A thoughtfully designed three-level townhome in a gated Sherman Oaks complex, well-suited for extended stays. Three bedrooms and three fully remodeled bathrooms provide comfortable space to settle in. The main level opens to a private patio elevated for privacy and surrounded by mature trees. A curated film collection nods to the neighborhood`s cinematic roots. In-unit laundry, two-car garage with gym equipment, and community pool included. Steps from Ventura Blvd with easy freeway access.

This three-level townhome sits within a secure, gated complex on Coldwater Canyon Avenue. From the entry, a half-level landing leads up to the main living floor or down to the garage level.

The main floor holds the living room, dining area, and kitchen in an open layout. A fireplace anchors the living space, and large windows bring in natural light throughout the day. The home is furnished with a curated collection of film posters, a quiet nod to Sherman Oaks` long connection to the entertainment industry. Adjacent to the living room is a flexible bedroom with a Murphy bed, easily converted to a home office, with its own full bathroom. Sliding doors open to a private patio elevated above ground level, offering a sense of privacy and quiet. The outdoor space is furnished with seating and a dining area, shaded by mature trees.

Upstairs, two bedrooms occupy the top floor. The primary suite is generously sized, with an oversized walk-in closet and a remodeled en-suite bathroom featuring a tub and separate shower. A wall-mounted television is included. The second upstairs bedroom has a queen bed, nightstands, and its own en-suite bathroom with a skylight. Both bathrooms have been recently updated with modern finishes.

The ground floor houses a two-car garage with a full-size washer and dryer and gym equipment available for guest use. Storage space is available.

Building amenities include a community pool, spa, and a two-story recreation room with lounge seating and a pool table.

This home is located on Coldwater Canyon Avenue in Sherman Oaks, steps from everyday conveniences. A Ralph`s grocery store and gas station are immediately adjacent to the complex, and a Walgreens is directly across the street. Ventura Boulevard is a short distance away, offering a wide selection of restaurants, coffee shops, and retail. The 101 and 170 freeways are easily accessible for commuting throughout Los Angeles.

Most people choose to have a car when visiting Southern California. There are an abundant amount of unique and significant attractions within two hours of this home. If you are an explorer, we recommend a car.

If you are the type who wants to arrive and relax at the house on your stay, Uber and Lyft are readily available as well.

This property is located approximately 21.5 miles miles from Los Angeles International Airport (LAX) and 23 miles miles from SoFi Stadium.

By booking with us, you agree to sign our Rental Agreement. You understand that your check-in instructions will be sent after successfully signing our Rental Agreement.

Please note that in the State of California, guests staying over 30 nights are legally required to sign a legal CAR form with the DRE. Our Broker of Record will send you this CAR form for signature once payment is made. Your reservation will be considered ready to go once the form is signed.

There is a 10-day grace period to return any items taken from the home at check-out (keys, garage remotes, etc). Replacement costs will be charged to guests if items are not received within 10 days of check-out.

Please note that this is a non-smoking property. Any violation of the no-smoking policy will result in a minimum $250 fine.

Utility Usage: Utilities are included up to the property`s recent average usage. Any excessive use above that amount may result in additional charges. If applicable, payment for utility overages is due within 14 days of check-out.

- Damages and/or failure to pick up after your pet may result in additional charges at check-out. Pets and animals are not permitted at the property at any time whatsoever unless otherwise agreed upon in writing prior to booking. Failure to comply with this will result in an additional charge of up to $1000 and/or eviction without limiting any other legal or equitable remedies available to Owner and/or Company.

- For any items left behind after check-out, guests will be charged the shipping costs and an additional service fee of $25.

- A minimum of $25 will be charged per lost or unreturned keys, fobs, or access cards. Please ensure they are returned before check-out.

- Please note that this is a non-smoking property. Any violation of the no-smoking policy will result in a $250 fine.

- Quiet hours are from 10 PM to 8 AM. Please be mindful of the noise level during these hours to respect neighbors and others in the area.

- Guests are responsible for any damage to the property or its contents during their stay. Any damages must be reported immediately to the host to ensure proper documentation.

- Please dispose of all trash in the designated bins provided. If the trash bins are full, please notify the host for further instructions.

- Any unregistered guests are not allowed to stay overnight without prior written approval from the host. Additional guests may result in an additional charge.

- Utilities are included up to the property’s recent average usage. Any excessive use above that amount may result in additional charges. If applicable, payment for utility overages is due within 14 days of check-out.
