The kitchen is fully equipped with everything you need to prepare meals during your stay, including ample cabinetry and essential cookware. Whether you`re making breakfast before heading out or enjoying dinner at home, it`s ready for your group.

Step outside into your own backyard oasis, where a private pool awaits. Surrounded by lush mature trees and a fully fenced yard, the outdoor space offers privacy and a peaceful resort-style setting. The pool is also enclosed with a safety fence, providing added peace of mind for families with young children. Relax under your private Tiki hut lounge area, fire up the BBQ grill for an outdoor meal, soak up the Florida sunshine, dine al fresco, or unwind poolside after a day at the beach. The pool can be heated up to 89°F upon request for an additional fee.

• This is a self check-in property. More details about the check-in will be provided on the day of your check-in.
• A $1,500 refundable incidental deposit is required and will be automatically authorized on your credit/debit card 2 days before check-in. This is an authorization hold only (not a charge) and will be released after check-out, provided no incidentals or damages are incurred.
• Smoking is NOT permitted indoors. A $750 smoking fee will be charged if there is evidence of smoking inside the house.
• No daily housekeeping is provided
• We provide a complimentary starter kit of essential supplies to help you get settled. Please note that these items are not replenished during your stay
• Driveway parking for up to 2 vehicles (no parking on grass)
• Minimum booking age is 21.

Processing fees and channel fees are charged by third parties at the time of booking and are non-refundable. Even if you qualify for a full refund under the applicable cancellation policy, these fees will still be deducted from the refunded amount.
**HOUSE RULES & GUEST GUIDELINES**

Please review these rules before your stay. By booking and staying at the property, guests are expected to follow all house rules and respect the property, other guests, and surrounding neighbors.
If you notice any damage or issue upon arrival, please contact us as soon as possible.

** 1. CHECK-IN & CHECK-OUT **
Check-in: 4:00 PM
Check-out: 11:00 AM
• Early check-in and late check-out are subject to availability and must be approved in advance.
• Late departures without approval may incur additional charges.


** 2. QUIET HOURS **
Quiet hours are from 10:00 PM to 6:00 AM.
• Please keep music, conversations, TVs, and other noise at a respectful level.
• Loud music or disturbances are not permitted at any time.


** 3. NO PARTIES OR EVENTS **
Parties, events, and large gatherings are strictly prohibited.
Any party, excessive noise, unauthorized gathering, or refusal to comply with house rules may result in immediate termination of the stay without refund and additional charges where applicable.


** 4. OCCUPANCY & VISITORS **
• The number of overnight guests must not exceed the occupancy stated on the reservation.
• Overnight stays by unregistered guests are not permitted without prior approval.
• Short visits are permitted as long as occupancy, noise, parking, and other house rules are respected.
• Occupancy violations may result in termination of the reservation without refund.


** 5. SELF CHECK-IN & ACCESS **
• This is a self check-in property. A door access code will be provided closer to your check-in time.
• Guests may be required to provide valid identification and booking confirmation.
• Only registered guests are permitted to access the property for check-in.
• Guests may use all unlocked guest areas. Locked or clearly marked staff areas are off-limits.


** 6. PARKING **
• Three designated parking spaces are included with your reservation.
• Please park only in your assigned space unless management approves another space.
• Do not block driveways, neighboring properties, other vehicles, or access areas.


** 7. NO PETS**
Pets are not permitted.
Unauthorized pets may result in additional cleaning, damage, or other applicable charges.


** 8. NO INDOOR SMOKING **
Smoking is strictly prohibited inside the unit.
• Smoking is permitted only in designated outdoor areas.
• Cigarettes and other smoking waste must be disposed of properly.
• Evidence of indoor smoking will result in a **$750 smoking fee**, plus any additional cleaning, remediation, or damage costs when applicable.


** 9. WALLS & DECORATIONS **
Do not attach anything to walls, doors, ceilings, furniture, or other surfaces using:
• Double-sided tape
• Adhesive strips
• Nails or screws
• Tacks
• Other mounting materials

A **$500 fine** may be charged for violations that result in damage to the property, including peeling paint, holes, adhesive residue, stains, or other damage caused by decorations or mounting materials. Any repair costs exceeding this amount may also be charged to the guest.


** 10. CLEANLINESS & TRASH **
• Bag all trash and place it in the designated bins.
• Use liners in indoor trash bins.
• Please leave the property in reasonable condition.
• Excessive mess or cleaning beyond a standard turnover may result in additional cleaning charges.


** 11. SECURITY DEPOSIT **
A **$1,500 refundable security deposit** is required prior to check-in.
Charges may apply for:
• Damage or missing items
• Smoking
• Excessive cleaning
• House-rule violations
• Other costs resulting from the guest`s stay
The deposit will be charged as an authorization hold only and will be released after check-out, provided there are no damages, missing items, excessive cleaning, or house-rule violations. Processing times may vary depending on the guest’s bank or payment provider.


** 12. CHILDREN & POOL SAFETY **
Children are welcome, but the property is not childproofed and adult supervision is required at all times.

The swimming pool is equipped with a removable safety fence. Guests may remove the fence during their stay; however, children must be closely supervised by a responsible adult at all times while in or around the pool.

All guests use the pool at their own risk and are responsible for following posted safety rules.



** 13. PROPERTY ACCESS & MAINTENANCE **
Management may need to access the property for emergencies, urgent repairs, safety concerns, necessary maintenance, or inspections related to reported issues or suspected rule violations.
Whenever reasonably possible, we will notify and coordinate with guests before entering.
Please report maintenance problems as soon as they occur so we can address them promptly.


** 14. AIR CONDITIONING **
• Keep doors and windows closed while the AC is running.
• Leaving doors or windows open while operating the AC can reduce cooling efficiency and may cause the system to freeze or malfunction.
• Please notify us immediately if the AC is not operating properly.


** 15. AMENITIES & HOUSEKEEPING **
• Complimentary Wi-Fi is provided; speed and availability may occasionally be affected by circumstances outside our control.
• Roku-enabled Smart TVs are available. Guests must use their own streaming accounts and log out before check-out.
• No landline telephone is provided.
• Daily housekeeping is not included. Additional housekeeping may be available upon request for an additional fee.


** 16. DAMAGES & BREAKAGES **
Accidents can happen. Please notify us immediately if something is damaged or broken.
Guests may be responsible for the reasonable cost of repairing or replacing damaged or missing items resulting from their stay.


** 17. SAFETY & SECURITY **
• Always make sure doors and windows are securely locked when leaving the property.
• Doors may lock automatically, but guests should verify that they are properly secured.
• Fireworks and illegal activities are strictly prohibited.


** 18. PERSONAL BELONGINGS **
Please carefully check the property for personal belongings before departure.
Management is not responsible for belongings that are lost, misplaced, or left behind. We do not provide storage or return/shipping services for forgotten items.


**IMPORTANT REMINDER**
Failure to follow house rules—including parties, excessive noise, unauthorized guests, indoor smoking, or occupancy violations—may result in termination of the stay without refund and additional charges where applicable.
