With custom finishes, polished concrete floors, soaring ceilings, and spacious gathering areas, this newly built home offers a comfortable stay for couples, friends, business travelers, and small groups looking for a quiet escape.
The home features two king bedrooms, each with a private ensuite bathroom, along with an oversized living room, a fully equipped kitchen, a utility room with washer and dryer, and an outdoor coffee space perfect for slow mornings.
The Quarter House was intentionally designed as an adult-focused retreat. To preserve the quality of the home and provide the best guest experience, occupancy is strictly limited to four registered guests.

Please Note Before Booking:
The Quarter House is not childproofed and does not include child amenities such as cribs, high chairs, gates, changing stations, or cabinet locks. The home features polished concrete floors, elevated spaces, white upholstery, custom countertops, specialty appliances, and unique finishes that require close supervision.
The property is not fenced and includes an open driveway that is shared and used by others on the property. The home is also located near a busy highway, and children should never be left unattended outdoors.
Families should carefully consider whether the home will comfortably meet the needs that come with diapering, feeding, and other daily routines involving young children. Parents who choose to stay are solely responsible for supervising children at all times and maintaining a safe, hygienic, and comfortable environment.
House Rules
Communication
Guests must respond to host messages within four hours when booking questions or requests are sent. Failure to respond may result in the reservation request being declined.
Quiet Enjoyment
No parties, events, gatherings, or loud music are permitted. This home is intended for quiet stays only. Quiet hours are from 10:00 PM to 7:00 AM in accordance with Garland County guidelines.
Occupancy
Maximum occupancy is four registered guests. All guests must be included on the reservation. Unregistered visitors are not permitted without prior approval and may result in additional fees or cancellation.
Pets
No animals are allowed on the property. Unauthorized animals will result in a $250 cleaning fee.
Smoking and Vaping
Smoking and vaping are prohibited inside the home and on both porches. Smoke easily enters the house from these areas. The designated smoking area is located in the front courtyard. Please dispose of all waste in the ashtray provided.
Safety and Security
Exterior security cameras monitor the driveway, front entrance, and back entrance. There are no cameras inside the home.
Guests may not tamper with cameras, locks, Wi-Fi equipment, or other property systems. A locked owner closet is located on-site and is not accessible to guests.
Property Access
The home and driveway are private property. Guests may not arrive, inspect, or enter the property before the scheduled check-in time without written approval. Unauthorized early entry may result in cancellation without refund.
Guests must remain within the boundaries of The Quarter House and may not enter neighboring driveways, properties, or land.
Check-In and Check-Out
Check-in begins at 4:00 PM.
Check-out is by 11:00 AM.
Early arrivals and late departures require prior written approval.
Parking
Please use only the designated driveway. Do not park in neighboring driveways or on adjacent property. RVs and trailers require prior approval.
Cleanliness
Guests are asked to wash dishes used during their stay and place bagged trash in the outdoor bins. Our cleaning team will take care of linens and deep cleaning between guests.
Maintenance and Damages
Please report maintenance concerns or damage immediately so they can be addressed. Guests are responsible for damage caused during their stay.
Additional Information
The Quarter House is located in a semi-rural setting where outdoor sounds, wildlife, and seasonal sights and smells are part of the environment. White noise machines are provided in each bedroom to help guests rest comfortably.
By making a reservation, guests acknowledge and agree to all house rules listed in this description and inside the home. Violations may result in immediate removal from the property without refund.
