The villa is all on one floor, for a total area of 220 square meters and can comfortably hold 8 people in 4 double bedrooms and 4 bathrooms. The house, near a small village, is ideal for families or groups of friends looking for a relaxing holiday without being too far from what you need.

External area and Swimming Pool
Villa dei Sassi has a fully fenced and ample garden (about 600 sq. m.) which boasts a charming bay hedge and a wrought-iron gazebo with tables and chairs from which you can admire the stunning view of the surrounding hills. Immersed in olive trees there is the swimming pool with fenced, hedges and small gate, measuring 9 x 6 metres with a depth of 1.2 metres and 0.6 metres in the children’s tub. The bathing area surrounds the pool with sun beds, beach chairs and umbrellas and a shower with cold water. A wood-covered veranda, complete with wrought-iron tables and chairs is the perfect eating area thanks also to the the stone barbecue. An external washing area has a washing machine, a sink, iron and ironing board. Parking both in and out of the property.Interior
The villa has been restructured and was originally the village school. It has very high ceilings and has original furniture from the beginning of last century, carefully chosen and placed for maximum comfort. The main entrance leads to the large and luminous living room, with sofas, a fireplace and satellite TV; a staircase leads to a loft with a small fitness area. Alongside the living room is the dining room, from which a couple of stairs lead to the outdoor veranda and the swimming pool, and the kitchen, fully equipped with a pantry, which also has access to the veranda. Completing the house are 2 double bedrooms, 2 bedrooms each with 2 single beds (which, upon request when booking, can be joined), and 4 bathrooms with shower.

Location
Villa dei Sassi is on the outskirt of a characteristic village in the Montaione countryside but is very calm and has its own entrance. The surrounding area has breathtaking views of the clay hills, woods, cypress trees mixed with vineyards and olive groves.

The villa has Wi-Fi, central heating, air conditioning, complimentary toiletries in every bathroom, baby bed, high chair, mosquito nets at the windows (not at the French doors), parking in the property.

Services
The price includes: bedroom and kitchen linen along with swimming towels (changed weekly), bathroom linen (changed every Wednesday), Wi-Fi, water, gas (excluding heating which is paid separately), electricity (excluding air conditioning which is paid separately), baby bed and high chair. Upon request and to be paid for on location are cookery courses, dinners, hired help, wine and food tastings, weddings, excursions, horse riding, truffle searching, visits to cheese and wine makers.

Important Information
Swimming pool open from April 19th to October 31st. Only two sides of the swimming pool are fenced off with a hedge, so it can’t be considered completely safe for small children. Maximum 2 small/medium size pets are accepted, upon payment (not in high season). Arrivals must take place between 4 pm and 7 pm. Departures within 9.30 am.Activities and Distances
The location is perfect for visiting the artistic towns of Tuscany like Florence, Pisa, Siena, Lucca, Volterra and San Gimignano. Fans of hiking and mountain biking have many trails and paths at their disposal, crossing gravel roads and the surrounding woods. The Etruscan coastline with its plethora of beaches is about an hour’s drive away.
