Good to Know (So There Are No Surprises) • Sound can travel. This is a character home with a suite above. You may hear footsteps or voices at times. Light sleepers may wish to bring earplugs. • Stairs are steep. There are handrails on both sides, but they may be challenging with large luggage or for guests with mobility or balance concerns. • Older-home charm. The suite is updated, clean, and well cared for, but it is not a brand-new building.
Parking & Seasonal Property Care • Free street parking is typically available nearby. In winter, access to a plug-in outlet for block heaters is available where applicable. • Snow clearing: A professional crew attends after snowfalls and aims to clear walkways and parking access within 24 hours. • Lawn care: In summer, a crew attends weekly (weather permitting) to mow and maintain the yard.

House Rules & Fit (Important) Whether you’re visiting for a festival weekend, family time, medical appointments, or a longer work stay, this Broadway home is designed to be easy, comfortable, and relaxed. A few simple ways to help us keep our homes calm, comfortable, and well cared for. • Quiet Hours & No Parties: Please keep noise to a minimum between 10:00 PM and 7:00 AM out of respect for our neighbours. Our homes are intended for quiet enjoyment. Parties, events, and gatherings are not permitted. • Registered Guests Only: The reservation must accurately reflect the total number of overnight guests, including adults, children, and infants. All adult overnight guests must be registered on the reservation. Overnight visitors who are not part of the reservation are not permitted. Day visitors require prior approval. • Booking Guest Must Stay: The person making the reservation must be one of the registered overnight guests and may be asked to verify their identity before check-in. Reservations made on behalf of another person are not permitted, except when booked through an approved company or business travel profile supported by the booking platform. We reserve the right to decline check-in if the individuals arriving do not reasonably match the reservation details or if our booking requirements have not been met. • Booking Verification: We reserve the right to request additional verification before confirming a reservation or providing check-in instructions. This may include confirming the identity of the booking guest, the purpose of the visit, the names of all registered adult guests, and acknowledgement of these house rules. • Rental Agreement & Security Deposit: Reservations require a completed rental agreement and a refundable security deposit authorization of up to $150. The reservation, rental agreement, and security deposit authorization must all be in the name of the registered booking guest. Both must be completed before check-in instructions are provided. • Additional Guest Fees: The reservation includes a base number of guests. Additional guests are subject to the applicable per-guest, per-night fee for the entire stay. Any changes to the guest count must be reflected on the reservation before arrival. • Smoke-Free Home: Smoking and vaping are not permitted indoors. • Pets: Pets are only permitted where explicitly stated in the listing. Where allowed, dogs only (no cats) are permitted with prior approval and must be included in the reservation. Please use the provided pet blanket on furniture and pick up and dispose of pet waste in the outdoor bins. • Bike Storage: To help protect the home, bicycles are not permitted indoors. • Furniture: Furniture is arranged for safety and cleaning efficiency. Please do not move furniture. Furniture not returned to its original location may result in additional cleaning or service fees. • Amenities: Use of amenities such as hot tubs, pools, saunas, hammocks, and other outdoor features is at your own risk. Children must be supervised at all times. Pets are not permitted in pools, hot tubs, or saunas. • Keys (Where Provided): Guests are responsible for lost or unreturned keys and any associated replacement or rekeying costs. • Cleaning: Your reservation includes standard departure cleaning. Excessive cleaning beyond normal turnover standards may result in additional charges. • Supplies: Starter supplies of towels, linens, toiletries, and paper products are provided based on the number of guests and length of stay. Additional supplies are available upon request. Extra replenishment or special service visits may be subject to a small fee. • Illegal Activity: Illegal activity of any kind is strictly prohibited. By booking this property, guests agree that if we reasonably suspect illegal activity, we may immediately request cancellation of the reservation, deny or revoke access to the property, and contact law enforcement.

A refundable security deposit hold of $100–$500 (based on unit size) will be placed prior to arrival and released after checkout, provided no damage.

Guest is required to sign a Renter Agreement within 48hrs of booking. Agreement must be signed before check-in info is sent. See Description.

Excellent communication with host, immediate responses to any questions and concerns. Clean and well cared for home and pet friendly.Great location to where we needed to be including tree lined streets, parks, and dog friendly neighborhood. Would definitely be staying here again if we need time in Saskatoon. Restaurants, shops and activities all around always something to do.

It’s close to Broadway’s food and culture, yet calm enough to truly rest.
For us, this suite strikes the right balance: cozy and comfortable, pet-friendly, and in a neighbourhood that feels safe, walkable, and full of life.
