DEAR GUEST! PLEASE FOLLOW THE HOUSE RULES:
-If you book the house, you must stay unless you have discussed this in past with us and you will be personally responsible for the house.
-This Property is in deed-restricted Homeowner association and most HOA don’t like short-term rental places (Air B and B /VRBO) therefore we don’t want to rent and get red-flagged by HOA therefore help me by following the instructions.

-NO Random invites without prior permission.
-NO Throwing party or Parties.
-NO Loud music inside or outside, please respect our neighbors and if we get a complaint from neighbors, we will have to cancel the reservation and ask you to leave.
-No hanging out outside the front door
-Don’t just leave the front door open, we have nosey neighbors who will call the police just to harass you and me.
-NO smoking inside the house or front of the house. We allow smoking in the back of the house area and at least 5 feet away from the door.
-NO Pets without prior permission.
-upon check out, please follow all checkout instructions list.
-If you have more people staying at the house than listed on the reservation, you will lose your deposit.
-Anything missing upon Inventory upon check out.
-Missing garage door remote.
-Late Checkout without prior approval.
-Don’t have anything shipped to the house without prior permission.
-We provide make-up wipes/removers, please do not use towels as the towels get stained and we cannot use them for the next guest.
-Make-up stains on pillowcases/bed sheets and comforters.
-Don’t use towels or wash clothes to clean or wipe down your shoes.
-This property has outdoor security cameras for your protection.

4 Beds 2 Bath House. Price is based on 2 Guests, additional Guest is $25 per night. Nice places are not cheap and you don’t want to take a chance while you are on vacation. Completely remodeled. Houston area, Upgraded, corporate living, close to shopping, the city center, parks. kitchen fully equipped, good for couples, businesses, and families. 15 mins from MED center, 12 miles to NRG center, 15 mins to Galleria,15 mins for energy corridor. Short term and long term available. 2 car garage

The house is good, beds are comfy. The kitchen has lots of cooking pans and pots. There is a regular coffee pot and a Keurig style. I marked down one star because initially I thought there were 6 coming, (you pay extra per person.) Shortly after booking I let the host know I would have only 4 coming. Then last minute, there were only 3 of us.The host said no refund would be given because there is no way to tell how many came. Just throwing that out there.

A really good stay.

This was a great place to stay as it more than served our needs. Central location to where we needed to be. As it is along a major street it was relatively easy access. Plenty of parking. The rooms are big enough to accommodate 4 grown men who each had a couple of travel bags with them and the bedroom walls were insulated enough that if any of the guys snored, I could not hear it.....

The house was not ready and communication with the host needs improving

The house it self was great. It was very spacious and comfortable. Internet was fast and steady and to have TVs in almost in every room in the house was really great. Also the studio was very useful for when we needed to do some work. However, from our Check in and all the way through our stay, we had many maintenance issues which made it very clear that the house was not ready for guests even though we made the booking almost 1 month in advance. The house was not clean by arrival time, the plumbing in the kitchen and master bathroom were clogged, there was expose electric wires from unfinished work in the backyard and we were missing basic amenities such as pillow cases in some of the rooms. And even though our stay was over 2 weeks, cleaning service was not provided either, not even by a fee and cleaning tools and appliances were not included, not even to clean ourselves. So, in spite of all the wonderful memories we made with our family over the holidays here and how fast the owner sent people to deal with all these issues, it was very inconvenient to have all the workers coming in and out the house. It seems unreasonable that the house had so many problems, specially considering how much we paid to stay here. So, because of all the above, I wouldn't stay here again.

Dilapidated home, but responsive property manager

We stayed at this property just one night out of 4 we had rented, and I was unpleasantly surprised by the condition of the home. The pictures in the listing must have been taken several years ago, as the home is now falling apart. Handles are falling off of drawers and cabinet and closet doors are falling down. The entire foundation seems to be sinking on one side of the home (especially notable in the kitchen). We went to plug in a charger in the master bedroom and heard a loud pop and half of the house lost electricity (the rest of the house was still on so something had shorted out). We ended up losing the wifi and main TV when the electricity went down. I noticed lots of electrical wires being run outside the home and cables coming in through the windows, so i highly doubt this place is up to code. I also wanted to give my kids a bath but the tubs don't have functioning plugs. I used a cup to cover the drain and turned on the water. Brown water came out of all the faucets in the bathroom. Needless to say, I contacted the property manager on the first night right away. He was very responsive, especially considering it was a holiday. He did come over and fix the electricity by flipping a fuse, but I was pretty afraid to plug anything in at that point, and the other concerns were not addressed. They ended up moving us in to another property the next day, which was much nicer. I would definitely not recommend this home, but I do have to give the property managers credit for trying to make things right, which is why I am giving 3 stars.

Family Vacation

The property was very welcoming and spacious with plenty of room for our entire group. The backyard was very nice with a cute swing for all to enjoy. The keyless entry to the home was very convenient. The location was just minutes from downtown Houston which made driving a breeze. Unfortunately, a disappointment to us was that there were no full length mirrors in the entire house. Also, if your party plans on cooking in the kitchen please be sure to bring your own seasonings as the cabinets were completely bare. Overall, I would recommend this property. My family and I truly enjoyed ourselves.

Very Nice

Very nice and comfortable only issue was one of the bedrooms didn’t have a TV and the service in the area was horrible for everyone. But once we were connected to the WiFi we were fine. Definitely would stay here again!

Weekend In Houston

The property was clean, and exactly what we saw in the pictures. The communication with the property owner was prompt and informative. We would definitely stay here on our next trip to Houston!

Nice quiet neighborhood

House was very nice and the area is quiet. We had a little hiccup when we first got there but we called the owner and they quickly helped us out and resolved the problem. Would stay there again.

Loved it here

The beds were comfortable, nice sized rooms with smart tvs, quiet neighbor. The only thing that I didn’t like is the bathroom toilet seat when lifted had droplets like it wasn’t cleaned thoroughly. Other than that it was perfect
