- Upstairs Flex Room: Queen Bed (open-plan sleeping area — not a private bedroom)

- Upstairs Loft: 4 Twin Beds (open-plan skylighted loft — slanted ceiling over beds; cozy for younger guests, not recommended for guests who need full standing headroom)



Please note: This is a 1-bedroom property. The Flex Room and Loft are open-plan sleeping spaces, not enclosed bedrooms. The game loft's 4 twin beds sit beneath angled skylights — a charming, bohemian setup best suited for guests comfortable with a compact, loft-style sleep.

Unwind in the private indoor Finnish cedar sauna — tiered cedar benches, traditional rock heater with wooden bucket and ladle, and a garden window with treetop views. One of the rarest amenities in any Los Angeles vacation rental.



GAME LOFT

The entire upper level is an entertainment hub: a massive skylighted game loft with a full-size air hockey table, foosball table, and Golden Tee 3D Golf arcade machine — plus 4 twin sleeping nooks beneath the skylights. Please note: the loft has angled/slanted ceilings over the beds — cozy and atmospheric, but best for guests comfortable with a compact, bohemian loft-style sleeping arrangement.



DESIGN + INTERIORS

Every room has a distinct, curated personality. A sage-green master bedroom with William Morris art prints, a Moroccan rug, and mustard velvet curtains. A designer chef's kitchen anchored by dark wood and black granite. Two beautifully tiled bathrooms — one with a mint green double vanity and brass faucets, one with emerald subway tile and a teal double vanity. A bohemian loft nook draped in fairy lights. This is not your average rental.



OUTDOOR

Step outside to a spacious paved courtyard with a picnic table and shade umbrella.

There is a separate ADU on the property with its own private entrance. The backyard/outdoor courtyard is shared between the main home and the ADU. While you'll have full private use of the entire interior of the main home, please be aware the outdoor space is a shared area.

Guest Access:

You’ll have exclusive access to the entire interior of the main home — sauna, game loft, chef’s kitchen, living and dining areas, and all sleeping spaces — for the duration of your stay.



Please note: there is a separate ADU on the property with its own private entrance. The backyard/outdoor courtyard is shared between both units. All indoor areas of the main home are exclusively yours.



Self check-in via lockbox — instructions sent 24 hours before arrival. 1 uncovered on-site parking spot. Free street parking on Erwin Street — no permit required (metered 8am–6pm only).



The Neighborhood:

Van Nuys sits at the heart of the San Fernando Valley — connected, convenient, and more central to greater LA than most people realize. Quick freeway access via the 405 and 101 puts Universal Studios Hollywood, Studio City, Burbank, and Hollywood all within 15 minutes. Sherman Oaks and Encino are right next door for dining, shopping, and local eats.



Whether you’re here for a family trip, a work stay, or a weekend in the Valley, this quiet cul-de-sac keeps you close to everything while giving you the space to decompress.



Getting Around:

A car or rideshare is recommended — Van Nuys is a freeway-connected neighborhood in the San Fernando Valley. The 405 and 101 are minutes away. Uber and Lyft typically arrive within 5 minutes.



Parking: 1 uncovered on-site space. Free street parking available on Erwin Street — no permit required. Metered parking enforced 8am–6pm daily; free outside those hours.



Other Things to Note:

We are family friendly. Children 2 years old and above must be included as part of the total guest count. Please note that pets are not allowed on the property.



SHARED BACKYARD & ON-SITE ADU:

Please note there is a separate accessory dwelling unit (ADU) located on the property with its own private entrance. While you will have full private use of the entire interior of the main home, the backyard/outdoor courtyard area is shared between the main home and the ADU. Please be respectful of the shared outdoor space and the privacy of any occupants of the ADU.



EXTRA GUESTS:

Guest count must not exceed the occupancy of the property. Keep in mind there is an added $100/night (plus booking fees & taxes) per guest for additional guests if approved. Any day guests must be approved prior to arrival. Day guests must leave by 10pm and are limited to a total of 4 guests. Children are considered as part of the total guest count.



VENDORS:

Please note that the home is serviced before and after every arrival and departure. During extended stays, our technicians service the exterior of the property on a regular basis to maintain our home and yard. They will not enter the home but need to access the backyard. Landscaping and gardening service is on an as-needed basis based on weather demands.



PLEASE BE RESPECTFUL OF OUR NEIGHBORS!

We are in a quiet, residential neighborhood. Please follow our County’s Good Neighbor Policy of no outside noise after 10pm and before 8am. Guests must refrain from any outdoor music, noise, or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours may result in the cancellation of your reservation without a refund.



RESPECT:

The property is equipped with indoor and outdoor decibel monitoring devices that measure noise levels only and do not record conversations. These devices help ensure compliance with local noise ordinances. Tampering with or removing any monitoring device may result in forfeiture of your security deposit and/or additional charges.



CHERISH:

Some of the things visitors to Los Angeles cherish the most are the abundance of wildlife and fauna. Cigarette butts, trash and food left on the ground can hurt our precious ecosystem.



CLEANING:

Health & safety is our number one priority. Our in-house cleaning team is trained on CDC and WHO protocols. We take extra measures to ensure the home is sanitized and safe before every arrival. For this reason, we aren’t able to offer early check-ins or late check-outs. Thank you for understanding!



PHOTOSHOOTS & VIDEOS:

If you’re interested in doing a photoshoot or video shoot for commercial/business use, please share the details of your project ahead of time. You MUST get approval beforehand! If approved, we have an additional fee for licensing and usage. Photoshoots for your personal social media accounts are welcomed!



WILDLIFE:

You’re surely guaranteed to encounter wildlife on your stay including families of lizards, insects, snakes, coyotes, and endangered kangaroo mice. Please use caution when outside, especially at night with children.



NO SMOKING:

No smoking or burning candles. This is a non-smoking home. Any and all smoking should be kept outdoors at least 15 feet away from any exterior doors. There will be a $250 charge for anyone not honoring this guideline.



PARKING:

There is 1 uncovered parking spot available on the premises. Additional street parking is available on Erwin Street, and no parking permit is required in this area. Please note that metered street parking is enforced daily from 8:00 AM to 6:00 PM. Outside of these hours, street parking is free. No street parking permits are provided, as permits are not required.



As always, make sure to park only in designated parking areas to avoid tickets, fines, or towing.
