- Identity Verification: Guests must complete a 3rd Party identity verification process (government-issued ID, payment matching, and contact details) before check-in instructions are released.
- Rental Agreement: All reservations require acknowledgment of our short-term rental agreement.
- Minimum Age: The primary guest must be at least 25 years of age.
2. Damage Protection & Deposits
Before arrival, guests must choose one of the following:
- Option A: A $50 non-refundable damage waiver.
- Option B: A $500 refundable security hold (released 5 business days after checkout if no damage is reported).
3. Community Standards & Quiet Hours
- Quiet Hours: Strict quiet hours are enforced from 10:00 PM – 7:00 AM.
- Monitoring: The unit is equipped with Minut Noise Sensors (decibels/temp only) and Ring Video Doorbells at the entrance.
- Zero-Party Policy: No parties, smoking, or exceeding guest counts. Violations result in immediate eviction without refund and a $2000 fee.
- Communication: Do **NOT** contact the building’s leasing office. All maintenance or questions must go through the booking app.
4. Pet Policy (Cats & Dogs Only)
Maximum of 1 pet per stay. Pets must be disclosed before arrival.
- 1–7 nights: $25/night
- 8–29 nights: $200 flat rate
- 30+ nights: $300 flat rate
- Undisclosed pets will result in a $500 violation fee.
5. Fees & Potential Charges
Extra Guests: Base rate covers 4 guests; $25/night for each additional guest.
Early/Late Check-in: $35/hour (if pre-arranged); $75/hour for unauthorized late check-out.
Luggage Drop-off: $25 flat fee (must be arranged in advance).
Key Fob Replacement: $200
Garage/Parking Remote: $300
Mailbox Key: $40
Excessive Cleaning: $500 minimum (includes bodily fluids, trash, or pet messes).
6. Maintenance & Care
- Plumbing: Flush only toilet paper. Guests will be charged for repairs caused by wipes, feminine products, or paper towels.
- Climate & Nature: Due to the local climate, occasional insects (ants/spiders) may appear. We have regular pest control, but do not offer refunds for sightings. Please notify us immediately to address it.
- Mid-Stay Cleaning: Available upon request for an additional charge.
