Imagine walking into a postcard and you will have an idea what it is like to stay at South Branch Farm. No joke - our Farm is the backdrop for a postcard sold in local shops for over 50 years!

The home is a fully modernized 4 bedroom farmhouse perfect for a family vacation or a weekend getaway, surrounded by 45 acres of private land a mile and a half nature trail maintained for our guests to explore the various areas of the property. Get ready to breathe in the country air and go for a hike or just kick back on the spacious deck.

Situated in the Blue Grass Valley of Highland County, South Branch Farm is located 15 minutes drive to Monterey.

South Brach Farm takes its name from the headwaters of the South Branch of the Potomac River which flows through the front of this unique 45 acre property.

Cell phone reception is very spotty in Highland County. SBF has a cell phone extender that works well if you are a Verizon customer.

Do keep in mind that this is the country so it doesn’t have the conveniences of modern city life. For example, our water comes from a spring located on the property so guests may need to stagger their showers and limit the use of the washing machine to allow for the water system to keep up.

The Farm is not "working farm" so there is no livestock on the property.

Another Great Stay @ A little slice of Heaven

What a wonderful weekend with our family! Our third annual Maple Festival and our second stay here. We cooked, we ate, we laughed and talked for hours all in front of a spectacular view. We hiked and enjoyed beautiful scenery and we enjoyed the festival as well. Nice comfy beds and lots of room to spread out

Amazing place

We had a truly wonderful stay! The location is unique, nestled in a beautiful valley, offering a peaceful and tranquil atmosphere. In the evenings, the sky and stars are absolutely mesmerizing, and with no other houses nearby, it feels almost surreal. We loved it so much that we're now hoping to buy a property in the area soon!

Reconnect with those you love

My family reserved this house for a five-night summer get together. The furnishings are somewhat dated but perfectly comfortable and functional. We hardly used them, however, because we spent most of the week on the back porch and spacious lawn eating, talking, and playing games. The setting is as calm and quiet as it is stunningly beautiful. Birds and deer were everywhere during the day, and the stars and fireflies lit up the night. If you want a place to simply be with people and feel a little more connected to the world, it would be hard to find a much better spot than this.

We had the most perfect week at the farm. The views are stunning. The weather was perfect. It’s quiet and peaceful. No mosquitos. The stars were amazing. The house served all our needs and was very comfortable. I hope we have a chance to come back!

Quiet, clean air, beautiful skies and stars when it's clear

We stopped here at the end of July for a few days on a trip west from the Baltimore/DC area, wanting to show our kids a nighttime sky full of stars. The first night was clear and did not disappoint - it was absolutely beautiful! The property was quiet, both day and night, it was so peaceful. For late July, it was low to mid 70's in the day, and mid 50's at night. It IS a 20 minute drive over the ridge into the next valley to get groceries, so you need to plan ahead, but that's part of the beauty and quiet. If you don't hunt or fish, you have to go a ways to find something to do, but you should know that from looking at the area. The house is great - clean, well decorated, and comfortable. We cook all our meals at home, and the kitchen was well equipped enough to do the same here when we didn't eat out. Bring bug spray; it can get a little annoying when you hang out in the yard, but didn't keep us from roasting marshmallows to make s'mores over the fire pit. I've been to Switzerland, and it's no wonder Highland County is known as little Switzerland - just beautiful everywhere you look, from one valley into the next.

Great Happy Home For Our Maple Festival Stay

We had a great stay for Maple Festival! Our home here was warm, comfortable beds with plenty of room, well equipped kitchen, nice living room area for all of us and as one of this home's special perks is a nice carport to protect from weather when packing and unpacking. There are 360° views for this home. The kitchen has incredible view and opens to deck. Hope to come back to enjoy this summer! It was a bit chilly this visit but never inside, we were warm and cozy watching some of that snow fall and all the birds and cattle on the hills! Second perk, there's also a front room...an enclosed porch (does have heat) that's all about the sun shinning in warming it unbelievably so you don't need the baseboard heat at all. Great room to sit and watch the birds or read about the birds, flowers, nature...books provided by Host. Can't wait to come back and explore the beautiful trails up the hillside Thanks for sharing your Great, Happy Home for Our Stay!!!

