Comfort close to Xcalacoco beach

At only 1 mile from the gorgeous beach of Xcalacoco you will find the neighborhood of Balam tun. It's a gated community with 24/7 security, parks/ playgrounds and a very tasty and affordable restaurant. Also there are two small supermarkets within the neighborhood itself that will provide you with your daily basic grocery needs. The people that live in Balam tun are very friendly and will make you feel right at home.

Our house has 3 bedrooms with an equal number of big comfortable king size beds, providing room to a maximum of 6 people. The bedrooms are fully equipped: Multiple sets of bedclothes/ towels/ etc. as is the rest of the house. You will be left wanting for nothing.

Because our house is the last one in a dead end street there is no traffic passing in front of it. The street ends in a nice little park/playground for children which is right next to our house. So it is particularly suitable for families with children. Also people who simply love nature will enjoy it's green location. Sometimes even spider monkeys drop by for a visit! Kids and adults alike always love it when that happens.

Comfortable Condo near the beach ⛱️

Condo in a safe gated community with a mix of local residents and tourists. Close to amenities, corner store, restaurants and laundry service.

GREAT STAY!!

A newly remodeled place, a gated community, playground for the kiddos right next to the property and an overall friendly entire community... An experience to remember. My wife, three kids and I really enjoyed our stay here. Totally recommend!

Great place to stay

Loved the quiet and secure neighborhood, everything you need is available in the house. Only problem was the water pressure, it was very low but Ferdinand was very prompt in communicating the issue. There was great and fast communication with the owner at all times which was helpful.

Thank you Erica, it was great to have you as our guests! I am still sorry about the water pressure. It rarely happens that the supply company has issues of this magnitude for this length of time, but you've been unfortunate enough to experience them. Big parts of Playa del Carmen were affected, so at least you were not the only ones trying to squeeze some drops from the shower. :) We have excellent water pressure 99% of the time because of our external pump. You'd love it for sure and I hope one day you will return to test it. :) You and your family are always welcome!

Cozy and charming

Its just like you see it in the pictures that Owmer shows it. We mainly went to the parks attractions nearby, the house is located very close to the city limits. We would stay here if we come back! Thank you for your hospitality Ferdinand.

Ferdinand was easy to communicate. The house was super cute and in perfect conditions. Hot water, cooling systems worked perfectly. The house was equipped with a full kitchen and all necessary utilities to cook at home. Grocery store was 5 min walk. It was a great stay! Security at all times and every taxi and car coming in was checked by security

Mexican Flavor ...

We've been coming to Mexico every year for a very long time. There are so many options as to where one would stay. We've done all-inclusive resorts, fancy homes, you name it. We enjoy the neighborhood where this home is located. It's definitely very Mexican, with mostly locals living there. We like the atmosphere better here, as it gives us a good idea of how many live in Mexico. If we wanted a fancy resort, where we don't explore our surroundings, we might as well stay in the USA, and not travel to other countries.

Super séjour quartier calme est sécurisé, Ferdinand le propriétaire est très réactif, nous avons eu la chance de rencontrer des singes araignées devant la maison , singe trés gentil et sociable c’était absolument magnifique !!! , au sujet de la location tout était parfait, maison confortable et propre le propriétaire a pensé au moindre détail pour ne manquer de rien , en espérant revenir un jour . Amazing!

I can't tell you what a great stay this place was for my family. Both Ferdinand and Paula are great hosts and are very friendly. The location is perfect for visiting all the major attractions like Xcaret, Xel-Ha, Xplor, Xenses. We also ended up going to El Cenote Azul which is very close to this location. The public beaches like Akumel and XpJ-ha are very close to this house as well.This wonderful house has easy access to the main road there, it was easy to find. The house is located in a gated community that truly makes it a great stay for families that are looking to get away from the city scene of playa del carmen. The Oxxo and the Iguanas store are walking distance and it made it easy because it allowed us to purchase food to cook or to take in our cooler. The kids enjoyed the playground that is just outside the front yard. We enjoyed the fact that Playa Del Carmen is just a few minutes away. We will definitely return in the near future to this house. Ferdinand is an amazing host with great experience of the location and is always willing to help view email or text.Thank you for making our Cancun Family Trip one to remember!

