Welcome to your BRAND NEW modern retreat! This cozy suite is the perfect home base, located in a quiet neighbourhood just minutes from shopping, scenic walking/biking trails, and the Anthony Henday freeway for easy access to all of Edmonton.
Our suite is designed for comfort and convenience, whether you're here to work, study, or relax. The space is beautifully decorated with simple, modern furnishings that create a warm and inviting ambiance.
LIVING AREA: Unwind on the couch and watch your favourite shows on the Fire TV. Feel free to log into your own streaming accounts (Netflix, etc.) using our lightning-fast WiFi.
KITCHEN: The fully stocked kitchen features stainless steel appliances (fridge, stove, microwave, dishwasher) and everything you need for a home-cooked meal. We also provide a Keurig coffee / tea maker for your easy morning pick up (please bring your own pods)
SLEEPING: The home comfortably sleeps 3, with two double beds, both prepared with fresh, clean linens for every guest.
BATHROOM: The sparkling clean bathroom includes complimentary soap, shampoo, and body wash.
GUEST ACCESS
Enjoy a seamless stay with easy self-check-in using a secure door keypad at your private entrance, including a dedicated parking spot in front of the unit. For your convenience and security, the home is equipped with keyless entry. You will receive your personal access code prior to arrival. We do not live on-site, but are always just a quick message or phone call away should you need anything.

✦ PROTECTION ✦ ~Damage Waiver ($56-82 depending on length of stay) Covers accidental damage up to $700. (No deposit hold required)

✦ PRE-ARRIVAL VERIFICATION / GUEST SCREENING ✦ ~ Due to increased fraud, we require verification to ensure a safe experience for everyone. Your information will only be used for screening purposes. Prior to check-in, you will be required to provide a valid government ID that matches your profile.
~Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation.
✦ CHECK-IN & CHECK-OUT ✦ ~Check-in is seamless via a secure electronic lock. Your unique access code will be sent to you just before your arrival.
~ To ensure our cleaning team can prepare the home perfectly for every guest, our check-in and check-out times are firm.
~ A 1-hour early check-in or late check-out may be possible for a $40 fee, subject to availability. Please request this at least 24 hours in advance, and we will do our best to accommodate. ✦ GUEST PROFILE ✦ ~ To maintain a safe community, we require all guests to have a complete and verified profile. New profiles or those with a history of poor reviews may require additional screening before confirmation.
~ New profiles with no prior reviews may be required to pay a $500 damage deposit at our discretion before a booking is confirmed and check-in instructions are shared. The damage deposit is fully refundable at the end of a reservation, assuming no damage to the property.
✦ MAIL & PACKAGES ✦ Please do not have personal mail or packages sent to the property, as we cannot provide access to the mailbox. We are not responsible for lost or undeliverable items.
✦ FORGOTTEN ITEMS ✦ Please double-check for personal belongings before you depart. We are not responsible for items left behind, but if found, we will hold them for 14 days. A service fee will apply for the coordination of returning any items.
✦ A GENTLE REMINDER ✦ ~ Please remember you are staying in a home, not a hotel. We ask that you treat our space and our neighbours with respect. Our house rules are in place to ensure a safe and pleasant experience for everyone. Failure to adhere to these rules may result in the cancellation of your reservation without a refund.
~ While we do not have 24/7 on-site staff, we are responsive hosts and will do our best to address any urgent issues as quickly as possible.
✦ MAINTENANCE & ACCESS ✦ Emergencies may require entry without notice. For non-emergencies, we will always provide notice where possible. Guests will always receive a message from us as soon as possible in all situations.
✦ LIABILITY, VIOLATIONS & LEGAL NOTES ✦ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. Violations of house rules may result in immediate termination and removal without refund. Please remember you’re staying in our home, not a hotel, treat it with care and respect.
