Property Layout & Guest Information
This townhouse is a multi-level home with stairs connecting each floor. Guests should be aware of the layout and the number of stairs when planning their stay. There are 65 stairs to reach the rooftop deck.

Parking: The driveway entrance is narrow, and many guests find it easiest to pull in first and then back into the garage. Parking includes space for 1 vehicle inside the each garage only. Driveway parking is not permitted. Any additional vehicle must use legal street parking where available.

Please note:
The main-level bedroom features a single daybed and does not have a bathroom on the same level.
The nearest restroom is a 1/2bath located at the top of the next flight of stairs.
To access a shower, guests must climb an additional flight of stairs to either the primary suite level or the upper level with two bedrooms and a shared bathroom.

The garage fits most extra large SUVs. EV charger connection available (charging station not included).

Public transportation is convenient, with the closest MARTA station just 0.2 to 0.3 miles away.

Additional Availability:

This is a multi-level townhome & guests should be comfortable navigating multiple flights of stairs throughout their stay. The layout may not be suitable for guests with mobility limitations or those requiring same-level bathroom access. By booking, guests acknowledge & accept this layout & stair usage.

Main Level: Garage and one bedroom with a daybed (twin mattress). Guests in this bedroom must negotiate one flight of stairs to access the nearest half bathroom and another flight of stairs to reach a full shower in the upper-level bathrooms.

Second Level: Living area, kitchen, and a half bathroom.

Third Level: Master suite with full bathroom.

Fourth Level: Two additional bedrooms with a Jack-and-Jill bathroom.

Fifth Level: Rooftop deck, accessed via four flights of stairs (approximately 65 steps) from the main level.

Downtown Location & Safety Notes

The townhouse is located in the heart of downtown, just one block from the stadium. During events, the neighborhood can be busy, crowded, and noisy. Guests should:
Be mindful of personal safety while walking in crowded areas.
Exercise caution when parking on the street, locking vehicles, and securing valuables.
Keep in mind that street parking can be tight and crowded during events.

This is a vibrant city location offering easy access to attractions, restaurants, and nightlife. If you are not comfortable with city living, crowds, or downtown noise, you may want to consider a quieter location elsewhere.

Typical Travel Time: From the airport to downtown MARTA stations is about 30–40 minutes total, depending on connections and wait times.

Closest MARTA Rail Stations:

Vine City Station (Blue/Green Lines):
0.2–0.3 miles — a short 5-7 minute walk.

GWCC/CNN Center Station (Blue/Green Lines):
0.5 miles — 10-12 minute walk.

Five Points Station (transfer hub for all lines):
0.8 miles — 15-20 minute walk.

