This thoughtfully designed 3-bedroom, 2-bath Van Nuys home comfortably sleeps up to 8 guests — perfect for families and groups visiting Los Angeles. The master bedroom and second bedroom each feature a plush queen bed, while the upstairs loft area offers a Twin Beds and cozy twin sleeping nooks — giving the whole crew room to spread out.



Step inside and unwind in the private indoor cedar sauna — your personal wellness retreat after a day of exploring the city. The private backyard is a peaceful outdoor escape year-round.



Upstairs, the dedicated game room keeps the energy high with air hockey, foosball, and a Golden Tee arcade machine — plus board games for a relaxed night in. The fully equipped kitchen features a professional Thor gas range, farmhouse sink, wine/beverage fridge, and ample counter space — ready for quick breakfasts or full group dinners.



Mini-split AC throughout every room, in-unit washer & dryer, and thoughtful travel amenities ensure a seamless stay from check-in to check-out.



Please note that pets are not allowed on the property.



Guest Access:

You'll have the entire house and private yard to yourself for the duration of your stay.



The Neighborhood:

Van Nuys sits at the heart of the San Fernando Valley, offering easy freeway access (405 & 101) to Universal Studios Hollywood, Burbank, Sherman Oaks, and all of Los Angeles. The neighborhood blends everyday convenience — grocery stores, restaurants, and local shops — with a warm, residential atmosphere. A great home base whether you're here for a family trip, a work stay, or a weekend escape in the Valley.



Getting Around:

PARKING:

There is 1 uncovered parking spot available on the premises. Additional street parking is available on Erwin Street, and no parking permit is required in this area. Please note that metered street parking is enforced daily from 8:00 AM to 6:00 PM. Outside of these hours, street parking is free. No street parking permits are provided, as permits are not required.



As always, make sure to park only in designated parking areas to avoid tickets, fines, or towing.



Other Things to Note:

FAMILY & PETS:

We are family friendly. Children 2 years old and above must be included as part of the total guest count. Please note that pets are not allowed on the property.



EXTRA GUESTS:

Guest count must not exceed the occupancy of the property. Keep in mind there is an added $100/night (plus booking fees & taxes) per guest for additional guests if approved. Any day guests must be approved prior to arrival. Day guests must leave by 10pm and are limited to a total of 4 guests. Children are considered as part of the total guest count.



VENDORS:

Please note that the home is serviced before and after every arrival and departure. During extended stays, our technicians service the exterior of the property on a regular basis to maintain our home and yard. They will not enter the home but need to access the backyard. Landscaping and gardening service is on an as-needed basis based on weather demands.



PLEASE BE RESPECTFUL OF OUR NEIGHBORS!

We are in a quiet, residential neighborhood. Please follow our County’s Good Neighbor Policy of no outside noise after 10pm and before 8am. Guests must refrain from any outdoor music, noise, or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours may result in the cancellation of your reservation without a refund.



RESPECT:

There are strict county ordinances regarding excessive noise and light pollution after 10pm. Please respect our neighbors, and refrain from loud noises and outdoor music by 10pm.



CHERISH:

Some of the things visitors to Los Angeles cherish the most are the abundance of wildlife and fauna. Cigarette butts, trash and food left on the ground can hurt our precious ecosystem.



CLEANING:

Health & safety is our number one priority. Our in-house cleaning team is trained on CDC and WHO protocols. We take extra measures to ensure the home is sanitized and safe before every arrival. For this reason, we aren’t able to offer early check-ins or late check-outs. Thank you for understanding!



PHOTOSHOOTS & VIDEOS:

If you’re interested in doing a photoshoot or video shoot for commercial/business use, please share the details of your project ahead of time. You MUST get approval beforehand! If approved, we have an additional fee for licensing and usage. Photoshoots for your personal social media accounts are welcomed!



WILDLIFE:

You’re surely guaranteed to encounter wildlife on your stay including families of lizards, insects, snakes, coyotes, and endangered kangaroo mice. Please use caution when outside, especially at night with children.



NO SMOKING:

No smoking or burning candles. This is a non-smoking home. Any and all smoking should be kept outdoors at least 15 feet away from any exterior doors. There will be a $250 charge for anyone not honoring this guideline.



PARKING:

There is 1 uncovered parking spot available on the premises. Additional street parking is available on Erwin Street, and no parking permit is required in this area. No street parking permits are provided, as permits are not required.

Overall, we enjoyed our stay and felt it was a great value, especially considering we booked it on short notice. The home felt modern, comfortable, and surprisingly upscale. The decor, furnishings, fixtures, and even the kitchen utensils had a higher-end feel than we expected, which made the stay feel nice and welcoming.The neighborhood was quiet, peaceful, and located on a cul-de-sac, which we appreciated.The main thing future guests should know is that the sleeping arrangements seem better suited for families with children than for a group of adults. We had five grown men in our group. There is one private bedroom with a larger bed, but the remaining sleeping areas are upstairs in the game room. One queen bed is open to the game room without much privacy, and the other sleeping spaces are small cubby-style twin beds built into the corners. They are creative and fun, but our adult-sized roommates had to crawl into them, which gave us a few laughs.One thing we didn’t expect was how much fun we would have in the game room. It turns out that a bunch of grown men can quickly turn back into kids when there’s competition involved!Most importantly, the hosts were so helpful after our stay. I accidentally left my MacBook behind, and they were responsive, honest, and went out of their way to help me recover it. That level of integrity and customer service meant a lot and speaks highly of how they care for their guests.Overall, we had a positive experience. Thank you!
