Welcome to Sunset Shores at Sea Breeze.

Experience a daily escape to paradise at this recently renovated, one-of-a-kind coastal retreat situated directly on the tranquil shores of Lake Ontario.

The Arrival & Main Floor 
Your stay begins with a large gravel driveway accommodating up to four vehicles. Just off the driveway, the front patio leads down to a cozy sitting area—an ideal spot to relax by the grill or unwind in the private hot tub under the stars.

Upon entering, you will find a spacious foyer with ample room for all your gear. The main floor is thoughtfully designed for connection, featuring a large, fully stocked kitchen equipped with a refrigerator, microwave, coffee pot, and air fryer. This space flows seamlessly into the living room, which is anchored by an entertainment center and a cozy gas fireplace. Every room includes a flat-screen TV with streaming services, ensuring entertainment for everyone. Fiber-fast 500 Mbps Wi-Fi is available throughout the entire home, and dedicated desks are located in each upstairs room for those who need to work.

The true highlight of the main level which offers breathtaking, unobstructed views of the beach and Lake Ontario. For added convenience, especially during longer stays, a powder room and a dedicated laundry room with a full-size washer and dryer are also located on this floor.

Beachfront Living - Step through the back patio door onto the deck, which features a dining table and seating designed for outdoor relaxation. Just beyond lies your private, white sandy beach. As evening falls, gather around the outdoor firepit in comfortable Adirondack chairs to take in the breathtaking sunsets.



Upstairs Retreats - The open-plan second floor offers stunning views from every room:

The Lakeside Bedroom: features a queen and twin bed, a dedicated workspace, and stunning views of the beach and lake. For your comfort, extra pillows and blankets are tucked away and readily available.

The Bayside Bedroom: Offers peaceful views of the bay and features both a queen and a twin bed.

Bathroom: A centrally located full bathroom comes stocked with a hairdryer and essential toiletries.

Restaurants & Dining: The property is directly across from local legends Don’s Original and Bill Gray’s. Further up the road, you can also find local favorites like Salty Bread for pizza and Wild Elephant for Thai food, Anatolia Mediterranean Grill.

Entertainment: Sea Breeze Amusement Park, SeaBreeze Bowl, Seneca Park Zoo, Strong Museum at Play.

Adhering to these guidelines helps us maintain the serene setting of our property and ensures a peaceful environment for our wonderful neighbors
-Maximum Occupancy: To ensure comfort and compliance with local standards, the premises are limited to a maximum of 6 guests.
-Guest (Visitor) Policy: To ensure the safety of our guests and the tranquility of the neighborhood, parties and events are strictly prohibited. Only registered guests are permitted on our property. Please note that the property is monitored by exterior cameras and noise sensors; any violation of these rules may result in additional fines or an immediate request to leave.
-Respect the Neighborhood: We have wonderful neighbors and ask that you respect their privacy and the peaceful atmosphere of the lake. Please observe quiet hours from 10:00 PM to 8:00 AM and refrain from using any portion of the neighbors' private beach at any time.
-Treat Our Home as Your Own: We have worked hard to create a "daily escape to paradise" and appreciate you caring for the space during your stay. To help us prepare for our next guests, please ensure that all dishes are washed and put away and that all trash is placed in the outdoor garbage cans prior to your departure.

Safety & Surroundings
-Lake Safety: Beach/Lake hours are from 8:00 AM to 10:00 PM. No glass containers are allowed in this area. An adult must supervise children under 18 at all times. We ask that younger children have life jackets on at all times. Swim at your own risk. 
-No Glass: Glass bottles and containers are strictly prohibited in the beach and lake area.
-Bugs & Insects: Directly on the lake means some insects are a natural part of the outdoor experience, even with regular professional treatments.
-Neighbors: Guests should at no time be on the neighbor's beach.
-Garbage: Dispose of all your garbage.
-Security Cameras: You can state that, per town code, the property features exterior motion-activated cameras and noise monitors at all doors to ensure guest and neighborhood safety.

House Rules
1. Guest Registration: Prior to arrival, all guests and visitors must submit a valid photo ID (acceptable forms include a driver’s license, school ID, or other official identification verifying both photo and age). This identification must be received and verified before entering the home.
2. Strict No Party Policy: Absolutely no parties, events, or gatherings other than registered house guests are permitted. The property is monitored by exterior cameras and noise sensors to ensure compliance with town code.
3. Smoke-Free & Pet-Free: Smoking and pets (including service animals) are strictly prohibited inside the home and on all patios and decks. If you smoke on the beach, please discard cigarette butts appropriately.
4. Check-in & Check-out: Check-in is at 3:00 PM and check-out is by 11:00 AM. Requests for early check-in or late check-out must be made in advance and are subject to availability; unauthorized late check-outs may incur additional fees.
5. Check-out List: Make sure all the lights and tv are turned off. Close all windows and doors are shut and locked when not on the premises. Keep windows closed in the winter. Wash all dishes that you use. Place garbage in the trash tote located in the parking area (by mailboxes).
6. Quiet Hours: Please observe quiet hours from 10:00 PM to 8:00 AM. Noise levels must be kept to a minimum during this time to ensure a peaceful environment for our neighbors
