Overview: Nestled just a short 3-minute stroll from one of the finest beaches on the island, Villa Patiently Waiting offers a luxurious retreat complete with a private swimming pool, spa, and round-the-clock security. Located just outside Ocho Rios in the Parish of St Ann, the villa is approximately 1 hour and 20 minutes from both Montego Bay and Kingston airports via the new toll road.

Beach Access: A beach pass is available with a refundable deposit of $100 USD. Please note that if the pass is lost or misplaced, the total cost is $150 USD. The deposit will be returned upon the passā€™s return to our caretaker, Mr. Chris Ludford, on your departure day.

Property Features: The villa is fully staffed with a caretaker, housekeeper, and gardener, ensuring you enjoy a seamless and relaxing holiday. Inside, the villa exudes quality, with porcelain floor tiles and exquisite Italian furnishings throughout the living areas.

Each bedroom is tastefully appointed with top-tier furniture and features its own en-suite bathroom. One of the bathrooms includes a Jacuzzi bath with a shower, while the other offers a walk-in shower.

Spacious Living Areas: This villa boasts generous living spaces, including a large living room flanked by two verandas. The first veranda features dining seating for ten, overlooking the swimming pool and landscaped gardens, with an additional computer station. The second veranda offers two sofas overlooking the secret garden, with plush blue leather seating for your comfort.

The main living area includes an Italian marble dining table with seating for six, three Italian sofas, an Italian coffee table with four stools, and a 50-inch curved cable TV. In total, the villa provides dining seating for up to 16 people.

Luxurious Bedrooms: Two of our bedrooms feature double beds and en-suite bathrooms, with one offering a Jacuzzi bath and the other a shower room. The master bedroom boasts a super king-size bed, a 60-inch cable TV, and a Jacuzzi bath with a shower. Each bedroom also includes a private bathroom with a safe.

Outdoor Amenities: Villa Patiently Waiting is set on one and a half acres of beautifully landscaped gardens, complete with a swimming pool, BBQ pit, gazebo, and secret gardens. Outdoor dining areas in the gazebo and gardens can accommodate up to 20 guests.

Awesome property & great stay

Stayed here with friends and family for a birthday weekend. The property is beautiful, clean and spacious. Centrally located in St Ann with a beach access and close to grocery store (Boot), gas station, restaurants and adventure parks. Very well kept property with fruit trees and gardening. Also the house has many sitting rooms to entertain. I would recommend to persons for a family or friend relax retreat.

Stayed here before over 12yrs ago and they have definitely made some improvements to the property. Overall our stay was good, host was very friendly and helpful. Lots of beautiful outside space. Some minor things that would help. Get rid of the guest need to provide own toilet paper sign in the bathroom - this is basic and should be provided. Villa sleep 10 but enough towels not provided in the rooms. Some welcome drinks even water would have been nice. Would stay again and would recommend.

Had a beautiful 2 weeks grounds and house is what I expected the people and staff are so friendly even if they won all the backgammon games lol. For the Chef that gentlemen knows how to cook ox tail was to dye for and made a great fiend with Chris. Thanks to Alvin for the personal trip it was great. I would recommend this property to all.

We arrived late to the villa as had delays with the flight and Chris the manager was there to greet us and explain everything to us he was very friendly and welcoming we stayed for two weeks and Chris was excellent throughout our stay we canā€™t fault him the pool was wonderful and the beach was excellent and just a short walk from the villa there was a supermarket near by too the only thing we would suggest is to have the option of a welcome pack on arrival with the essentials ie t bags coffee milk sugar bread butter juice water even if that comes as an extra charge as we arrived late and could have done with a cuppa would recommend to others to stay there thanks for an amazing time

Great experience

This was our first visit to Jamaica and it wonā€™t be our last. The owners property manager Chris lives on site and is always available to help with pretty much anything you need. The property is spacious with plenty of space for larger families to spread out and enjoy this lovely property which has its own pool and jacuzzi. The beach club which residents have access to is right on the door step and there is a vast array of bars and restaurants locally. We hired a car which made visiting a number of local areas of interest easy. Many thanks to Alvin the owner and especially Chris for making our stay a memorable experience.

This property was a bang for the buck. Itinial view was marvelous. I was disappointed that the Jacuzzi in the master bath was inoperable. Otherwise the home did what it was supposed to. I enjoyed going out and picking Ackee for breakfast or a fresh mango to snack on. Everything was well and if there were any concerns they were addressed right away.

