Lakeview is situated in the quiet village of Hopton, this beautifully presented property offers stunning views from master ensuite bedroom, sitting room & terrace, accommodating comfortably 6 to 8 people, in 3 luxury double bedrooms. The family room has a comfortable day bed and pull-out (suitable for adults and children extra charge)Super luxurious bathrooms, with lake views from the bath tub and underfloor heating. The views from the house are simply stunning offering an uninterrupted view of the water and rolling hills in the distance. The Cottage is set in the grounds of Hopton House and has been thoughtfully converted to provide superb facilities set in over an acre of delightful private gardens. A deluxe hard sided Hot tub can be hired in for your stay (extra cost please ask)

Guests are able to use the garden to relax & take in the amazing views. A family friendly gated property which can be secured to provide a safe environment for children to play. Travel cots & highchairs are available on request. The modern styling and elegant furnishings are evident throughout the accommodation, which features a spacious super king ensuite bedroom with the most beautiful view over the lake from your bed. Spacious accommodation over 2000 Sq Ft, with a very comfortable 8 seater, leather sofa, a Clearview log burner and excellent cooking facilities. Fantastic walks, paddle boarding, sailing/Kayaking & cycle paths on the doorstep. Centrally located for Chatsworth House & petting Farm, Kedleston Hall, and Haddon Hall or if you fancy something a little more adventurous Alton Towers, Splash Landings and Go Ape are all a 15 minute car drive. Quad biking, paintballing and buggy driving are available 10 minutes away in Brailsford. The lake and the visitors centre offer Paddle boarding, Sailing, wind surfing, fishing & boating with great cafes, restaurants, bird watching and children's adventure play ground. If that all sounds like too much effort the delightful market towns of Ashbourne, Bakewell and Matlock are within a few minutes, where you will find boutiques, antiques, restaurants, markets, and galleries. Our changeover days are Friday or Monday. Please ask about discounted 4 night midweek breaks in low season from Monday - Friday. Deluxe hard sided, Hot tubs from £190 can be hired locally and delivered and prepared ready for your arrival. (please ask).

Excellent location near to Carsington Water and plenty of activities nearby. Accomdation very comfortable, spacious and cosy. Easy check in and check out. Wifi good. Super quiet evening, great bed, and beautiful views to wake up to in the morning. Fab!

The cottage was in a wonderful location - the views over the water were stunning and it was wonderful being woken up be ducks, birds and occasionally donkeys. The check in process was easy, and the house was spotlessly clean. We didn't hire the hot tub as we were only there for a few days and enjoyed the local activities, which included Quad biking, Matlock Bath, the black rocks and Abraham's heights. All only a short drive away. We also went down to the water - unfortunately the bike hiring went into administration a few weeks ago so we couldn't hire any bikes to cycle around the reservoir. We walked a few miles instead enjoying the views! Overall, we had a lovely few days staying at the cottage.

Picturesque

Lovely location nearby lots of villages, towns like bakewell and matlock. Weather wasnt brillaint but still had a great time. Beautiful cottage with every thing needed.

Lovely setting for a week-end away.

Lakeview was a lovely property for our week end break in Derbyshire, and very well located for local attractions. The accommodation was very comfortable and clean, with ample seating in the lounge for all of us to relax in. Communication with the owner was excellent when needed. Would definitely recommend to others.

Beautiful Property

We had a wonderful time at Lakeview. Such a special location overlooking Carsington Water. My husband took his bike and rode around the lake, it was roughly a 9 mile ride. We hired a hot tub to keep the older children happy. There is a great pub down the road. The host Pamela was fantastic. We would definitely go again.

Family Gathering

We stayed at Lakeview for a four night stay for our family reunion and had a fabulous time. The house was very clean and super comfortable. The beds were definitely luxurious and we all slept well. There was nothing that we did not like about Lakeview. The weather fairy was on on our side as we had perfect weather and sat outside on the patio with wonderful scenery and a great view of the lake. I would definitely enjoyed our stay and would recommend for a great place to explore the Dales.

4 Nights 60th birthday

The property is beutiful with views overlooking the lake with a fully equipped kitchen… 1 of my guest said the day bed wasn’t very comfortable in the family bedroom also we found the seating to be a little low and sunken to the far end of the room the showers were lovely and hot but we did miss something to put our shower gel’s / shampoo on whilst showering.. we thoroughly enjoyed our stay and these little gripes wouldn’t stop us from returning there is plenty to do around the area

Lakeview stay

The property was in an excellent location for exploring the surrounding countryside. All areas were cleaned to a very high standard. There was no Welcome pack which we have found in other properties. Both showers had no non-slip mats which made showering difficult. Overall it was a very good property that, with a few tweaks, could be excellent.

A really lovely place to stay. Was spotless and the stay was very comfortable.The only thing that i can fault was there are hidden charges. I was asked to pay 50 per person for the additional 2 beds 2 days before we go. Charges like this should be included at time of booking not just before your holiday. Especially when the details on the invoice stated all fees had been paid.Also the hot tub cost is confusing to me, with all the extra charges considering its there all the time.

