This is a private studio within a 9 room boutique hotel. You have a private bathroom inside the suite. Approximately 190 Square Feet.

The Space:
Serene and sunny room in the heart of the hippest neighborhood in Rockaway Beach! Located only 1 block from the beach this is the perfect summer weekend getaway for friends and/or family. The space was individually designed by local artists to help keep the funky vibes of the town part of your experience every minute of your stay! Wonderful bars and restaurants all around you. Enjoy a day sunbathing in the sand or take a surf lesson! Endless summer fun everywhere you look!

Guest Access:
Guests will have access to their own room(s) and bathroom(s) and may also use the communal restrooms off of the hallway. You will receive one parking spot. Please park in one of the spots marked with a High Tide sign. You will find a parking pass in your room, please place it on the dashboard of your car. Failure to place the parking pass on your dashboard could result in your vehicle being towed at your expense. Please remember to return the parking pass back to the room prior to departing.

The Neighborhood:
Located just one block from the beach! The hotel is located in the heart of the hippest summer neighborhood in NYC- Rockaway Beach. With the Atlantic ocean as the major attraction there is always plenty to do. Rent bicycles and ride along the gorgeous seaside boardwalk spanning 5.5 miles from Beach 9th Street to Beach 126th street. Surf lessons everyday on the beach for those looking for some exciting water sports. Or just relax and enjoy a beach day with some local ice cream! Many great restaurants and bars to help make the day more enjoyable. Live music on the boardwalk during sunset is the perfect way to end your days!

Getting Around:
Subway access includes A & S Trains. NYC beach bus or boat ferry from Manhattan also available. Street parking is available if you bring your car. Buses: Q53 and Q22.
Located about 25 minutes from JFK, 40 minutes from LGA.

Other Things to Note:
Potential for noise - Other guests in the common hallway and some noise from the neighborhood are possible. Though we are generally a quiet establishment, we are located on a popular street, near public transportation and above a bar & restaurant. Due to this, there is potential for noise, particularly on weekends. Please feel free to contact us if you have any questions or concerns prior to booking.

We arrived at 3:30pm for check in and our room was dirty from the last guests (dirty towels in the floor, food trash and dirty sheets). The Vrbo messaging service is prompt but it's just a bot so you're not getting immediate help for issues like a dirty room at check in. I called the number listed for the property and it's a Vrbo customer service line. They told us they'd contact the cleaning company then let us know when the room was ready. They didn't call us back. Our friends were staying in another room at the property so fortunately they had a direct number for the property manager whom I contacted as well; our friends dealt with the same scenario upon checking in the night before. Their room was dirty, not ready for check in, at 3/4pm. Our room was finally cleaned 3 hours later (at 6/6:30pm) - the property manager texted me when the room was ready. We asked for a later check out since check in was delayed and were told they could only accommodate a 12:30 check out since there were guests arriving the evening we checked out. Let's only hope they checked into a clean room. The whole point of a check in and check out time exists to allow for rooms to be cleaned in a timely manner. That certainly wasn't the case here. Otherwise, the place is cute and very conveniently located near the beach/boardwalk. You really can't beat the price for the area too. Hopefully things improve by the next summer season.

Rating Details: The property manager was more than helpful. The vacation rental was very dirty. I was more than happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The place was a lot smaller than we thought it would be. The AC barely worked and there was a constant smell of garbage or mold. It also looked like on one of the walls there was some mold so we were a bit congested the entire time. Door was crooked so the lock was hard to get to work. With all that I think it was over priced but it was in a good spot and if youā€™re only staying for a night or 2 it gets you what you need.

This is the first I am staying in Studio #7 which I selected base don the cover picture of the design of waves on the wall, and the swing. Unfortunately, swing was not there in the room. I would recommend updating the cover picture if you plan to exclude the swing. Check-in and check-out experience, cleanliness, parking..everything was a breeze as always. I also suggest sending the check-in instructions atleast couple of hours before 3pm. I only got mine after I asked at 5.30pm. Overall, I love the location, minutes away from the beach, clean and soft bedding, towels,..everything is a plus. Thank you for hosting us!

The noise from the downstairs bar did not bother me, but the late night car music necessitated the use of the earplugs, and the yelling in the halls of other studio guests at 5:30 am was not the wake up call I expected. But - great location to the beach, and my questions of the staff were patiently received and responded.

The Hotel is centrally located and one block from the beach. Plenty of restaurants, bars and entertainment nearby. Public transportation is very close (one block). Room is updated, very clean and the hosts are great.
