We’ve outlined these guidelines to ensure every guest enjoys a safe, comfortable, and memorable stay. We kindly ask that you cherish and respect the property as your own. Please note that serious rule violations may result in additional fees or impact your reservation.

NO PARTIES/EVENTS
- To maintain the tranquility of our neighborhood, parties or events are not permitted. The home enforces a strict no-parties/noise-violation policy for all residents.
- If you throw a party, trash the space, damage the home, disrespect the property, or have a gathering with extra guests not included in your initial booking, you are breaking the rules and will be fined.

QUIET HOURS: 10PM–8AM
- No loud music, parties, events, or disruptive behavior.
- Please respect our neighbors who help keep our home safe. Noise complaints could lead to cancellation and eviction.

NO SMOKING
- Smoking of any kind, including e-cigarettes, is strictly prohibited indoors.
- Please extinguish cigarettes fully and dispose of them in outdoor trash containers. Do NOT toss them on the yard, in the sauna, hot tub, etc . Violations will result in charges.

OCCUPANCY
- The number of people on the property must not exceed the confirmed guests on your reservation. This policy is for your safety and insurance purposes.
- Any additional or undeclared guests will result in charges, and undeclared guests will be required to vacate for trespassing.

PARKING
- Our driveway accommodates 4 vehicles. Park only in designated areas.
- Please note that the host is not responsible for any loss, damage, or penalties incurred while vehicles are on the premises.

PETS
- We happily welcome up to two dogs (up to 50 lbs) at our home with prior approval and an added pet fee. Unauthorized pets will incur additional fees
- Please remember to clean up after them.
- Some smaller dogs may be able to slip through the gaps beneath sections of the fence.
- While we love pets, we recommend taking them with you on outings—there are many dog-friendly activities to explore. If they must stay behind, kindly keep them crated for their safety and comfort.
- To ensure a comfortable stay for all guests, please do not allow pets on beds or sofas. This helps prevent allergens and keeps linens and upholstery fresh for everyone. If a pet has slept on a bed or couch, a $300 deep‑cleaning fee will be charged to cover professional cleaning and any necessary replacements.

IMPORTANT SAFETY NOTICE

SAFETY AND LIABILITY
- We want all guests to have a safe and enjoyable stay. Please use caution and good judgment while enjoying the home and its amenities.
- By confirming your booking and/or using any features of the property and our amenities (including but not limited to the hot tub, sauna, fire pit, arcade, outdoor games), guests assume all risk of injury or damage and accept full responsibility for any injuries, accidents, or damages that may occur for all children, guests, and pets during your stay.

CHILD SAFETY
- The home is not childproof. Heavy furniture is not wall mounted. Cleaning supplies are stored in unlocked cabinets. Breakable items are also present throughout the property.
- Children must be supervised at all times, especially near the hot tub, sauna, fire pit, grill, etc...

BOTH HOT TUB AND SAUNA
Keep sessions in hot tub or sauna under 15–20 minutes and listen to your body! Step out immediately if you feel dizzy, lightheaded, or unwell. If you do not feel better after some rest, please seek medical advice. Skin sensitivity varies (especially for children), so please use at your discretion. We also recommend showering again after use. AVOID if you are pregnant, have heart disease, or certain medical conditions.
- Shower before and after. Please shower with soap before using the hot tub to remove oils, lotions, and other residues.
- No glass and electronics: For safety, no glass near or in the hot tub — use plastic or metal drinkware only.

HOT TUB:
-After use: Turn OFF jets and lights only, replace the cover, and secure it. Do NOT turn off the entire hot tub as it will take a very long time to heat back up.

SAUNA
- Towel etiquette: Sit on a towel to protect the benches and for hygiene.
- Please turn off all lights and controls after use.

FIREPIT
- Never leave unattended when fire is lit
- Extinguish all fires completely before leaving the area, going inside, every night, and before checking out

LATE CHECKOUT
- Unapproved late check-outs will incur an hourly fee

CLEANING
Our cleaning fee is based on a courteous guest – someone who:
- Tidies up after themselves
- Leaves the place as they found it
Before departure please kindly:
- Run the dishwasher for used dishes
- Place used towels in the laundry basket
- Bag and seal all trash, then place it in the outdoor bins
If housekeeping discovers an unreasonable mess post-checkout or with unclean dishes, we will charge an additional cleaning fee.

DAMAGES
- Any damages to the property will be charged to the guest.

SECURITY
If we have to dispatch security for any reason to your rental, there will be a $200 charge that will be charged to the guest. If security is dispatched multiple times, then this will be grounds to terminate your reservation along with an additional $100 per time security has to be dispatched after the initial $200 fee.

HOUSE RULE VIOLATIONS
We trust our guests to respect these guidelines. In the rare event of violations, the following fees apply to cover actual costs:
- Unauthorized parties/events/major disturbance — $500
- Excessive noise complaints: $200
- Security dispatch (first visit) — $200
- Additional security visits — $100 each
- Smoking violation — $500
- Unauthorized late check-out — $50 per hour
- Extra or undeclared guests — $65 per guest per night
- Excessive mess requiring additional cleaning — $300
- Unclean dishes left out (not in dishwasher) — $20
- Property damage: Repair/replacement cost

Pet-related Fees:
- Short-term pet fee — $65/night/pet
- Pet's rule violation cleaning fee/Unauthorized pets — $300

Winter Weather Disclaimer: During the winter months in West Virginia, snow and ice may accumulate on driveways, walkways, and outdoor areas. While we make every effort to clear and salt these surfaces promptly, guests should exercise caution when walking or driving on the property. Watch out of falling icicles. Please plan accordingly for winter conditions and allow extra time for safe travel and parking.

Slippery Conditions: Snow and ice can make the ground, steps, and walkways slippery. Use handrails where available, wear appropriate footwear, and proceed with care to avoid slips or falls.

Bugs: Our home is regularly treated by a professional pest control service, but please understand that occasional critters may still show up.

By booking this property, guests acknowledge these potential risks and agree to take necessary precautions and ensure supervision of all pets, children and all guests on the property. The host shall not be held liable for any injuries resulting from use of the property including amenities and/or nature and/or weather-related conditions.