Additional rules
City of Atlanta Requirements It is unlawful to allow or create noise exceeding limits set by the City of Atlanta Noise Ordinance (City Code Sec. 74-131). Guests must be considerate of neighbors and their right to quiet enjoyment at all times. Maximum occupancy: Two (2) adults per bedroom. Parking: One (1) parking space is available. Do not park on lawns or block driveways, sidewalks, alleys, or mailboxes. Drive slowly and watch for pedestrians and children. Enforcement: Violations of city regulations or house rules may result in immediate termination of the reservation, eviction without refund, and potential liability for fines or penalties imposed by the City. General Requirements All guests and visitors must comply with house rules and any instructions provided by the Property Manager during the stay. Guests must promptly notify the Property Manager of any neighbor complaints, disputes, or safety concerns. Children must be supervised at all times. Personal property brought onto the premises is at the guest’s sole risk. The owner is not responsible for loss or damage caused by fire, accident, acts of God, criminal activity, negligence, or plumbing or utility failures. Garage storage areas are locked and contain cleaning and maintenance supplies; access is prohibited. Electrical panels located in the garage should not be accessed except during a power outage. Trash and recycling must be disposed of properly: use kitchen and bathroom bins for small trash; larger bins are located outside by the side door. Accidental damage to linens, furniture, or property must be reported immediately. Guests may be billed for unreported or unrepaired damage not covered by insurance. Sanitary products, baby wipes, or similar items must not be flushed down toilets. Visitors & Occupancy The unit sleeps seven (7) registered guests. All guests, including children, infants, and toddlers, must be included in the reservation count. Any visitors not listed on the reservation must receive prior approval from management and may incur additional fees. Unauthorized visitors or exceeding occupancy limits may result in immediate eviction without refund. Functions & Gatherings Parties and events of any kind are strictly prohibited. Small gatherings require prior written approval and must comply with all noise, visitor, and neighborhood rules. Violations will result in immediate termination of the reservation. Noise & Neighborhood Considerations Quiet hours are 11:00 PM – 8:00 AM, including during arrival and departure. Excessive or disruptive noise at any time may result in eviction and forfeiture of rental fees. Guests are responsible for ensuring all occupants and visitors comply with noise rules. Parking One garage space and street parking are available. Guests and visitors must comply with posted parking regulations and be considerate of neighbors. Lock vehicles and remove valuables. The owner is not responsible for theft or damage. Security & Monitoring Exterior security cameras monitor the driveway, back fence, sides of the home, and front door via Ring doorbell. There are no interior cameras or recording devices inside the property. Guests consent to exterior monitoring for safety, security, and occupancy compliance. Rooftop Deck Safety Access requires climbing four (4) flights of stairs, approximately eighty (65) steps. Guests must be physically capable of stair use. Use of the rooftop deck is at your own risk. The area is not child-proof. Children must be supervised at all times. Maximum occupancy limits apply; rooftop access is for registered guests only. Do not climb on furniture, railings, or structures. Do not throw or drop items from the deck. Furniture must remain in designated locations and may not be used as ladders or barriers. Use while intoxicated is prohibited. Deck surfaces may be slippery when wet, windy, or during unsafe weather conditions. Surfaces may become hot in direct sunlight; appropriate footwear is recommended. Quiet hours and noise limits apply at all times. Guests assume full responsibility for safe use of the rooftop deck and compliance with all posted rules. Fire Safety Fire extinguishers are located under the kitchen sink and at the top of the stairwell near the rooftop entrance. Smoking, Drugs, Firearms & Pets Smoking or vaping is not permitted anywhere inside the home. Guests are responsible for properly disposing of any smoking-related waste; failure to do so may result in a fine. No candles, incense, or open flames permitted anywhere on the property. Illegal drugs are strictly prohibited. Any violation will result in immediate eviction and a USD $500 fine per infraction. Firearms are not permitted on the property. Any violation will result in immediate eviction and a USD $500 fine per infraction. Pets are not allowed under any circumstances. Unauthorized pets will result in immediate eviction and additional or deep cleaning fees, which will be charged to the guest. Damages & Breakages All damage must be reported immediately. Furniture may not be moved outdoors without prior approval. Towels, linens, dishes, and household items may not be removed from the property. Missing or damaged items will be charged to the guest. Professional cleaners document property condition after each stay to verify damages. Check-In / Check-Out Check-In: After 3:00 PM via keyless entry (front door and garage). Access codes will be provided prior to arrival. Check-Out Instructions: Leave beds unmade. Remove large trash items from the home. Take kitchen trash to outdoor bins; leave bathroom trash in place. Start the dishwasher. Empty refrigerator and freezer. Check drawers, closets, and under beds for personal belongings. Leave keys and gate remotes in the kitchen tray. Return furniture to original positions. Additional Items Available Pantry: High chair, umbrellas Primary bedroom closet: Baby gate, umbrella stroller Pack-n-play: Available upon request (not stored in the home) Indemnification Guests agree to indemnify and hold harmless the property owner and manager from any claims, damages, losses, or liabilities arising from the acts or omissions of guests or their visitors. Guests are responsible for all damages unless caused by the owner’s gross negligence.
