The main home features a bright open-concept layout, where the kitchen, dining, and living areas flow seamlessly together. Large sliding doors invite in natural light and open directly to the outdoor living space.

Guest access
Guests have full private access to the entire property, including:

Main house
Detached casita
Backyard, pool, spa, and all outdoor areas

Self check-in is available via smart lock for a smooth and flexible arrival.

Other things to note
Security & Safety
There are security cameras in the property:
• All of them are recording 24/7 for security purposes.

There is one noise monitor and it is installed in the backyard.
• As Per City of Desert Hot Springs Ordinance No. 794, a professional decibel monitor is installed in the backyard.
• This device is 100% privacy-compliant; it measures cannot record audio or conversations."

Local Compliance:
• This property has special local compliance requirements, including a signed rental agreement, ID verification, and a $1,500 security hold (not a traditional deposit, just a pending transaction).

Damage Waiver (Optional):
• Over 20 nights: $200 + $4/night over 20 nights

Guest Portal:
• We make this process easy using Happy Guest, a secure, app-free platform. No account signup is needed, and it gives you a guest portal with all home info and my favorite local spots.

Optional Upgrades:
• Early Check-in: $30/hr
• Late Check-out: $33/hr

Spa & Pool:
• Complimentary Spa/Hot Tub: Heating is included in your stay! (Operated via a simple 2-hour timer).

• Optional Pool Heat: Heating for the main pool is available for an additional fee.
• Please message us to inquire about the price for your stay.
• We require 24 hours' notice to activate.

Important Rules:
Here are some of the house rules we ask our guests to adhere, and more can be found in the House Rules and Additional Rules section of the listing (Under things to know).

Outdoor music: Is welcome until 10:00 PM — small handheld speakers (JBL Go size or similar) are permitted, but large speakers, DJ equipment, and karaoke machines are not allowed. All music and noise must remain within the property at all times. Please note that parties and events of any kind are not permitted.

No Smoking - Strictly inside the house. $1,000 fee for violations.

Maintenance Access - By booking, you acknowledge and give permission for the pool and/or hot tub to be serviced twice a week. These services may occur during your stay.

Service Animals Only - We welcome registered service animals to our home. Please note that we are otherwise a pet-free property, and only documented service animals are permitted. We kindly ask that you be mindful of furniture and flooring during your stay.

Mail - Please note that we don't have access to the mailbox.

Assumption of Risk & Liability Waiver:
By confirming this reservation, you acknowledge and agree that your stay at the property is undertaken at your own risk. You accept full responsibility for your own safety and the safety of all members of your group, including guests, visitors, and any third parties you invite onto the property.

You understand that the property and its amenities, including but not limited to the swimming pool, spa, stairs, balconies, outdoor areas, and any provided equipment—may present inherent risks. These risks may include, but are not limited to, slips, falls, injuries, accidents, or equipment malfunction.

Certain areas of the property may not be suitable for children, elderly guests, or individuals with mobility limitations. Guests are responsible for determining whether the property meets their specific needs.

By proceeding with your booking, you agree to:

• Use all areas and amenities in a safe and responsible manner.
• Properly supervise children and all guests at all times.
• Assume full responsibility for any injury, loss, or damage arising during your stay.

You hereby release and hold harmless the property owner, host, and any affiliated parties from any and all liability, claims, demands, or causes of action arising out of or related to your stay, including but not limited to personal injury, accidents, loss, or damage to personal property.
