Large luxury new detached family villa, fully equipped inc WiFi. Landscape garden, large pool, BBQ area. Internally there is a very large lounge/dining room with fireplace, large 50" plasma TV, Free view, DVD and DVDs, PS4 and games, hi-fi, board games etc, which has 3 sets of doors leading to the garden and pool area. The property includes a fantastic fully equipped kitchen with table and chairs, utility room with washing machine etc. Door leading from the kitchen to the garden, BBQ and pool area. Beautiful pool with garden furniture, BBQ area, washing line. Pool table in the hall !! Located 1.5km from Albufeira old town and beaches. Local restaurant within walking distance. Algarve shopping centre within 5 minutes drive. Golf course 10 mins drive.

One of the best equipped villas we have stayed at - we are frequent fliers to the area and are very impressed with how well equipped this villa is. The pictures do not do it justice - a superb pool, fantastic new smart TV, fabulous pool table and the villa is located in a quiet, convenient neighbourhood. The owner responds to any messages within minutes and he’s a really friendly chap. We will be staying here again.

Nice villa in need of TLC

Lots of positives about this villa. Great location, near but not too near Albufeira. Good facilities on site with spacious rooms, BBQ and pool. Unfortunately, like a previous review mentioned, there were a few issues though. The pool has a number of tiles missing and two people(including one of the kids) cut their foot as a result. Some of the furniture is in a poor state of repair and we had avoid using it. Having stayed in numerous villas, I was really disappointed at the lack of welcome. There was nothing left for us on arrival. As a minimum I'd expect a manual with key information for the property but this was not present (we were told an agent would come over but they never arrived). This meant we never were able to make of all the promised features. Also, at every other villa we'd ever stayed at, there was some basic rations left (milk, bread , etc) but nothing here. Generally lots of individually minor maintenance issues were noted (splinters from pool table, broken sinks in ensuite, light bulbs needing replacement, TVs with no plugs, etc). There was also a poor standard of cleaning. Overall this is a lovely villa but needs a bit of TLC to make the best of it.

The Pool is being retiled this winter which will eliminate the missing tiles which unfortunately are a consiquence of guest "picking" them off. The maid service is twice a week and other than this review the cleanliness has never been mentioned, other than to compliment . The garden furniture has all been replaced again after the damage received this season. Welcome packs are available on request and are payable locally on arrival depending on what you require, we are not a hotel and do not supply food and drink but are very happy to assist if asked

Great house, very well equipped. Lovely outside area and pool. There are no blinds on the bedrooms and the swimming pool guy comes without warning but apart from that everything was amazing. We had a wonderful holiday and hope to return in the future!

Vivenda fica um pouco à quem...

Vivenda com bons serviços mas o serviço de limpeza e camas é fraco ( edredões muito sujos). A televisão só tem canais ingleses. O check-in só pode ser feito 2 horas depois... Cozinha muito bem equipada e um lindo jardim com uma boa piscina. Atenção que a pessoa que se ocupa da piscina entra a qualquer hora sem prevenir

Maison idéale pour 8 personnes mais propreté à revoir

La maison est bien placée et la taille de la maison est idéale pour 8 personnes. Elle est bien équipée avec deux frigos, micro-ondes, machine à café et machine à laver (vaisselle et linge). La propeté à l’arrivée n’était pas top, le lit pour bébé avait du vomi dessus, nous avons dû le laver à l’extérieur. Idem pour la chaise bébé, inutilisable en l’état pour des questions d’hygiène. Le sol était également très sale à notre arrivée. Il manquait aussi des linges supplémentaires pour le bébé. Nous regrettons d’avoir eu des difficultés à joindre le propriétaire via le site également.