It s hard for me to give a positive review because I don’t want anyone else to rent the house during early October. Incredible weather to enjoy the property, a local festival and peak leaf change. A really nice place to decompress and enjoy nature, and maple syrup.

Cozy and quaint, perfect!

Our family of 8 (kids ages 2 - 12) thoroughly enjoyed our week at SBF!! The huge area to play, hike/walk was amazing. It was very quiet, away from traffic. The view from the kitchen/dining room was stunning every single day. The kitchen was pleasantly stocked with dishes, pots/pans and cooking utensils, even a large griddle and crockpot available to use! The little touches of welcome and plenty of towels, washcloths and TP for our large family was appreciated- again something above and beyond what we normally experience. We drove around 2 of the days and the scenery is just perfectly wonderful. The hike/walking trail was a great place for the kids to burn energy and they loved exploring the paths. Definitely a 5-star review from us!

A lovely stay in Highland County

The house was exactly as advertised: a charming older farmhouse that had been kept up and upgraded over the years, well-tended, and a beautiful location. It was quiet and the deck + lawn furniture setup was great for watching the deer and birds and later star-gazing. Sunrises at the house were really lovely and the fog burned off early enough that we were able to venture out into the county, enjoy the sights, do a little bird-watching, take some pictures, etc. We ended up doing a big lazy loop drive each day on the country roads, over into Pocahontas County and Bath County, and the house was well- situated so we never had to go very far but still felt well away from it all. As an added bonus, Internet service was quite good (better than my old house in the Appalachians!) and folks were able to video call their families, look up bird sightings, etc.

I almost don't want anyone else to know about this place

We have always loved the Blue Grass Valley and this property is one of the best places to enjoy it. The view north toward Snowy Mountain is spectacular. The house is well maintained. You'll need to be patient with the water pressure, but relax, you've got time. The trails on the property are mowed for easy hiking and you can get some even better view of the valley from the top of the ridge. Even better than the scenery is the quiet. That's such a scarce commodity today. It's a great property and, selfishly, I wish I owned it. Just promise me if you ever decide to sell, I'd like to get the first crack at it!

Picture perfect

The views from this beautifully restored home are breathtaking. We spent more time enjoying the property than previously planned outings. This was my first time renting outside of state and national parks and I was more than pleased. Breaks my heart to have to leave.

Great views of Shenandoah

The views from the deck were phenomenal and easily lead to a very relaxing experience. Home was very clean and the check-in check-out process very easy. There is a nature walk on the property which while hilly is a definite must to do during any visit. We would definitely stay again at the property

Gorgeous! Unforgettable beauty!

I absolutely loved the property and house! I went for hiking and dark skies for the Perseids meteor shower. It was cloudy, but when the clouds opened up, the stars were incredible. Really happy with the rental and the communication. Pros: unparalleled beauty. Incredible property. Great hiking within an hour. Good hiking on the property. Beautiful country home. Good communication from property manager. Cons: had a slight issue with the water on the last day, but this didn't seem normal. There were really heavy rains that night so may have caused a few problems. Property manager immediately answered and helped us with the issue. Other than that, no real cons. I loved my stay!

Fantastic stay

We were looking for a place to get away, with no people (given the pandemic). This spot was SPECTACULAR. There were trails that we could all hike, the night sky was gorgeous (we even saw the NeoWISE comet), the wildlife was great, and the WiFi fairly stable (three of us had zoom mtgs at the same time). The kids had fun exploring, eating s'mores by the fire, and setting up a tent for a couple of nights in the large yard. Bring bug spray for ticks is the only recommendation we have. We hope to have the chance to stay again.
