We had a very frustrating experience at this property. Here’s a concise summary of the key issues with our Vrbo rental:Key Issues:• Owner Behavior: Mr. Manuel was intrusive, entering the property without permission, controlling (e.g., monitoring pillows, towels, and furniture placement), and confrontational when items were moved or guests visited. He was present daily at 7 AM, reducing privacy.• Communication Problems: His hearing issues led to miscommunication and distorted interactions.• Property Condition: The house was outdated, lacked air conditioning, had old furniture, and smelled of mold. The garden was misrepresented online, now covered in sand with artificial grass around the pool, and loungers were prohibited.• Amenities Issues: No garage, distant and outdated laundry facilities, an old kitchen, and a gas oven that ran out of gas mid-use.• Misleading Listing: Photos on the Vrbo website did not accurately reflect the current state of the property.I will be filing a formal complaint with VRBO.I do not recommend this property at all.

Péssima experiência, devido ao anfitrião. Não existe qualquer tipo de privacidade. O anfitrião vai todos os dias às 6 da manhã à propriedade para limpar a piscina. Até aí tudo bem. Éramos 3 casais, cada um a dormir no seu quarto, e a meio da semana, o anfitrião entrou-nos pelos quartos dentro, connosco a dormir lá. Achei uma tremenda falta de respeito por mim, pela minha mulher que estava a dormir comigo e pelos meus amigos. Além disto, o anfitrião disse-nos, no dia em que chegamos, que no último dia poderíamos ficar até ao final da tarde uma vez que não iria ter nenhum cliente a entrar na casa nesse dia. Hoje, às 13h, voltou a entrar pela propriedade dentro, sem qualquer pedido de autorização, a expulsar-nos de lá, sendo que alguns de nós ainda estavam a dormir e ainda não tínhamos feito as malas sequer. Ficou lá o tempo todo a reclamar até acabarmos de fazer as malas e sairmos. Qualquer tipo de comunicação com o anfitrião era em vão, trata-se de um senhor idoso, que parecia não perceber nada do que dizíamos e tomava uma postura agressiva em qualquer interação. De acrescentar, há um grave problema com formigas, principalmente na área da cozinha, o que tornou qualquer refeição extremamente desagradável e pouco higiênica.

Amazing, perfect location, spacious inside and out, comfy beds, very clean, pool and terraced cleaned everyday. Hosts were wonderful and accommodating. They were quick to answer questions and the whole family were sad to leave.

Très déçu malgré une belle villa

Nous avons réservé cette villa pour profiter d'un séjour reposant et confortable dans un quartier calme. Le propriétaire nous a reçu pour le check-in, nous a fait faire le tour de la maison et expliqué les règles. Jusque là tout allait bien et était conforme aux photos. Ensuite le propriétaire nous informe qu'il passera tous les jours à 7h pour nettoyer la piscine, ce qui n'est clairement pas nécessaire (1 jour sur 2 suffirait) puis cela peut être bruyant alors que vous souhaitez vous reposer. Le propriétaire est également passé plusieurs fois à l'improviste durant le séjour ce qui est sûrement illégal au vu du contrat de location et surtout très gênant quand vous souhaitez de l'intimité et du calme. C'est inadmissible ! Et enfin, il a osé nous facturer 75euros supplémentaire sur la caution pour avoir soit disant abîmé son plan de travail en posant une poêle chaude dessus alors que les marques étaient déjà présentes à notre arrivée. Malgré une belle villa avec une belle piscine, je ne vous recommande pas cette location. Le propriétaire est malhonnête et beaucoup trop envahissant. Si vous deviez quand même louer cette villa, je vous conseille de faire un état des lieux approfondis et de prendre de nombreuses photos pour éviter d'avoir des frais supplémentaires au final. De plus, il faut savoir que le quartier n'est pas si calme, il y a de nombreux chiens qui aboient toute la journée dans le quartier et les voisins peuvent être très bruyant (musique forte tard le soir)

Our week in Villa Richard was great. The villa is very well kept & the pool cleaned daily. Getting into Vilamoura centre is straight forward. The location is peaceful.

Fantastic Holiday

We loved our stay. The property was very clean, well equipped and comfortable. When not exploring, we spent most of our time in the pool, and outside on the spacious patio area where we ate most of our meals. Our children are both good swimmers and we all enjoyed the size and depth of the pool, and the large pretty garden. The supermarket is a short drive away. The marina is about a 25 minute walk or short taxi ride where there are many restaurants. Loule has a great market which is about a 20 minute drive. A special thank you to the owner Manuel, who was very helpful. He welcomed us at the start of our holiday, we saw him once mid week, and then when we left. We would definitely return.

