Tea towels, cloths, cleaning products and dishwasher tablets etc all provided. Small larder of essential items.
Doors from the kitchen open to the pretty courtyard patio and garden.
Cosy sitting room with floor to ceiling windows to watch the ever changing, country views or the horses & pet sheep on the adjoining paddock!
Electric wood burning effect fire. Comfortable furniture. 50 inch smart TV, great for family film night or watching sporting events! Books, board games etc.

The barn is heated by 'Green' Technology (ground source heat pump). Warm and cosy in winter, with double glazing & underfloor heating. Each room has its own thermostat, programme up or down (or switch off!) to suit your preference.
Divided by the original thick barn walls. The cottage has 3 bedrooms, in the bedroom wing! All along a central corridor.
The Master bedroom has a king size bed and en suite bathroom
Bedroom 2 - has one Super king (6ft) zip & link bed
(which can be either twin beds, or joined to make 1 large Super King bed. (Please let us know your preference).
Bedroom 3 - has a king-size bed
All bedrooms have wardrobes and drawers, bedside tables and reading lamps.
The cottage has 2 bathrooms, both with power showers and heated towel rails and underfloor heating.
The En-suite bathroom has an extra large shower cubicle, basin and WC (this bathroom can be Jack and Jill opening to hall corridor)
The 2nd bathroom (access from main hall) has a large bath with Aqualisa electric shower over. Basin and WC. Large towels supplied!
Outside, there is a patio courtyard (access from kitchen or sitting room) with plants, lighting, garden furniture and Weber charcoal barbecue.
A lovely space, great for barbecues, Al fresco dining and drinks! Through the gate from the courtyard is a large enclosed lawn. Children can run about, play, let off steam and be themselves!

Ample car parking for 3/4 vehicles on the private driveway behind the cottage.
Single level cottage. Quite accessable, for people with mild mobility issues.
The cottage does have two steps to front door and one step to bedroom wing. There is ramp access via the 3rd bedroom but please note the bed would have to be removed from this room, to make access possible (only 2 bed property, if using ramp)
There are lots places to walk and cycle locally, just step outside! The owners 30 acres of private wildflower meadow and woodland is nearby, you are welcome to explore! Map in cottage.
The cottage is on the Lincolnshire No1 cycle route.
Local villages have shops, garden centre, tea rooms, restaurants and pubs.
Closest pub is The George at Langworth (1 mile) which has a growing reputation as a foodie pub! Open Wednesday to Sunday, booking for dinner essential.

The nearby, lovely Roman City of Lincoln (7 mile, easy direct route) has a wonderful Cathedral, Castle with the Magna Carta and Victorian Prison. Often used for as a film set,movies such as Da Vinci code or Young Victoria.
Walk the castle walls for great views of the city and surrounding area. River Waterfront, Museums and Galleries, cobbled streets,independent shops, cinemas and restaurants, you will find lots to do!

The Lincolnshire Wolds (hills) have pretty villages and market towns.Louth, Horncastle, Market Rasen, Tealby.
Under an hours drive to the coast and enjoy miles of deserted beaches, or the seaside resorts. Watch 100s of seals and pups in winter months, at Donna nook.
There are many Historic Houses to visit, Doddington Hall, Gunby Hall, Tattersall Castle, Belton House... Lincolnshire is great for antique hunting in Horncastle, Newark and Hemswell.
We are also close to the Lincolnshire showground. County show in June and lots of events and antique fairs, throughout thek year.
Lincolnshire has a wonderful Aviation history with many airfields and museums and memorials. There are lots of things to see which you will not find anywhere else! Including the BBMF RAF Conningsby, home to Britain's only airworthy Lancaster, an interesting and inspiring museum for young and old!
RAF Waddington new home to the Red Arrows, we often see a fly past!
Nearby attractions for children include Woodside Wildlife park and Rand Farm Park (both within 2 miles of the cottage) Playgrounds and parks in local villages. Lots of activities for children in Lincoln at the castle, local museums and galleries. Fun at the seaside too! Cleethorpes, Sutton on Sea & Skegness!

Very sorry, due to livestock and horses on the adjoining paddock and to accommodate guests with allergies, we cannot accept pets at this property.

A neighbouring property is undergoing renovation project, it is almost finished! Looking great! and the house is nearing completion. Owners moving in soon!
There is a working farm in the village, with occasional farm machinery moving about.
A railway line runs near the village. Quiet Lincoln to Cleethorpes branch line, hourly train service and occasional goods trains.
