As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.
To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, Emerald Stay Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions.
Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.
HOUSE RULES:

- Primary guest must be at least 25 years old and present for the entirety of the stay.
- Early check-in and late check-out are possible, subject to availability and with an associated fee.
- Parties or events are not allowed.
- Quiet hours are from 10 PM - 7 AM.
- Pets are not allowed at this vacation rental.
- Smoking is not allowed.
- Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.
- Garage is not available. There is free parking on the driveway for a maximum of 2 vehicles.
- Fireworks are not allowed.
- Please clean and cover the barbecue grill after every use.
- Please do not bring any grills or outdoor fire hazards at property. Fees may apply for damages.
- For safety reasons, lighting candles is not allowed inside the property. We kindly ask you to please refrain from using any candles indoors to ensure the safety of all guests and the property.
- Please feel free to take out the trash and place it in the designated bins. We try our best to recycle! Please, no plastic bags in the recycling bins.
- The City of Austin waste collection is on Tuesdays for this property.
- If any furniture is moved, please place it back in the original space where it was found.
- Additional charges (including shipping fees) may apply if personal items are left behind.
- In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.
- There are exterior cameras at the property for security purposes only. Please do not tamper with them.
Pool and Hot Tub Rules:
- The pool can be heated for an additional fee of $100 per day.
- Please notify us at least a day in advance if you plan to use the hot tub.
- Please do not tamper with the pool and hot tub equipment. Fees may apply.
- The outdoor pool and hot tub should be used at your own risk. There is no lifeguard on duty. Children under 16 should be supervised at all times.
- No glass or food is allowed around the pool and hot tub area. Fees may apply.
- Please keep the gates closed at all times for water safety.
- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool and hot tub. A $500 fine will be charged if this rule is violated.
- Pool service is every Monday.
HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
