Mid-floor apartment with a large south-facing terrace and garden
This apartment is located on the middle floor of the building and is on the same level as the parking lot. From the lawn to the east and south, you have direct access to the terrace and the west-facing balcony. The lawn in front of the terrace is available for guests’ use. Parking spaces are available right next to the house.
The apartment is approximately 100 m2 and consists of a living room, two bedrooms, a functional kitchen, a bathroom with a shower and bathtub, a toilet and bidet, a separate restroom, and a hallway. The bedrooms are spacious enough to accommodate either a third bed or a couch in addition to the double beds.
During the colder months, the apartment is heated by underfloor heating.
The south-facing terrace offers a wonderful spot. When the weather is nice, it’s lovely to have breakfast there or enjoy a drink in the evening.
Since access to the house is via a private road, you won’t hear any street noise.

The house is located on a private road used by only a few local residents. It’s the ideal place for those seeking peace and quiet and for families with children. The forest begins right behind the house. It’s situated on the eastern side of the Zillertal, so when the weather is nice, you can enjoy the sun on the lawn, the terrace, or the large balcony well into the evening.
The apartments on the middle and upper floors are just under 100 m² in size; the living room and both bedrooms are each over 20 m², and the kitchen is approximately 13 m². These apartments are very spacious and accommodate 4 to 5 people comfortably. Since the sofa in the living room can be converted into a double bed, there is room for five to six people. The apartments are comfortably furnished: heated floors; a built-in kitchen with an oven and dishwasher; a bathroom with a shower, bathtub, toilet, and bidet, along with a hair dryer and makeup mirror; a guest toilet; and a sleeper sofa and a TV with satellite connection in the living room. On the south and west sides, there is a wide balcony offering a beautiful view of the valley, where you can enjoy the sun until evening when the weather is nice.
The ground-floor apartment measures just under 60 m². In front of the apartment, on the west side, there is a large terrace offering space for dining and relaxing in a lounge chair. Children will enjoy access to the meadow.

Stumm and the surrounding area: Stumm is a romantic village, one of the most beautiful in the Zillertal. It’s tucked away from the hustle and bustle yet so centrally located that you can quickly reach places like Mayrhofen or Lake Achensee, Hall, Rattenberg, or Innsbruck, the Krimml Waterfalls, or the Hintertux Glacier.
Stumm offers many small attractions, as well as opportunities for relaxation and entertainment. Village square: A large stone village fountain, the charming Stumm Castle, beautiful old houses all around, and nestled among them, the parish church of St. Rupert. The castle dates back to the 16th century. In the parish church of St. Rupert, you’ll see a Baroque ceiling painting and beautiful reliefs from 1765. In Stumm, you’ll also find numerous restaurants serving good food, cafés, a large outdoor swimming pool, tennis courts, and mini-golf.
Hiking: From May through October, hiking enthusiasts can set out on many beautiful hikes right from the house. After one to two hours of hiking, you’ll reach mountain inns, where you’re invited to take a break in the cozy parlor.
Or you can opt for one of the interesting excursions, such as to Gerlos, the Krimml Waterfalls, the Schlegeist Dam at the foot of the Olperer, the Floitental Valley, the Zillergrund, Hintertux, or the wild and romantic Wolfsklamm Gorge near Schwaz.
You can also take one of the mountain railways (e.g., in Fügen, Kaltenbach, or Mayrhofen) to the higher elevations and hike from there to the alpine pastures—which are usually open for dining in the summer.
