Guests must select one of the following options after booking via our Guest App:

- $450 refundable security deposit, or

- $29/night nonrefundable damage waiver (capped at $150 per stay)

This process is handled off-platform and is required for all reservations.



The $29/night Damage Protection Program covers accidental damage up to $450. This does not cover lost fobs, parking tags, or garage openers, which are $200 per lost item.

To comply with legal and property security requirements, you may be asked to provide a valid government-issued photo ID, confirm your contact information, complete our verification portal, and in some cases, pass a criminal background check.



Your information is collected only for screening and verification and is not stored or used for any other purpose.



All guests must sign a rental usage agreement before their stay. By completing your reservation, you agree to our rental terms and conditions, acknowledge that a valid government-issued ID is required before check-in, understand that a background check may be required if mandated by the property manager or owner, and understand that check-in instructions may be withheld until verification is successfully completed.



Verification information must be provided within 24 hours of booking. For same-day bookings, it must be provided within 1 hour. Reservations that do not meet verification requirements may be canceled.



HOUSE RULES & POLICIES

Please review carefully prior to confirming your booking:

Check-in: 4:00 PM

Check-out: 10:00 AM

Early or late check-in/out may be available upon request for an additional fee

Quiet Hours: 10:00 PM – 8:00 AM

No Smoking: Smoking is strictly prohibited anywhere on the property, including balconies

Violation will result in a $500 fine



No Parties or Events:

Gatherings are not permitted

Exterior cameras and noise monitoring devices are in place

Violations may result in removal without refund

$500 fine for parties

$100 fee per unauthorized guest

Pest Control Notice: Monthly service occurs on a Thursday; access to the unit is required

Pet Policy: Pets are not permitted in this unit



Supplies are not replenished during your stay.

Extra cleaning fees may apply if the unit requires excessive cleaning after checkout.

Replacement Fees:

$200 per key fob

$50 per pool wristband



Mail delivery is not permitted due to building security policies.

Early check-in or late check-out may be available at $20/hour (must request at least 24 hours in advance).

Unauthorized late departures will incur a $100/hour charge.

By booking, you agree to all house rules and policies listed above.



BUILDING AMENITIES DISCLOSURE

All shared amenities—including pools, gym facilities, elevators, rooftop areas, and common spaces—are managed by building administration and may be unavailable at times due to maintenance or operational changes.

We are not responsible for amenity interruptions but will assist in reporting issues when possible.



UNIT ACCESS DISCLOSURE

Maintenance personnel may occasionally require entry to complete essential work. These visits are coordinated by building management. Denying access may result in a $100 rescheduling fee.



FURNISHING DISCLAIMER

Units are furnished to a consistent standard; however, minor variations in décor, layout, and size may occur compared to listing photos.
