HOUSEBOAT MAX (HENN101) NEAR BERLIN (20 km) WITH DIRECT S-BAHN CONNECTION, ON THE HAVEL RIVER IN THE HENNIGSDORF MARINA; also ideal as a permanent vacation home.
The houseboat is moored in the Hennigsdorf Marina, in a quiet and sunny location, just about 500 m from the town center. Free parking is available about 200 m away; access to the houseboat is via a boat dock. The MAX houseboat (approx. 25 m² of living space) features a large helm (with adjustable weather and sun protection) equipped with two small sofas and a pilot’s seat. From here, you can access the living/sleeping area with a comfortable seating area that converts into a double bed (sleeping area 1.40 m x 2 m) and a kitchenette (3-burner stove, oven, electric kettle). Bedroom with a double bed (sleeping area 1.40 m x 2 m) with access to the stern (outboard motor). Small shower/toilet. From the stern, access via a narrow and steep exterior ladder to the sun deck with a sunbathing area (8 m²), as well as a swim ladder for easy entry into and exit from the water.

PROPERTY LOCATION:
The houseboat is located in a beautiful and quiet harbor area on the outskirts of Henningsdorf, directly on the Havel River. From here, many waterways lead to nearby and more distant destinations, including a direct route into Berlin, whose city center is just 20 km away. With the exception of the government district, Berlin is easily accessible by houseboat. It’s also an ideal starting point for exploring the surrounding area and Berlin via the S-Bahn (the S25 stop is only about 700 m away) and by bike (there’s a bike path right next to the marina). Thus, the houseboat can also be conveniently used as a “pure” vacation home.

For those who would also like to use the houseboat as a pleasure craft, the following information is helpful and necessary:
The boat is equipped with a 15 PS gasoline outboard motor and has a maximum speed of 6 km/h. The boat is handed over with a full tank of gas and must be returned with a full tank on the day of departure (upon request and for a one-time fee of €40, the harbor master can refuel the boat for the guest). Upon request, the harbor master also offers optional on-site boating instruction (one-time fee of €65). The boat has a 250-liter fresh water tank; the wastewater tank has a capacity of 200 liters.

The small town of Hennigsdorf lies almost exactly on the border between the two federal states of Brandenburg and Berlin—in the green “Speckmantel,” so to speak—20 km west of downtown Berlin. The Havel River flows leisurely by, with direct access to Nieder Neuendorfer Lake; the Tegeler Forst forest is only a few kilometers away. A tree-top adventure course is about 5 km away. The harbor is an ideal starting point for hikes, bike tours, boat trips (canoe and kayak rentals available at the harbor), or quick trips on the S25 directly into Berlin. Potsdam is 40 km south, and Oranienburg is 17 km away.
