Quiet Hours

Property quiet hours are from 9 PM to 7 AM. Please respect the neighbors next door at all times.

No parties or events

To ensure the safety, comfort, and privacy of all guests and neighbors, parties or events are strictly prohibited on the property. Large gatherings can cause noise disturbances, property damage, and violate local regulations. We want every guest to have a safe and enjoyable stay while maintaining good relations with our neighbors.

No Smoking:

Smoking is 100% prohibited inside the unit. Smoking is only allowed outside in designated smoking areas or open spaces on the property.
Any evidence of smoking inside the unit, or if the property smells of smoke, will result in a violation fee, which will be filed as a claim through VRBO.

No Unauthorized Visitors :

Only registered guests are allowed on the property. Daytime visitors are allowed, but overnight stays by unregistered guests are not permitted and will incur an additional fee.
Any unapproved gathering or party may be considered a violation of house rules.

Safety & Security:

Security cameras are installed only outside for safety and monitoring. Guests may not tamper with or disable cameras or security devices.


Pets Policy

Pets are only allowed if declared by the guest and explicitly approved by the host. Bringing pets without prior declaration or approval is considered a clear violation of house rules and may result in additional cleaning fees. This ensures a clean, allergen-free, and safe environment for all guests.

Wi-Fi connection:

The property offers Wi‑Fi for your convenience. While the connection is normally reliable, occasional outages may occur due to factors beyond our control. Please note that these rare interruptions do not qualify for refunds or cancellations.

Board Games

A variety of board games are available for guest use. Please handle them with care, return all pieces to their proper places, and supervise children at all times. Guests may be asked to cover reasonable repair or replacement costs for any damage.

Check-In / Check-Out:

Check-in is after 4PM, and check-out is by 11AM.
Late check-outs and Early Check-in must be pre-approved and may incur additional fees.

Damage & Liability

Guests are fully responsible for any damages or missing items.
Costs for repairs, replacements, or excessive cleaning will be charged to the guest’s VRBO account.

Trash & Recycling

Guests must dispose of trash in designated bins at all times during their stay. Upon check-out, all trash must be taken out and placed in the appropriate bins. Recycling rules, if applicable, must also be followed as posted in the property

Parking

Only authorized vehicles may park on the property.
Unauthorized vehicles may be towed at the owner’s expense.

Respect for Property

Guests must treat the property and its contents with care. Furniture and items may not be moved, removed, or rearranged. The property may not be used for any illegal activities. Any damage or misuse may result in additional charges and/or eviction.

Right of Entry:

The Host or Co-host reserves the right to enter the property for inspections, maintenance, emergencies, or safety concerns.
Notice will be given in advance whenever possible, except in cases of emergency.

Immediate Eviction:

The Host reserves the right to evict guests immediately without refund (Upholds Cancellation Policy) if they:
Violate any house rules (e.g., parties, noise, pets, unauthorized guests)
Engage in unsafe, illegal, or disruptive behavior
Cause damage to the property or its contents
Eviction may include contacting authorities if necessary.

Reservation Cancellation by Host (Subject to situation)

The Host may cancel a reservation at any time if:
Fraudulent activity is suspected
Guest behavior or profile raises safety concerns
Guests attempt to bypass house rules (e.g., bringing extra guests or pets without approval)

Compliance Enforcement

Guests must comply with all house rules during the stay.
Failure to comply may result in immediate eviction, extra charges, or reporting to VRBO.

Guest-Owned Items Disclaimer

The Host and Co-host are not liable for any personal belongings brought to or left in the property by guests.
If any items are found after check-out, the guest will be notified as soon as possible.
Guests and the Host/Co-host will agree on whether the items will be picked up or shipped.
Any shipping or handling costs will be the responsibility of the guest.

Emergency Maintenance Access

In the event of urgent maintenance issues (such as leaks, repairs, or safety hazards), the Host, Co-host, or authorized service personnel may need to enter the property to comply with HOA requirements.

We will coordinate with guests whenever possible to respect your privacy.
Access may occur during your stay without prior notice if the situation is urgent or affects safety.

All entries will be limited to the area requiring attention, and staff will respect guest privacy at all times.
