Particularly suitable for families and cyclists. The house is located near the Brescia-Iseo-Pisogne / Sarnico cycle path.
Just 5 minutes walk from the train station (local line Brescia-Iseo-Edolo).

TRANSPARENT PRICE ALL INCLUSIVE: linen and towel set - bicycles - no extra cost for cleaning - basic necessities: sugar, salt, coffee and pods for a good espresso. And also: dishwasher detergent and dishes.
You will also find a bottle of Franciacorta sparkling wines for a minimum stay of 1 week.

The apartment consists of:
kitchen complete with dishwasher, traditional oven, microwave oven, fridge with freezer, espresso coffee machine (pods) and washing machine.
Living / dining area with table for 6 people and flat-screen TV. Two French windows open onto the large garden.
A sunny double bedroom with two bright window doors facing the south side garden.
Second bedroom with two single beds (possible addition of 3rd bed) and French window with access to the north side garden.
Bathroom with window.
Closet

Finishes: terracotta flooring in the Living area and parquet in the bedrooms.
Whitewashed stay in April 2019.

Crib / cot for Bimbini (up to about 2/3 years) and IKEA high chair available free of charge upon advance request.

Private garden for exclusive use at complete disposal. The unit is located on the ground floor (there are no stairs).
Public parking, not guarded, in front of the garden.
Right in front of the house there is a nice public park with games suitable for children.

The apartment is located in the heart of Franciacorta and about ten minutes drive from Lake Iseo (about 40-60 minutes by bike entirely on the cycle path).

INTERACTION WITH GUESTS:
Upon your arrival I will be personally present (or my daughter Chiara will help me in this adventure) to welcome you for a welcome greeting and for check-in formalities.
I like to be discreet and leave you the right privacy but I am always available for any need and available for suggestions and information to visit Franciacorta and Lake Iseo.
In any case, in the apartment you will find a selection of brochures and maps of the area and nearby cities to consult freely.

THE DISTRICT:
The SUPERMARKET is 50 meters away on foot.
Paderno is located in the heart of Franciacorta. Nearby there are the most famous wineries. The Franciacorta outlet is just 5 minutes away by car. Can also be reached by bicycle. The neighborhood is very quiet and peaceful.

HOW TO MOVE:
5 minutes walk from Paderno Franciacorta station (local line Brescia-Iseo-Edolo) - 5 minutes drive from the Ospitaletto motorway exit. Brescia Centro and Iseo can be reached by bike path in about 40-60 minutes.

Towels, bath towels, sheets and kitchen linen are provided.

For the little ones: baby cot - from 5 months to 2/3 years - available for free upon request.
We also provide an IKEA high chair. Please ask in advance.

***HOUSE RULES***
We ask our guests to behave politely and to respect the rules of good neighborhood (silence 8.00- 22.00).

It is not allowed to host additional people in addition to the number of guests (max 5 people) notified upon reservation and registered during check-in.
We do not rent to teenagers traveling alone.

Guests are required to sort waste and recycle properly: paper - glass - wet - plastic - unsorted waste. Dedicated bins, outside, in the garden.

We are "pet friendly" however we kindly require - for hygienic reasons - to avoid that the dog sleeps on the sofa and on the beds and to keep the garden clean from your dog's poops. It is our intention to keep the level of cleanliness of the apartment and of the garden high, so we ask for your cooperation in respecting these simple rules of good manners.

POWER SUPPLY: as required for civil houses, the maximum allowed power supply is 3 KW.
Exceeding this limit will cause a black out. To avoid this, please do not use all the electrical devices such Washing Machine / Oven / Dishwasher / Hair dryer / Air conditioning altogether

Upon check-in you will be required to present the identity document and /or passport for all the guests and to sign a brief lease contract.

It's strictly forbidden to smoke inside. Smoke detectors are on.

Please make sure to close the pergola awning at night or whenever you're not at home, even during the day, as sudden storms could damage it.

The host disclaims all responsibility for any damage or theft caused by third parties.

We deliberately do not ask for a security deposit. We are confident that you will be respectful.
