* PARKING: Important- Only 2 cars parking per place -no exceptions. (neighborhood firm rule). The City doesn't allow street parking. Sorry no boats or oversized vehicles & No visitor parking - please plan to meet up with friends/relatives at area restaurants or at the public beaches which have parking lots & changing areas.

* YOUR PARKING SPOTS: please park in private driveway in front of the house.

* NOTE: TVs typically "on" at arrival. We have friendly reminder signs up throughout the property to ensure property rule compliance & to promote a peaceful safe relaxing environment for our nice neighborhood.

VACATION HOUSE DETAILS:
Our talented interior designer worked her magic to create a super comfortable, beautiful three-bedroom vacation house for our guests - enjoy! We are proud to say we have many, MANY happy repeat guests visit year after year as a tradition. Two of the bedrooms (on each end of the house) have king-size beds. The third bedroom has a full bed and twin bed. All bed linens & mattresses are new and comfortable! Two full bathrooms recently renovated. All new furnishings throughout in an upscale coastal, inviting décor.
Our dining room has pretty picture windows overlooking our attractive private pool and backyard with lots of tropical plantings. Our kitchen has new counters, stainless steel appliances and new dining table overlooking pool. Basic outdoor shower within pool screen area provides a very refreshing quick clean up option. Pool heat is included - pool is heated in winter months from Dec 1 to April 1. Lots of free amenities! Free WIFI.

--** LIABILITY WAIVER: By renting this property, you understand swimming and use of kayaks are at your own risk. All posted pool and kayak rules must be followed for the safety and enjoyment of all. No lifeguards on duty. Pool gate door must always be tightly latched. Swimming pool closes at sunset. No night swimming. Kids must be supervised at all times by adult in the pool and Lemon Bay areas. By renting this property, guests hereby agree to hold owners harmless against any and all claims, damages or causes of action for damages arising from injury to persons or property, or loss of life sustained in or about the rental property by any person or persons whatsoever. The renter further agrees that the owners shall not be liable for any personal injuries or damages to any goods, wares, or property regardless of how such injuries or damages may be caused, or whether resulting from acts of negligence.
