cleaning up after their pets both indoors and outdoors. Waste bags will be provided for your convenience.

8. **Damages**: Pet owners are responsible for any damages caused by their pets to the property or its contents. Additional charges may apply for repairs or replacements.

9. **Notification**: Please inform us in advance if you plan to bring your pet(s) along so that we can make necessary arrangements and ensure the best possible experience for you and your furry companions.
