Welcome to Sterling's Lodge @Frio River Resorts!

Located in the Mountain Valley subdivision in Concan, Texas, this single-story 4-bedroom, 3 bath home offers 1-king, 6-queen and 2-double sized beds to sleep 18. If you need to accommodate a larger group, our house Texas Star is directly next door!

Enjoy the spacious backyard, featuring an outdoor fireplace, sparkling swimming pool, and cabana, or drive just minutes away to Frio River access points. You're also only a block from Frio Valley Ranch and two blocks from the House Pasture restaurant and live music venue.

Sterling's Lodge has everything you need to enjoy the perfect Concan, Texas vacation.

TOWELS: Bring bath towels, washcloths, kitchen towels, pool towels (no towels are provided).

PAPER GOODS: Bring paper towels, toilet paper, napkins, coffee filters. Your kitchen is equipped with dinnerware, silverware, drinking glasses, and basic cookware, but you may want to bring paper plates, plastic cups, and plastic ware.

Girls Get Away

Perfect place for our group of 10 moms. We each have our own bed (no bunks), the location is perfect, and the space is great! It’s been our second time out to the same house, and it was perfect, again!

Fun Family Getaway

Enjoyed our time at Sterling’s Lodge for the second time. Great location a has almost everything we needed making it very convenient. We enjoyed the pool and outdoor area. Perfect for family and friends trip with kids of all ages.

What an amazing place! Beautiful and comfortable! We floated the river and then swam at the house in the evenings, bbq’d, played washers horseshoes and volleyball What an amazing place to stay !!!! We will definitely be back!!!!

Perfect!

We had our annual girls’ trip on the Frio this year, and it was perfection. The house was even better than the pictures, and we enjoyed our time by the pool. Wish the house provided sheets and towel, but it wasn’t a big deal to bring them along. Would book again in an instant! Thanks for a great time!

Fun Family Getaway

Loved this property everything was perfect! The house was very clean and organized everything was labeled in the kitchen which I loved made it much easier to find where everything was, the kids loved the pool and all the back space area definitely recommend this house

Fantastic Family Stay

The house was perfect. The location was nice and quiet yet close enough to things we needed. Drove down one day to take the kids and the family to check out a few of the local spots and then back to enjoy the rest of the day. The house had plenty of room for us to all be inside at night for game night and never felt crowded. The yard was a plus and plenty of room for the kids to run around and for exploring. Everyone really enjoyed the amount of deer in the mornings and the evenings. Very relaxing to just sit outside with coffee and watch. We loved the house and the week we spent there was simply wonderful. We will defiantly be back.

Beautiful river home!

The home was perfect for our weekend bachelorette party. The pool was a hit considering the river is not floatable at this time. Checkin was at 4pm and we arrived around 4:20pm and the door code did not work. We tried several times. After about 10 min of waiting/trying to call the rental management company, we heard the door make a sound from the keypad and then we were able to get in with our code. The pictures of this property should be updated, specifically with the outdoor amenities and I say this in a good way…we were surprised to see the outdoor/pool area had a different look. There were was so much seating around the pool, which was great for our party of 12. The water shut off around 1am every night but there is a notice on the fridge that warns of a city wide shutoff that can happen intermittently. Overall the home is perfect for larger parties and is only a short drive to the river and shopping in town!

Beautiful place

This house has a keyless entry which was convenient I did not have to pick up any keys. We all enjoyed the pool and the covered patio. Loved all the colorful chairs around the pool. There was a fireplace however we did not use it due the burn ban. At night we had lights in and around the pool. Cool. There is a large BBQ pit that we put to use…steaks, hamburgers/hotdogs and some jalapeños poppers. The house was just the right size. The kitchen was well organized with labels to let you know what was in each cabinet door/drawer. The refrigerator was big and we filled it up fast. All the bedrooms were well organized. All we had to do was put our own sheets/pillow cases on them. Three of the four bedrooms had a dresser which was nice to put folded clothes in. Each closet had extra pillows. The living room was big with two couches and one love seat and a big TV. The dinning room table seats six and the bar had six large oversized chairs. We all had plenty of room to enjoy our meals. My family kept telling me, I did good in picking this house. Thank you Wendi and Brannon, we all enjoyed our three night stay.

Labor day weekend

It was a nice house,we took advantage of the big pool,volleyball net,horseshoe and washer put.Kitchen had all the pots,pans,etc.you dont have to bring anything for the kitchen.washer and dryer was a big plus.we loved the house and all the space we had outside we had a great time.I would recommend this house for sure

A Truly Wonderful Experience

My family had the opportunity to stay at Sterling's Lodge for Memorial Day Weekend and we absolutely loved it!!! Everything was perfect and everything we needed was there. We highly recommend this home to anyone considering it. You will not be disappointed!!!

Hey y'all! We're Brannon & Wendi Hightower, owner-operators of Frio River Resorts.

We met in college in 1995 and have been together ever since. Frio River Resorts was started by Brannon's parents nearly 20 years ago and it has been continuously Hightower-family-owned and operated the entire time, with us buying the business in 2018.

We're local and we live in Concan full-time and enjoy serving as stewards of our community with participation in local boards and volunteer organizations. You've likely seen us on River Road as you leave on Sunday supporting the Concan Volunteer Fire Department in our “Fill The Boot” fundraising campaigns, or out to eat at Neal's or House Pasture.
