Casa Noemi is a homely two bedroom apartment centrally situated on the steps leading up from the Big Beach. It has a large terrace making this property perfect for those who love the outdoor life. Ideal to dine, sunbathe or just take in the breathtaking sea views with a glass of prosecco or take the steps down to the main beach to find yourself immersed in the busy beach life of Positano be it day or night. This has been the owners holiday home for many years and they are now happy to open their doors for you to enjoy this amazing property.

Interior:
You enter into the lounge directly off the pathway after coming down 80 steps from the road. The very spacious lounge has direct access to the terrace as do all rooms. From the lounge you can turn right and go down the corridor where on the left is the bathroom with shower. You then enter into the twin bedroom which has two large bunk beds (the top bunks are where an extra two people can sleep). Walking through this bedroom you then access the main double bedroom. Please note that you can get access from all rooms by the terrace so as to avoid having to go through twin bedroom. If you return to the lounge you can then go straight on to the fully equipped kitchen and to the left is a bathroom with a small shower (without box) and a laundry room. There is also access to the terrace from the kitchen. Air conditioning in the bedrooms.
Park:
The very spacious terrace with breathtaking sea views allows you to dine, sunbathe or whilst watching the beach life below.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

This place was exceptional!! We went to Italy on our honeymoon and this was our favorite stay! You can see the water out of every window, the hostess was so kind, and the house was stocked with everything we needed for a great stay! There are about 250 stairs to get to it so be prepared when bringing luggage but it was really not too bad compared to many other properties. There were so many great restaurants a short walk away and it was SUPER convenient to get to the ferry each day. We would definitely stay here again!

Fantastic view of Positano!

My wife and I and our two adult sons had a great time. Julie was great and explained all we needed to know. She waited for us as we were late on the last ferry. The unit was very comfortable and the location is hard to beat. Can’t wait for our return trip. Will be staying here again.

Top views from every room!

Would definitely return. Everything was as expected and Julie was very helpful. Only item to note is that the master bedroom occupants must walk through the other bedroom or circumnavigate the entire apt using the patio.

Comfortable surroundings with a magnificent view

From the moment we walked into Villa Noami, we loved it! Of course our favorite part was the partial wrap-around porch that afforded a fabulous view of the Med and Positano. You can't possibly ever get tired of watching it! The villa was very clean; the bathroom quite adequate. I don't think we had anticipated that you actually walk through the bunk room to access the master bedroom. It didn't bother us because it was just my husband and me. We used the bunk room for baggage, etc. I imagine if you were there with children sleeping, you could just go across the exterior porch because EVERY room opened up onto the porch. Like almost ALL villas in Positano, there are stairs--steep stairs--involved in getting to the villa from the street. I was really glad I had found that out and spent months on the stair stepper at the gym in preparation for the trip...Julie, the manager, is very, very helpful and accessible. She is happy to solve any problem and to make any arrangement to make your vacation on the Amalfi Coast just perfect. This was our second trip to Positano in two years....we're already talking about returning next year, again to Villa Noami.

Fantastic location in Positano

Our family just returned from a week in Positano staying at Casa Noemi. First, Emma Villas was terrific to deal with. They helped us organizing some excursions and responded to all requests quickly. When we arrived Teresa spoke with our driver instructing him where to stop on the road and then met us at the top of the steps and took as down to the villa. She showed us around, got the kids on the WIFI and explained the lay of the land along with some fantastic restaurant recommendations. Throughout the week she helped us with bus/ferry schedules and even brought us some extra beach towels to borrow for the week. As for the villa, the terrace alone is worth the price of admission. It looks exactly as the pictures depict and has a fabulous view down to the beach and the sea. We spent most late afternoons before dinner and late evenings after dinner out there watching the night life and the boats on the water. The villa is well equipped and functions well. There are A/C units in every room which we only turned on at night to sleep. Electricity is extra but using this tactic we only owed about 30 euros at the end of the week which I thought was very reasonable. Stairs are a big deal in Positano as everything is either up or down. The villa was about 85 steps down from the road and about 280 steps up from the beach. Restaurants and stores are both up and down so it's well positioned. We met some folks over the course of the week who were much higher up (well above the road) and they found it a real struggle to get back from the beach. The stairs up from the beach are tiring but by the time you start to hurt you're home. I thought our location was perfect. The master bedroom had lots of drawers and closets with its own balcony doors. If I had one minor complaint, you have to walk through the second bedroom to get to the master. However, we worked around that by not locking the terrace door to the kitchen and using our balcony door to get to the bathroom/kitchen in the middle of the night without disturbing the kids. Really not a big deal and we managed just fine. The view from the terrace is to die for and it's really well located for Positano. We loved this place and would highly recommend.

We had no hot water from day 1 of our arrival, because the host asked to communicate with me through a WhatsApp account- none of what transpired was through VRBO. This was intentional- report any issues you have immediately through VRBO only- do NOT allow them to message you outside of the app. We were there for 6 days 5 nights. They offered us use of apartment for showers a few doors down under construction- also with plumbing problems and workers in the house. Still left us without hot water for laundry and dishes etc. When I reported my dissatisfaction with the solution they made up extra fees to charge us that they then said they were “waiving” and offered us in total 100 euro but ONLY if we sent our bank info. I have never had a worse experience with a VRBO host.

Dear Guest, we are truly sorry that your stay did not meet your expectations and that you remain dissatisfied with the way the situation was handled. We would, however, like to clarify a few points for the benefit of future readers. The technical issue affecting the hot water system was completely unforeseen and was reported immediately to the property owner, who arranged for technical assistance without delay. Unfortunately, despite every effort, the repair could not be completed as quickly as everyone had hoped. To avoid asking you and your family to relocate during your holiday, an alternative apartment located just a few meters from the villa was made available immediately. This apartment provided fully functioning bathrooms with hot water, as well as additional living space, including a bedroom, at no extra cost. While we understand that this was not the same as having full use of the villa's facilities, it was the fastest and least disruptive solution available at the time. Regarding communication, contacting guests via WhatsApp is a common practice used by many property managers to provide faster assistance during a stay. At no point was this intended to avoid the VRBO platform or to prevent you from reporting the issue through their system. We would also like to clarify that the tourist tax and waste disposal fee were not "made up" after your complaint. These are standard charges applicable to the booking, and both were waived as a gesture of goodwill. In addition, we offered a further €100 compensation, on top of absorbing the cost of the alternative accommodation provided throughout your stay. With regard to our request for your bank details, this was simply because a bank transfer is our standard procedure when issuing a monetary refund. There was absolutely no other intention behind this request. If you would prefer to receive the reimbursement through a different payment method, we would be happy to accommodate your preference, where possible. We fully appreciate that the inconvenience affected your holiday, and we sincerely regret that we were unable to restore the hot water at the villa sooner. Nevertheless, we remain confident that both the property owner and our team acted promptly, transparently, and in good faith throughout the entire situation, making every reasonable effort to minimize the disruption. We once again apologize for the inconvenience and wish you and your family all the best. Kind regards, Emma Villas Team