Chantelle, Delighted you enjoyed your stay and you appreciated the high standards we offer at Lakeview… I am disappointed that you found fault. My advert couldn’t be any clearer Lakeview sleeps 6-8 guests in 3 bedrooms, the standard rental is for 6 guests, although it can sleep 8 using the day bed & a Z bed. If you book the Z bed & the day bed there is an additional charge for the extra linen, towels, showers etc of £50 per bed per stay. The hot tub is also optional, not all guests require a hot tub. This information is very clear in my advert, and in the confirmation when you book, maybe if you took the time to read this information, you would not have found any issue….?

Large clean house with pretty views towards the lake.

Beautiful master bedroom with plenty of room for two large beds for my son and his family, bathroom ensuite with wonderful view. Would have been better if all three bedrooms were on the first floor as no bathroom downstairs. Kitchen had plenty of crockery, pans etc. Empty hamper in the corner with no welcome pack was very disappointing. No milk, or other basics until we asked! The Cock at Mugginton recommended by Pamela was well worth the visit with delicious food and beautiful surroundings.

Property was lovely and clean with tasteful interior. Beds are comfortable and master bedroom in particular was huge with a lovely view. Local pub was great and in walking distance.We found the layout of the house to be odd, particularly the dinning table that is located in the entrance hallway with limited space around it. The window sills are low to the ground and easy for a child to climb onto. The windows open very wide, so we needed to keep the upstairs windows closed at all times as we have an active five year old who likes to climb. Not ideal in a heat wave!The hot tub shown in the photos IS NOT included with the property unless you book and pay extra for it. We missed this info as it's written right at the end of the property description. Making this clearer would help avoid disappointment for future guests. The garden swing that's shown in the photos is no longer there.

Christmas 2023

Stayed here over the Christmas 2023 for 7 nights. As many reviewers have commented, the property is furnished to a high standard, with particularly comfortable beds. Some of the best we’ve had in a rental. The house is well located with views of Carsington Water and pub within walking distance. Lots to see and do within a short drive. Ample parking at the property with easy access. We’d not researched as well as we should, not realising the set-up of the house. One bedroom is downstairs with no toilet/bathroom - it wasn’t ideal for us as we had parents with some slight mobility issues. Also hadn’t appreciated that the dining area is in the entrance to the property, without a huge amount of space ; we also found it cool whilst eating, not a table to linger longer at.. We ate in more than most typical visitors, was not our ideal dining experience, but for most probably wouldn’t impact. We had some issues with the heating, initially an App related problem that the heating would not turn on. The owners they were very responsive, and for the rest of our stay we could control the heating. The log fire in the lounge is a great addition, as despite the thermostat showing the house was 23 degrees, it didn’t feel too warm. Seating was a little challenging in the lounge. Probably fine for younger visitors, but my parents struggled to get out of the chairs. Despite the few niggles, we had an enjoyable stay and would recommend. Hosts very responsive and helpful.

Christmas at Lakeview

We thoroughly enjoyed our stay at Christmas. A stunning house with beautiful and tasteful furnishings. Spotless on arrival, kitchen well stocked with various crockery, glasses and cooking equipment. We had a walk around the reservoir on Christmas Eve, perfect weather and a well earned drink at the Miners Arms afterwards. Would love to stay again sometime. Thank you again

Great cottage.

Great, comfortable cottage in a lovely village. Log burner was a plus. Very well equipped, and big comfy beds. Ideal location within walking distance of a great pub and a 5 min drive to Carsington Waters where we hired bikes to cycle. Would highly recommend.

Beautifully decorated and furnished with everything you need for a comfortable stay. Pub 7 minutes walk away. Our only niggle was no downstairs toilet but highly recommend anyway.

Lovely property but 2 niggles

The property is beautiful, large, well appointed and spacious. Four adults stayed and my three month old granddaughter. We had a hot tub in the garden which overlooked Carsington water. This was a beautiful addition to the property. It is mentioned in the description that it costs extra to rent so you are not too bothered to pay the hire price. However my husband was informed that an extra £100 charge would be required for the electricity used to heat the hot tub over the three nights we were there. I looked up the price of how much a modern hot tub costs 2 feet and this is maximum around £6 per day so feel that £100 was far too much to ask. The weather was cold while we were there and as we had a very young child with us so we needed the heating on. Each time we had to email Pat Miller to ask her to switch it on. She did explain that there was some problem with the app that she was using but I couldn’t understand why we had to ask to have the heating on in the house. Be prepared if you visit in the autumn as you have no control over the heating in the house. On the morning we were leaving it was very chilly while we were getting ready to leave and again I asked Pamela to switch the heating on so that we could get the baby ready and she made a comment about it not being cold. I found this slightly offensive as the baby needed the chill taken off of the house.

Wow!

Beautiful, spotlessly clean cottage in idyllic surroundings with a very friendly efficient host. Couldn't ask for more, you won't be dissapointed if you book a stay, looking forward to returning in the future.

Another good stay

Our 2nd time staying at Lake View. A great location and the property is well appointed. Communication with owner was very good and property very clean and well appointed. We would recommend this property.
