Booking Policy

To help ensure a great experience for everyone, Instant Book is available only to guests with a minimum 4-star overall rating. Reservations made by guests with lower ratings may be subject to cancellation.
For new profiles with no prior reviews, all booking requests are carefully reviewed before confirmation to help maintain the quality and safety of our home.

For guests with no reviews, low ratings (below 4.9), or unverified profiles, a $500 refundable security deposit is required. This deposit will be fully refunded after checkout, provided there are no damages, missing items, or other issues.
Please also note that a rental agreement will be sent after your booking is confirmed and must be signed in order to receive access to the property.

An additional charge of $25 per person, per night applies for groups of more than 6 guests.

Pet-Friendly – Please Read Before Booking

We’re happy to welcome dogs and charge a $150 pet fee per pet. To help keep the home clean and comfortable for everyone, please review and follow the pet guidelines below:

Dogs only — no cats allowed
Maximum of 3 well-behaved dogs under 50 lbs (additional pets may be approved upon request)
Please keep pets off all beds and furniture
If you leave your dog unattended, a crate is required — no free roaming indoors

Pets must be fully house-trained — no indoor accidents (potty pads are not provided)
Kindly clean up after your pet, both inside and outside the home

A $500 fee may apply for:
Indoor accidents or strong pet odors
Pets found on beds or furniture
Any unapproved pets on the property

For the safety of the home and the owner’s belongings, exterior security cameras with motion detection are installed at the front, back, and side yards, as well as at the doorbell.

During the summer months, mosquitoes may be present despite regular pest control. If you are sensitive, we recommend bringing your own bug spray for your comfort.

Parking Information

Maximum 6 vehicles allowed at the property at any time

Street parking is not permitted
Parking is allowed only in the garage and driveway

Hot Tub Guidelines

-Please shower before entering the hot tub
-Enter and exit slowly, no jumping or diving
-No glass or alcohol in or around the hot tub
-Children must be supervised at all times
-Pregnant guests and those with medical conditions should consult a doctor before use
-Anyone with heart disease, diabetes, or low blood pressure should consult with a doctor before entering the hot tub
-Keep soak time to 15–20 minutes and avoid use over 104°F
-Always replace the cover after use and avoid sitting or lying on it
-Turn off high jets when you're done
-No soaps, oils, or bath products in the water

Please Note

Only toilet paper should be flushed. Items such as wipes, feminine products, and diapers can cause serious plumbing issues and must be disposed of in the trash.
Clog repairs due to flushing prohibited items may incur a $300–$1000 fee.

While there is no on-site staff 24/7, we’re just a message away and will respond as quickly as possible. Your cooperation helps us maintain a welcoming home for all our guests.

No parties are allowed at the property. Any complaints from neighbors may lead to instant eviction with no refund.

Pool

Our private pool is non-heated, and it’s open for guests to enjoy during the warmer months, from May through September.

The pool is professionally serviced every week, including chemical treatment and pH balancing.
Safety Reminder: There is no lifeguard on duty. Guests use the swimming pool at their own risk.

Barrel sauna Guidelines

• Preheat: Allow 30–45 minutes to heat up.
• Time Limit: Keep sessions to 10–20 minutes; take breaks.
• Use a Towel: Always sit on a towel for hygiene.
• Stay Hydrated: Drink water; avoid alcohol before/during use.
• Heater Safety: Do not touch the heater or place items on it.
• No Glass: Glass items are not allowed inside.
• Supervise Children: Children must be monitored at all times.
• Turn Off: Please switch off the sauna after use.

Use at Your Own Risk: The sauna is provided for guest enjoyment. Please use responsibly and at your own discretion.

Cleaning Concerns Policy

Any cleaning-related concerns must be reported within 2 hours of check-in for timely resolution.
To promptly address reported concerns, our cleaning team may access the property during reasonable hours without prior guest approval, strictly for inspection or cleaning related to the reported issue.