Great New Years Trip

We traveled as 6 people to Playa del Carmen for New Years. The house, although a bit smaller than it looks in the photos, was perfect! We had everything we needed to make the trip great. Upon arrival, the house manager let us in and gave us a tour. The house has one bedroom downstairs with a bathroom and 2 bedrooms upstairs with a shared bathroom. All bedrooms have AC and great windows for natural lighting. The house was very clean and organized and each bedroom was decorated nicely. My only suggestion is to add some mirrors in the bedrooms, as it made getting ready a bit harder when we were all sharing one mirror over the sink. The kitchen is fully equipt with microwave, fridge, stove, blender and washing machine. The OXXO at the front of the complex is well stocked and convenient for those late night runs and daily needs. The house was about a 10 minute car ride to the Playa center, which wasn't too bad. At times it was difficult to find a taxi on the street, but the house manager can call one for you to make it easier. The bikes in the backyard make the beach a 5 minute ride away. On foot its about a 15 minute walk through some winding roads. Overall the house was great, and provided us a very comfortable and pleasant stay. We would definitely recommend to friends. Ferdinand was super helpful and beyond accommodating with anything we needed! At first we only planned to stay till the second, but we ended up needing one more night and he was so accommodating and worked with us to get us the additional night. Thanks for a great stay!

Muchas gracias Antonio for your kind and elaborate description. I must admit that I immediately went through the photos of the house again and I see what you mean. Eventhough I did my best shooting everything with attractive lighting and such this was of course not something I did on purpose. But I guess us hosts usually have good cameras. :) Thank you for the tip about the mirrors. As you know, I am in the house right now with my family enjoying our own vacations, but of course we are polishing some things here and there at the same time. Before we leave we will install a long mirror on the door of every bedroom. So no more dense traffic in the sink area during your next potential trip here. :)

A beautiful home in a beautiful community...

Ferdinand, and Paula the property manager were great and made us feel right at home starting from the moment we arrived. Everything about the house, the community of Balam Tun, and the local Xcalacoco beach was incredible! The playground outside of the house's front door was a big hit with our kids. They loved playing on the tree swings and with the local neighborhood kids. There are two stores right outside of the Balam Tun entrance that provide almost anything you need for your stay. The community also offers donation yoga on Monday, Wednesday, and Friday mornings under a beautiful tree in the park to the east of the house. From the house we walked to the beach pretty much everyday with our kids. At first we followed the street's sidewalk to the beach entrance which was a pleasant walk but a bit longer then the jungle path shortcut we found. Most people walk their dogs on this path and workers take it from the local highway. We found it safe and far more beautiful than the road. We saw many birds, bats, insects, even monkeys within Balam Tun. We walked for miles up and down the shores of Playa Del Carmen and found Xcalacoco to be by far the most beautiful beach in Playa. In between the two piers on the beach was a perfect spot for our young swimmers and snorkeling. Lastly, I highly recommend checking out cenote Crystallino just south of Playa right off the highway it is about 20 minutes from the house (It was everyone's favorite part of the trip). We will be back for another amazing trip!

I have seen many cenotes in the area (all of them insanely spectacular), but I have to admit I did not visit Cristalino yet. Ein wunderschöner Aufenthalt

Wir haben 12 wunderbare Tage im Haus von Ferdinand verbracht. Es liegt in einer ruhigen freundlichen Wohnsiedlung. Der nahe gelegene Strand ist mit den vorhandenen Fahrrädern in einigen Minuten zu erreichen und ist noch richtig schön. Das Haus wurde uns sauber und in einem ordentlich funktionierenden Zustand von Paula, die sich um alles kümmert übergeben. Paula ist eine Perle. Für Fragen und und Probleme war sie umgehend da und hat sich sofort um alles gekümmert. Der Kontakt mit dem Vermieter Ferdinand in Holland war tadellos. Wir hatten fast täglichen Kontakt und es war ihm sehr wichtig, dass alles zu unserer Zufriedenheit ist. Die Einkaufsmöglichkeiten direkt vor der Siedlung waren top, wir haben dort alles bekommen was wir brauchten, sogar frische Brötchen. Das Haus selber war ausreichend eingerichtet , es fehlte an nichts. Waschmaschine, Mikrowelle, Herd und gutes Internet usw. Wie zuhause. Die Zimmer waren schön gerichtet und hatten vor allem alle Klimaanlage und Ventilatoren. Uns hat es hier sehr gut gefallen. Wir werden im kommenden Jahr auf jeden Fall wiederkommen, denn so zu vorkommend und wirklich günstig kann man in Playa del Carmen und Umgebung nicht wohnen. Ein unschlagbares Angebot, was wir glücklicher Weise gebucht haben. Wir danken noch mal recht ❤️lich Ferdinand und Paula für die schönen Tage in Playa del Carmen. Hasta pronto. Excelente elección

Un lugar tranquilo, seguro, de fácil acceso a playas, atracciones y visitas turísticas. La casa cuenta con todo lo necesario para alojar a una familia, nosotros eramos cinco, suficientemente amplia y equipada. La información y trato ofrecido por el propietario fue extraordinario y la a atención local (Paula) fue completa y nada molesta. En resumen un excelente elección par disfrutar de la península de Yucatan.