Just What the Dr. Ordered

We loved this place and especially enjoyed the company of Christopher Ludford, the care taker. It's located in a nice gated community just outside of Blue Bamboo Beach Bar/Restaurant. You access the beach using resort passes, about a 5 minutes walk outside the property. We also walked to grocery store just down the way. Once there we opted to catch a taxi back. There are only 2 things missing to make this place perfect. Air conditioning is desperately needed in the common area. During the daytime, even with the windows and doors open it gets HOT!!! It would also be nice to have someone to sweep the floors, 2-3 times per week. This way the sand/dirt and whatever doesn't gather on barefeet.

A little gem

This place was amazing for us. My family loved the pool. Chris was amazing!!!! There was no ac in the family areas but we easily adapted. Rooms were cool and the showers were amazing!!!! I love hot water even in Jamaica. The beach was a short walk away and was sooooo nice. We stayed 3 places this visit and patiently waiting was by far a diamond in the rough. We had other family members staying in the cottage on the property as well. There were two more apartments or accommodations attached to the house. You can not see them from the pic. They were occupied but we hardly saw them. However one night one of the couples were at the pool and was a little surprised to see them. They left without incident. Otherwise we had the place to ourselves. I would definitely visit again. I would like to occupy the entire villa next time with more family!!!

Villa Patiently Waiting

We had a lovely stay at the villa but it was marred by the fact that the other small properties in the compound are also sold use of the pool. We had to have some very uncomfortable conversations when other guests just appeared in the pool. The listing states that it is a private pool and they rely on the good nature of the guests to work out whether you allow other guests ( not staying in the villa) to use it. We felt this was deceitful and unfair to all parties but I have been assured by the owner Alvin that the listing will change to say Shared pool. The pool area is not big enough to share with the other properties, which we were also unaware of existing on the same site. Overall the villa is dated but comfortable and good value for the location. The Bamboo Blu beach is lovely and residents who stay in the villa have free access to the private beach, free sunbeds and 15% off all food and drink which we considered to be a great perk of the Villa.

Ur care taker is something else. He watches too much. Everything he complains about. NO HOT WATER

Been there 2weeks n out beds got changed only ONCE. Had to bring my DIRTY CLOTHES BACK TO AMERICA. Washer n dryer under lock /key. Check out is 11am n from after 8am he starts bugging us. The water system is Solar n if we waited after the sun goes down we cant take showers because the water is cold. We had to buy a basin, hot the water n use it for showering. We live in the cold n we dont use cold water, especially for the kids. Ur property has alot of potential but I would Never booked again n I would never recommend it to anyone. Clean, spacious, relaxing villa with great staff

Villa Patiently Waiting was superb! We stayed in Negril at a resort for a few days then ventured over to Ocho Rios to a beautiful, relaxing villa. It was a pleasure dealing with Mr. Appleton & thank you for always replying & making it easy. Chris, the caretaker was there to greet us as he said he would be, and he was awesome our entire stay. He was always available if we needed something. Everyday, Chris and the landscaper were on the grounds, hard at work making the property spotless and beautiful, as was the maid too. The villa was very clean and perfect for the 6 of us. We spent time in the pool everyday, and enjoyed listening to the waves at night. Unfortunately, The Riu next door was under construction so there was a lot of noise, but it didn't stop us from having a great time. We loved Bamboo Blue that you can walk to only 5 minutes away. Private beach, bar, & restaurant. Great drinks and service. We wish they hadn't had a private event that weekend or we would have been there every night having drinks on the beach, with a bamboo fire, listening to the waves and reggae music. We also visited Dry Dock that was okay. We didn't eat there but had a drink and interacted with the locals which was fun. We walked to Scotchies which had great jerk chicken and ribs, and very inexpensive. While we were there, we went to Dunn's River Falls, ziplined & climbed the falls, a must do while in Ocho Rios. We also rafted down the Martha Rea river on bamboo rafts which was fun & relaxing. We learned a lot about the vegetation and such around the area. You can talk to Chris about getting a driver to get you to all of these places. Our only recommendations for the property would be to have more fans in the living room & kitchen areas as it gets super hot inside. We also suggest keeping some simple spices in the kitchen, chair floor protectors for the dining room chairs cuz they squeek, and door stops for the doors to stay open to flow the air through. Everything else was great, and we will definitely keep this place in mind for a future trip. We already talked about coming back before we had even left. Thank you to Alvin and all of the staff for your hard work for us to have such an enjoyable stay.

