➜ Please note that landscaping is not yet complete, as this is a newly built home. There is currently no fence along one side of the yard, and that side is open to the neighboring property.

➤ IMPORTANT NOTE FOR 1 WEEK STAY OR LONGER:

Toilet paper, garbage bags, and basic toiletries will be provided for the guests at the beginning of the stay. It will then be the guest's responsibility to provide for these for the remainder of their stay.



Guest Access:

➤ Guests have full access to the entire home, excluding the basement, which is occupied separately and not accessible to guests. One parking stall is available inside the shared double-car garage. Please note that the garage is shared with the basement guest. The parking stall measures approximately 20'5" long by 9' wide and is best suited for a car or a mid-size to smaller SUV.



Guests also do not have access to the main floor closet located across from the kitchen island. Everything else is yours to enjoy. Please make yourself at home.



➤ One complimentary parking stall is available inside the shared double-car garage. Please note that the garage is shared with the basement guest. The parking stall measures approximately 20'5" long by 9' wide and is best suited for a car or a mid-size to smaller SUV.



➤ Free street parking is available after 6:00 PM, overnight, and on weekends. During daytime hours, street parking is limited to a maximum of 2 hours.

Located in a convenient central Edmonton neighborhood, this home provides easy access to healthcare facilities, educational institutions, entertainment, and downtown attractions. Whether you're visiting family, attending an event, working nearby, or exploring the city, you'll appreciate the home's excellent location and residential setting.



You'll be just minutes from Rogers Place, Royal Alexandra Hospital, Northern Alberta Institute of Technology, and Glenrose Rehabilitation Hospital.
