Beautiful 3 bedroomed villa with private pool, recently totally re-furnished in contemporary style. The 3 bedrooms include a 1 bed apartment on the ground floor, accessed internally but with it's own entrance, ideal for teenagers or extended family who would like their own space . (see photos) The villa is set in huge landscaped gardens of 7500 sq m (larger than a football pitch) and an additional grassed area perfect for ball games. There is a set of children's swings adjacent to the pool. The main property is accessed up a sweeping flight of steps and briefly comprises 2 bedrooms on the 1st floor, one with double bed and full height sliding door wardrobes and the 2nd bedroom with twin beds, wardrobe and chest of drawers. The family bathroom has a corner shower, bath and washbasin. There is also a separate wc. The open plan dining, kitchen and lounge area has 2 armchairs and 3 seater sofa. 40 in satellite tv giving all UK channels, BBc, ITV, Channel5 / 4 etc.( Should you require any channels other than UK then we suggest you bring a Chromecast and stream from mobile or laptop) ., ipod docking station, free wifi. The lounge area has a ceiling fan for warmer months. French doors lead out onto the balcony with outside dining furniture and views over open countryside. The dining area has dining facilities for 6 people. The villa benefits from a brand new Mobalpa kitchen with integrated appliances. The kitchen is bright and modern with all you'd expect - integral dishwasher, oven, hob, microwave, fridge / freezer, etc and views over the pool and extensive gardens. An automatic washing machine is located in the garage on the ground floor. On the ground floor you will find the separate 1 bed apartment with double bed. The bedroom has a bright white ensuite bathroom with shower, wc, washbasin and bidet. The open plan lounge / dining / kitchen area has brand new bright contemporary furniture, sofa and easy chairs, dining for 4 and a lovely white kitchen area with microwave, hob, fridge. The apartment has it's own entrance leading directly out onto a large patio and just round the corner of the villa to the pool. Although the apartment is 'separate' it is accessed internally via a flight of stairs. There are security shutters fitted to all windows. Outside there is the beautiful 12m x 6m private pool with alarm system set in super landscaped gardens which include a small copse and part of a disused railway line. The villa has a newly installed, very large, sun deck accessible from the kitchen / dining area and gives direct access to the pool. There is ample parking for up to 6 cars or pop the car into the integral garage to keep it out of the direct sun. There is a large patio area complete with barbecue set to one side of the house and further patio areas around the pool, all perfect for alfresco dining or just lazing in the sun. The villa is just a 10 min stroll into the working village of Cancon which has all the amenities you would require - small supermarket, boulangerie, patisserie, pharmacie, bank, bars, restaurants and pizza takeaway. The nearest large supermarket is in Monflanquin, just 10 / 12 mins drive away. Every Monday in the village square is the market where you can stock up with fresh local fruit and veg and meat. The villa is a 15 min drive away from the beautiful picturesque town of Villeneuve sur Lot with its quaint streets and lively atmosphere. It's here where you'll find major stores and larger supermarkets. Take time to visit the brand new Chocolate Museum, just 10 mins away from the villa towards the airport. Free entry. Directly out of villa will lead you onto lovely country walks and deer can often be seen just a hundred metres or so from the villa The villa is just a 30 min drive from Bergerac airport with its low cost direct flights from a number of British airports. Other travel options are Toulouse and Bordeaux airports, a 2 hr drive away. Additionally there is no set changeover day. Guests are able to arrive and leave on any day of the week giving total flexibility when choosing flights. .

We had a wonderful time in Cancon.
Communication with the property owner was excellent and the property and amenities are superb.
Check in was so easy and relaxed taking a lot of pressure off our journey. Property managers were close by and easy to contact.
Overall an excellent holiday thank you 😊

Lovely Private Villa
Lovely private location overlooking farmland out the front or a private swimming pool and gardens out the back.
Fantastic pool which isnt heated but plenty warm enough for us during August, kids spent a few hours everyday enjoying the water.
Great upstairs accomodation giving us everything we needed and shutters to keep the heat out during the day.
Everything catered for in the kitchen whether we were cooking in the oven, hob or outside on the barbecue.
Only drawback is that the downstairs accomodation has a damp problem which is scheduled to be fixed at the end of the 2023 summer season.
Overall a great place to stay that will be even better with the downstairs remediation.

Very much as described and well equipped .The set up for our family with the separate apartment was excellent. A couple of issues (plumbing and electrical) were dealt with efficiently by Dave who looks after the property and lives locally. The swimming pool was a joy and the spacious grounds very restful.There is a back road to walk to the village and a lovely walk to a viewpoint on the site of the castle. The village is a little quieter than expected with restaurants not opening until the weekend. Lovely villages around as you would expect.The downstairs apartment, although being basically fine was a little musty with damp patches visible. The towels were small for this day and age . Overall though we enjoyed our week here with our family.

Alan is a retired Primary School Headteacher and lives in Slaithwaite near Huddersfield with his wife Sue. Alan also worked as a lecturer and tutor at Manchester Met, Leeds and Bradford Universities. He has just had his first children's book published - 'Don't Get Mad...' and also works as a film 'extra' having appeared (briefly) in the tv series 'Victoria', The Crown, The Ipcress Files and the feature films 'Dad's Army' and 'Fantastic Beasts And Where To Find Them'. Sue owns her own business - 'Mr Frog Dancewear' based in Huddersfield which is now entering the 32nd year of trading.

Whilst there are many gites and houses for rent in France, this particular property stood out as it is a more modern, contemporary villa rather than the more 'traditional' stone built houses and barns. We prefer the lighter more airy, brighter feeling. The house has been totally refurnished and re decorated in late 2017 early 2018 so is fresh and appealing.

The villa sits in 7500 sq m of landscaped gardens which include a small copse of woods, a large grassed area great for ball games and even part of a disused railway line. It has a beautiful private pool and lovely patio areas. Perhaps one of the unique benefits is the independent 1 bed apartment on the ground floor. Any party with teenage children or extended family can have their own space with ensuite and kitchen with its own entrance onto the patio but still accessible to the main house via an internal staircase. All windows in the apartment have security grills and fly screens.