Quaint large family relaxation location away from the crowds.

To receive a 5, you have to be perfect. This villa was almost there. We spent 9 days, with a beautiful semi private pool. There are 4 other one bedroom cottages at the villa compound, however we stayed at the big house, and had the pool directly at out back door of the glassed in sunroom. We only saw one other couple for 2hrs use the pool besides us. Chris the caretaker (a very fun and caring guy) cleans the pool every morning early and asked us twice a day if the pool way okay. It was crystal clear, and it's 6' at the deep end which is great I hate shallow pools. The grounds were very nice as the gardener trimmed and cut and worked in the yard everyday. There is a housekeeper "pimpim" very nice lady, and she will come in and clean and do linen changes each day if you need her. There is a guy that comes on Friday at 10am with a truck of fresh fruit and veggies. I told him he should come by on Saturday evening or Monday as people could shop then. If you need him, ask Chris. There is a chef, named Cleary. For $30.00 a day US. He will prepare all meals, Breakfast, lunch& dinner. And wash all the pots and pans. You can buy the food or give him cash to shop with. His food was delicious. You defiantly need to treat yourself. Right next to the villa is the hotel riu. If you want all inclusive, the come up with a menu before you travel, hit a grocery store about and have Cleavy cook all day, and ask pimpim if she would do the dishes for a fee or tip. You would still be $$ ahead. The negavites I have are few 2 rooms had a noisy ceiling fan, you have to bring your own toilet paper, paper towels. There are no kitchen towels, hot pads, linens. There are just enough dishes for eight people, there needs to be extra glasses, Tupperware containers for storage of food, more utensils, measuring cups, spices, more bowls, the kitchen was clean but dated, the house is very clean but dated, but very very relaxing!!. Lots of chairs. For small groceries go to the new boots 1/4 mile east. For bulk groceries go to progressive in Ocho rios. For a nice family run dive shop contact Maureen at Garfield, on the beach in Ocho. Rios. Oh the bamboo blue beach club is really on 4min walk away from the house we timed it. Nice beach but shallow, if you want deeper, either walk over to riu's, or go into Ocho rios and pay $1each. oh I forgot if your a pillow fanatic bring your own. My wife thought they were lumpy, I slept just fine. I 100% enjoyed my stay. We loved Chris.

This villa was Great!! I would definitely recommend it to anyone. I will definitely return again. Clean and comfortable. Great location in St. Ann. My family LOVED IT!!!

Excellent Customer Service

I must say that upon arrival, at first glance, the property seemed all that was advertised, and in many ways it was. There are some important upgrades that need to be done to the property to make it more livable and enjoyable. However, the customer service by Chris was excellent, from start to finish. He was so welcoming and pleasant that I somewhat overlooked the needed upgrades to a certain extent. Great host and excellent cook! Chris is a great guy. I would stay at this property again if certain necessary and important upgrades were undertaken; for, you cannot beat the customer service and its affordability.

Beautiful property

Although it was a short stay, the house and grounds is beautiful. Property Manager Chris was very welcoming and helpful. Our favorite part was the pool. We will definitely be back for the next family trip.

This villa is high-quality with a top class interior and exterior along with 24-hour security.

The interior of our villa is fantastic with class all the way through from the first step until the last.

The rooms are very large and airy so you do not feel boxed in.

The surroundings of our villa is stunning

Along with the fact that it is a 5-minute walk away from one of the best beaches on the island, this is a no-brainer.

I have viewed many villas only a few reach our standards. The few that do are top end when it comes to the price per night.

Most villas I have viewed have some very old furniture the interior is very poor a lot do not even have swimming pools if they do the pool furniture is not very appealing.

We make sure that every part of our villa from the exterior to the interior is quality.

Our villa is located next to two big hotels the RIU hotel also the Jewel hotel.

Therefore it is a tourist zone with a lot of activities and most of all security is 24 hours per day including the beach areas

There is no villa designed like this villa it is unusual in its architecture where windows surround the property this provides plenty of light in every room making it bright and airy.
