Newly built, eco friendly modern beach house in the private Ninevah Beach community, just steps from the residents only beach with partial views of Peconic Bay and the Barcelona Neck nature preserve. Designed with natural materials, a breezeway entry, and expansive windows, the home invites nature indoors and creates an easy flow between indoor comfort and the coastal landscape.

The main level features an open concept living area and a gourmet kitchen with premium Wolf and Sub-Zero appliances, ideal for casual meals or entertaining. Upstairs, a large terrace with open air fireplace and private hot tub offers a resort style spa experience with preserve and bay views perfect for sunsets, morning coffee, or star gazing.

Outside, an expansive oasis centers around a large heated pool with integrated hot tub, thoughtfully designed for both lounging and lap swimming, plus generous patio and yard space for family time or summer gatherings. The bright lower level includes a private suite (office, guest, or au pair), sauna, gym, and large family room, while a separate structure serves as a guest cottage or pool house with its own kitchen, sitting area, and bedroom.

In this family oriented, walkable community, guests enjoy peaceful bike rides and the ability to stroll along the sandy private shoreline into the charming village of Sag Harbor combining privacy, modern luxury, and resort style amenities in one Hamptons retreat.

This property requires owner approval for all reservations, and is subject to a background check after the booking is completed to confirm the reservation.

The Neighborhood:
Set along the harbor in the Hamptons, Sag Harbor Village offers historic charm, boutique shops, galleries, and a lively dining scene. Guests can enjoy beloved restaurants like The American Hotel, Le Bilboquet, Dopo La Spiaggia, and Page at 63 Main, plus more casual favorites like Sag Pizza and Golden Pear. Spend days by the marina, catching a Bay Street Theater show, or biking to beaches and scenic sunset spots for an effortless coastal escape.

Other Things to Note:
Pets are allowed with owner approval and a one time $150 charge. Rove requires a property rental agreement to be signed by the primary guest prior to arrival for all reservations at this home.

As a reminder, smoking is not allowed anywhere on the property, in the home or in the outside areas of the home. Smoking will result in a odor removal fee of no less than $500 and up to $1,000 as well as possible removal from the property.

Monthly Housekeeping Policy:

For all reservations with stays of 60 nights or longer, a full mid-stay cleaning by our housekeeping team is required every 30 days. The required mid-stay cleaning fee(s) will be invoiced immediately prior to the service and upon coordination of a suitable date and time for the cleaning to take place.

Security Deposit Policy:

A refundable credit card hold of $1,000 is required as a security deposit for stays at this home to cover any property damage that may occur during your stay. A credit card is required for processing and the hold will be placed 48 hours prior to your arrival. The release of this hold will initiate 2 days after your departure following a departure inspection of the home by our local team.
