The Space:

Welcome to your private Hill Country retreat! This spacious home comfortably sleeps families or groups of 8 with three bedrooms: a primary king suite with a scenic view, a large ensuite, and a desk; a queen bedroom with a view; and a third bedroom with a queen-sized bunk bed perfect for kids or friends.

Step outside to enjoy your private pool and hot tub, gather around the gas fire pit, or fire up the propane grill for an alfresco meal. Relax in the outdoor seating and dining area, soak up the sun on loungers, or stay active in the home gym equipped with an elliptical, a total-body weight machine, and yoga equipment, and enjoy free on-site parking, making your stay convenient, comfortable, and completely relaxing.

Important: We are committed to protecting our properties and staying compliant with short-term rental regulations. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.

To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, Emerald Stay Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions.

Security Deposit:

The Guest agrees to pay a $500 security deposit before check-in. The deposit will be refunded within 48 hours after checkout, provided that no damage is incurred during the inspection. In the event of damages, the cost will be deducted from the deposit. If damages exceed the deposit amount, guests agree that Emerald Stay may collect the remaining balance.

Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.

House Rules:

- Occupancy [ 8 ]

- The primary guest must be at least 25 years old and present for the entire reservation.

- Early check-in and late check-out are possible, subject to availability and with an associated fee.

- Parties or events are NOT allowed.

- Water balloons and confetti are not allowed anywhere on the premises.

- A period of quiet hours spans from 10 pm to 7 am.

- Streaming is available using your own accounts.

- If any furniture is moved, please place it back in the original space where it was found.

- In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $100 replacement fee per key.

- Additional fees may be incurred if personal items are left behind.

Additional Guests:

- The property can accommodate up to 10 guests for an extra fee per person.

Pet Policy:

- Pets are NOT allowed.

Pool and Hot Tub Rules:

- Pool and hot tub should be used at your own risk. There is no lifeguard on duty. Children under 16 should be supervised at all times.

- No glass or food is allowed around the pool and hot tub area.

- Please place the covers back on the hot tub after each use.

- Please keep the fence gates closed at all times for water safety.

- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated.

Fire and Safety Precautions:

- Smoking is NOT allowed on the premises.

- Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.

- Fireworks are NOT allowed.

- When using the outdoor fire pit, kindly remove the top glass to avoid damage.

- The indoor fireplace is for decorative purposes only and not for guest use.

- There are exterior cameras for security purposes only. Please do not tamper with them.

- Gym equipment is available. Use at your own risk.

HVAC Rules:

- Please do not set the home's thermostat above 76 (heating) or below 70 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.

Trash Rules:

- Trash and recycling are both collected on Mondays. Trash is picked up every week, while recycling is picked up every other week.

As you may know, Texas is home to plenty of bugs, especially during cricket season. You may notice a few more of them around September and they’re completely harmless, though we understand they can be a bit pesky. Rest assured, we take proactive measures to manage them, and it shouldn’t pose a problem during your stay. To help keep them outside, please keep all windows and doors closed, especially in the evenings. If you happen to notice any inside, feel free to use the bug spray provided under the sink.
