Spacious 3-bedroom family-friendly home with a secret hidden attic!

Welcome to your home away from home! This beautiful 3-bedroom, 2-bath home, new build, combines modern comfort with a touch of magic that kids (and kids at heart) will absolutely love. The highlight of the home is our enchanting wizard-themed bedroom featuring bunk beds and a special surprise: a secret crawl-through passage leading to a secluded attic hideaway. It's the perfect spot for young adventurers to read, play, imagine, and create unforgettable vacation memories.

IMPORTANT — PLEASE READ BEFORE BOOKING
This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1500 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $59 for stays up to 9 nights, with an additional $3 per day for stays longer than 9 nights. Damage waiver purchases are optional.

To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

1. LIMITED OCCUPANCY:
Occupancy is limited to a maximum of 8 individuals. If the Owner determines this policy has been violated, the Owner reserves the right to expel the entire party without refund.

2. TRANSIENT OCCUPANCY — NO TENANCY CREATED:
This property is a transient vacation rental. It is not the Guest’s residence, domicile, or dwelling.

3. NON-DISTURBANCE CLAUSE:
Renter and their guests shall not disturb, annoy, endanger, or create inconvenience for neighbors, nor shall they use the premises for any unlawful purposes. Guests must comply with all applicable neighborhood, HOA, and municipal noise and nuisance rules.

4. CARE OF PREMISES/DAMAGES:
NO PETS ALLOWED
No animals are permitted except for service animals. ESA’s are not considered service animals under federal law. If a pet is brought other than a service animal, there will be a non-refundable fee assessed to your reservation of $1,500.00, and/or your stay will be forfeited, and no refunds will be given.

NO SMOKING OR VAPING PERMITTED IN THE HOUSE.

5. OWNER’S RIGHTS:
If the conditions and limitations of this agreement are not met, the Owner reserves the right to cancel the agreement and may enter the property by statutory proceedings or force to inspect the property and ensure the Renter has vacated. All payments made by the Renter shall be forfeited as liquidated damages.

6. INDEMNITY CLAUSE:
The Renter agrees to indemnify and hold the Owner harmless from all claims, including those from third parties, arising from or related to Renter’s use of the property or any personal property provided. The Renter assumes all risks of injury or loss related to any recreational activities on or about the premises, including use of the fire pit, and will hold the Owner harmless.

7. NO SUBLETTING:
The Renter may not sublet or assign this lease, in whole or part, without the prior written consent of the Owner.

8. REPAIRS AND MAINTENANCE:
The property is rented with the Owner’s furniture and furnishings. The Owner is not responsible for providing additional furnishings or equipment. The Renter must report any maintenance issues immediately. The Owner will make reasonable efforts to repair or replace faulty equipment but cannot guarantee all equipment will function properly at all times. No rate adjustments or refunds will be made for equipment or appliance failures.

9. CANCELLATIONS:
We understand that plans can change. Please review our cancellation policy below:
• Full Refund: Guests may cancel for a full refund if the cancellation is made at least 30 days prior to the check-in date.
• Grace Period: Guests who cancel within 48 hours of booking are eligible for a full refund, provided the cancellation occurs at least 14 days before check-in.
• Partial Refund: Cancellations made between 7 and 30 days before check-in will receive a 50% refund for all nights.
• No Refund: Cancellations made less than 7 days before check-in are non-refundable.

10. PEST CONTROL & WILDLIFE DISCLOSURE:
Due to the subtropical climate of Texas, guests may occasionally encounter common pests such as American cockroaches (commonly known as “tree roaches”), insects, mosquitoes, or other wildlife typical to the region. This is a normal occurrence in Texas properties and is not indicative of poor housekeeping or property conditions.

11. SEVERE WEATHER & ACTS OF NATURE:
This property is located in Southeast Texas, where flooding, heavy rain, severe thunderstorms, tornadoes, winter freezes, and remnants of tropical systems may occur. Weather conditions are unpredictable and are outside of the Host’s control.

12. UTILITIES:
Power, internet, water, cable, and other utility services are provided by third-party utility companies and service providers. While every effort is made to maintain these services, the Host has no control over outages, interruptions, equipment failures, weather-related disruptions, or utility company repairs.

13. PARKING:
You may park up to 2 vehicles in the driveway, and there is additional parking on the street. Do not block the driveways of neighboring homes at any time.

Guests are responsible for complying with all neighborhood and HOA parking rules, and for any towing, fines, or citations resulting from improper parking.

14. SMS COMMUNICATION CONSENT:
By providing your mobile phone number and signing this agreement, you consent to receive text messages from Hooray Stays related to your reservation, including check-in instructions, access codes, property information, and checkout reminders. Message frequency varies. Message and data rates may apply.

15. CHECK-OUT:
CHECK-OUT TIME: No later than 10:00 AM. Additional time can be purchased HERE.

16. ITEMS LEFT BEHIND / RETURN OF ITEMS
To have an item returned, the guest must request it in writing within the 14-day window. A $50 handling fee plus the actual cost of postage applies to all returns and is due before the item ships.

• All other bookings: Payment is accepted via Venmo, Zelle, Cash App, or Apple Pay.

Items ship only after payment is received, and a tracking number will be provided once the package is with the carrier. Items are shipped only to the address on the reservation unless otherwise agreed in writing.

Once an item has been handed to the carrier, we are not responsible for lost, delayed, or damaged packages. Any claims must be made directly with the carrier under their insurance or claims process.