Villa agréable bien située

Le point noir nous n’avons pas pu rentrer les véhicules dans l’allée nous avons été obligés de laisser les voitures dans la rue quand on loue une villa à ce prix ont doit pouvoir mettre les voitures à l’abri qu’elle dommage je ne relouerai pas cette maison pour cette raison

Family holiday

Very nice villa and we thoroughly enjoyed our stay once we had navigated our way backwards and forwards. Shame some of the activity sets had been broken by previous guests. 30-40 minute walk into old town and supermarkets which was fine for us, but may not suit everyone as not much in the local area. Overall very good

The villa was stunning! Its very spacious! The contact with the owner has been great and he has been a real help! Have already spoken with Friends and we would defiantly book it again in the not to distant future! :)

Lovely villa idea for family holiday possibly mixed couples

Great location, quiet area, near by restaurant and cafe. Nearest shop only few mins drive but at least a mile walk, not suitable for buggy. I would recommend having transport however bus stop is at the top of the road and 2x fab taxi services..Paul’s or Pedros (cards on info board) who were literally on the end of the phone available within 20mins. Would highly recommend them and very reasonable price. About 7 Euro to old town or marina only 10 Euro to the strip (this was also average price back in any cab). Lidl and Aldi only 10 mins drive away. Had a couple of minor issue sorted promptly by agent. Would definitely go back and stay here.

Ideal family villa that has everything!

Just returned from 10 night stay at this lovely villa. We were a party of 6 including 4 kids aged 15,13,11 and 7 years & they all loved it. Very spacious villa with ample room for 8 guests if needed & a perfect sized pool that has just been retiled to a high standard. The kids loved the pool and had the added bonus of a pool table & PS4 which really made it a home from home with good wifi. The villa had everything you required including towels, with plenty kitchen utensils & washing machine etc. Maids arrived midway through holiday & changed bed linen & towels. It's a perfect villa for a family holiday. I would say though that you may require transport as walk to Albuferia old town is a good 25mins & on some part of roads with no pathway whilst taxis can be difficult to get esp in evening time. Previous review also mentioned bakery in Industrial park very close by, this is handy for breakfast rolls & croissants etc. Can't fault the villa though as it was ideal for our needs & would highly recommend.

Fabulous well equipped villa in a quiet area of Albuferia

A spacious villa with everything you need. Pool was great (recently retiled) and the villa was just as described clean and comfortable. The owner and management company were very helpful. Although the villa is close to Albuferia it’s not too close. The bakery / coffee shop in the wee industrial estate was great for breakfast croissants and bread in the morning. All main attractions are close by but having a car is probably essential to maximise exploring. Loved all the beaches, boat rides, Aqua parks and more!! Highly recommend.

Firstly initial contact with the owner was impressive and communication was excellent. Getting the breakage deposit back was quite the opposite. On my return I emailed the owner as I had not received my deposit back as advised in the original email. My requests for the deposit to be refunded were ignored for a few weeks and it was only when I threatened the owner with a collection agency that he finally responded. I now have my deposit back but this took 4 weeks. The Villa itself looks lovely on the pictures however there were quite a few defects I noticed; - The swimming pool had missing tiles so there were various parts which were sharp and potentially could cut yourself on. - Garden Furniture Broken - Pool cue's had no tips on them - Table tennis net held together with blue tack - Spa Bath did not work - Parasols Broken - Washing Line Broken - Curtain Pole In upstairs bedroom was hanging off the wall The whole villa could do with a tidy up and a good paint. I would not rate this Villa as as five star it is more like a 2 star.

Unfortunately it is impossible to please some people, I have no idea what these guests were expecting or indeed were they got the 5 star rating - the villa is exceptionally well kept and looked after with no expense spared in making it a real home from home. Please see all previous reviews. The villa was painted top to bottom inside and out this April so I am very surprised at this comment. The breakage deposit is returned once our agents confirm that there have been no issues, unfortunately there were many issues with these guests but we have returned the deposit in full and accepted that some people just treat your property with contempt - thankfully this is not the usual. The only broken items we are aware of are what these guests broke or abused, previous guests and later guests have had no issues at all.

Simply beautiful

Well where do I start on arrival the villa was clean, had a supply of beach towels, towels also so that was a huge help. The kitchen is huge and has everything a family could need even down to a baby bottle steriliser. The beds are comfotable, the rooms have aircon also indeed it was needed as it was in its 30s while we visited. The owner Gary helped with everything needed, the pool we ended up having heated as the kids where a little cold although I loved the water to cool off as it was so hot. Gary had this sorted for us you can organise this before you leave for your holidays. Overall the distance to the old town and strip is a 35 minuite walk so I would advise car rental as the Taxis are always busy in peak season. Try Panda car rental as the company we went with were pricey. The house is stunning and perfect for the home away from home, I would defenitely visit again. Mr and Mrs benson thank you for a pleasant and enjoyfull stay.
