Beautiful house near San Gimignano in Tuscany with views, pool,garden, A/C, WiFi

Collinella is a group of tastefully restored farmhouses in a beautiful location along the ancient Via Francigena and Via Volterrana following the footsteps of medieval pilgrims traveling from France to Rome and from Florence to Volterra. Ideally placed between San Gimignano and the former Etruscan capital, Volterra, it is the perfect location for exploring Tuscany.

Collinella has a large shared swimming pool and offers stunning 360 degree views of the Tuscan countryside. It is located on a small hill at the end of a 3 km private white road lined with olive trees, vineyards and flowers. There are many walking and biking trails from the property into the surrounding countryside.

Casa Anna-Maria is a part of what used to be a large farm house and is now a modern two floor 2 bedroom 1.5 bathroom apartment equipped with all modern amenities and free high speed unlimited internet.

The living room and open kitchen are spacious and bright and located on the ground floor. Here you can find traditional Tuscan features including an exposed stone wall, wood burning fireplace, terracotta tiled floors and huge chestnut beams supporting the ceiling. The living room has a sitting area in addition to a comfortable leather sofa and TV.

The kitchen features high quality beautiful white cabinets, granite countertops, a large build-in refrigerator with a freezer and all steel appliances including a full size dish washer, electric stove, and an espresso/cappuccino machine.

Adjacent to the kitchen is a dining area with a table for six people.

On the ground floor there is a bathroom with a sink, toilet and a new washing machine.

The two bedrooms and master bathroom are located upstairs and feature traditional terracotta floors and ceiling beams.

The master bedroom includes a king size bed, a large chest of drawers and a closet. It has two windows with wonderful views of the garden, pool and surrounding countryside.

The second bedroom has a queen/ full size bed and closet. It also features a beautiful view of the garden and rolling Tuscan hills.

The master bathroom has a big sink, linen closet, toilet, bide, and shower cabin. There is also a window with gorgeous views.

Casa Anna-Maria has a well maintained private garden with cypresses, olive trees, and rose and rosemary bushes. There is a pergola covered with vines for al fresco dining and several sitting areas with comfortable lounge chairs to enjoy the stunning views while sipping a glass of wine.

The large 7x14m swimming pool is wonderful for a refreshing dip after hot days exploring Tuscany. The pool is open from June to the end of September.

The location is central to all that Tuscany has to offer. There are many good restaurants nearby. The nearest is “Osteria Il Castagno" a nice little restaurant about a 10 minute drive away. Our favorite local restaurant is Boscotondo pizzeria which is 15 min drive away.

For grocery shopping there are several supermarkets within 15-20 min drive.

A day trip to Florence or Siena is easy by train from the station in Certaldo, avoiding the driving and parking. The Chianti wine region, Florence, Siena and Pisa can also be reached within 45 min to one hour drive.

San Gimignano (15 min drive), one of the UNESCO World Heritage Sites with its fascinating medieval architecture and famous towers. The surrounding valley offers an impressive view of the city.

Volterra (20 min drive) is a charming town well known for its Etruscan origins and holds many remains from this era as well as well-preserved Roman architecture.

The beautiful white beaches of Vada, Castiglioncello, and Viareggio and could be reached within one hour.

There are several natural thermal hot springs in the area. Gambassi Terme establishments have been recently restored and offer a full service spa experience. The same water was used by pilgrims on the Via Francigena in the Middle Ages.

One of the best golf clubs in Tuscany is located in Castelfalfi about 20 min drive.

“Riding Tuscany” equestrian center is located at the Belmonte farm in Montaione within a 20 min drive. It offers horseback rides for all levels as well as 1 hour to full day tours including horse rides for food and wine lovers.

Casa Anna-Maria could be easily reached from Pisa and Florence international airports within one hour drive.