OK, I will split this into 2 parts Outside and inside, Outside:- The villa and pool are set in large sloping grounds, the pool is large and deep, it has a very small area ranging from 0.9m to 1.2m, then slopes down very steeply to 2.4m (Nearly 8ft) this is not suitable for children/poor swimmers, the step leading down to the pool has a very serious safety issue it permanently has a length of hosepipe stretched across the to step, the patio area is under a very large tree that cast a huge shadow, if you want to sunbathe you will have to chase the sun around, there is just enough space for 2 sun loungers in the sun at the end of the day, as usual the outside suffers from an ant problem, the villa was described as quiet, yes if you are "Dog deaf" the property opposite has numerous dogs that bark for hours setting other dogs off, property on Rua de Mimosa also has several building works going on, get used to hammers and angle grinders. The lawns have had a problem and were mostly grass/mud ... Inside:- Inside is very dated, the Bedrooms were very clean, the bathrooms need a big makeover, Brown swirly tiles and small carpets around the toilets is very 80s, the lounge has no less than 28 places you can sit, seats/stools/sofas and 9 tables, the sofas are straight out of your Nans front room with tasselled cloth throws and flowery cushions, why did it feel like 3 of us were staying, the owner!! no less than 10 visits in 1 week, forget sitting outside for a quiet breakfast !!!

Unpleasant host who ruined our vacations

We faced a series of unacceptable issues. We were met with misleading information regarding the property's condition and unsuitable power outlets. Additionally, we were continuously disturbed by the owner with invasions of our privacy and shockingly disrespectful acts. Misleading Information: We were informed that the house would be fully prepared for our stay, featuring a functional garden and pool. However, we found out that the house only had British power outlets, causing significant logistical issues for us. Moreover, we were informed only on the eve of our stay that the garden was in poor condition, severely undermining the property's value. Daily Disturbances: The owner showed up every day between 7:00 AM and 8:00 AM to water the garden. This act interrupted our sleep, making it impossible to rest. Invasion of Privacy: On the fourth day, after the house was cleaned, we had no hot water. The owner entered our house without permission while we were having breakfast. He disclosed that he had turned off the hot water, thinking it was "too hot" Disrespectful Actions: On the fifth day, we found a diaper on the hood of our car. I had placed this diaper in an outside trash bin overnight, fearing the odor it might cause indoors. The owner admitted to moving the diaper to the car and derogatorily called me a "pig." That same day, while we were at the pool at 16h, the owner was watering the garden and deliberately wet our clothes.

Pleasant home, but unfriendly hosts

The house is in good condition, despite not having air conditioning. The host is overzealously zealous and every day he cleans the pool and outdoor parts in the morning, although it is at 6:00 am, he always bothers a bit. Be careful with the deposit that is required, of which in my case, some amount were taken to clean pans that they thought were not properly cleaned ... I was able to make a complaint, since I considered too much to clean 4 pans and that I left it properly cleaned. Not only did they not give me back the money, but they also responded to my complaint very rudely.

Excellent find in a great location

Great little find in Vilamoura in an ideal location. Plenty of room with a great pool and terrace to relax. Only a few minutes from the fantastic beach and the town centre for restaurants. Manuel and Manuela were prefect hosts with Manuel running us to the local supermarket on arrival to stock up on provisions. The pool is cleaned daily and towels/sheets changed wed and sat. Overall we had a wonderful and relaxing stay and would recommend to others looking for an oasis of calm.

Lovely, spacious villa.

We have just returned from a relaxing stay in Villa Richard with its large pool and beautiful gardens. Plenty of space for 4 adults and 2 children. The villa is situated in a quiet location surrounded by similar villas, a beautiful area to stay in. A short taxi ride will take you to Vilamoura Marina with it's shops, bars and restaurants. The owners, Mr and Mrs Palma, genuinely want you to enjoy your holiday and they do all they can to ensure that you do. A wonderful stay.

Great Rustic Villa

Further to my review in 2016, it was a real pleasure coming back to Villa Richard after a 3 year gap. The villa has not really changed, which is a good thing and it has retained its rustic charm and character and the place is ideal for my 2 teenagers who spent most of the time in the bigger than average pool. The location and the tranquility of the location is exactly what we require, with easy access to the marina, a 5 minute cab ride, local shops and restaurants. I also have to mention the owners Mr & Mrs Palma, who were a joy to deal with and Mr Palma came to the villa every morning to clean out the pool and power wash the patio area. This is our destination villa in Portugal, so will definitely be back.

Beautiful, spacious, clean Villa in a gorgeous setting.

We have just returned from a wonderful 14 days spent in the beautiful Vilamoura at Villa Richard. The Villa is fantastic, it’s comfortable, spacious and extremely clean, the cleaner comes twice a week to clean and change bedding and towels. It has a big pool which my children spent most of their day, this is cleaned every morning before we got up,also beautiful gardens overlooking other stunning villas in this quiet setting. Mr and Mrs Palma could not do enough for us, even taking us to the nearest supermarket on our first morning and were on the other end of the telephone if we needed them. Vilamoura itself is beautiful with lots of restaurants and bars within a 10 min drive and a good base for exploring all there is to offer nearby. The highlight of our holiday was going on a boat trip to see the dolphins. We will definitely be returned to Villa Richard next year.

Great villa in a great location

We stayed at Villa Richard in July 2018 (four adults plus one three year old). When we arrived, we were met by Mr and Mrs Palma who were very friendly and helpful. The villa was clean - Mr Palma came every morning at 8am to clean the pool and veranda. The gardens were very beautiful, well kept and child friendly. It was a twenty minute walk to the marina or you could get a taxi for about 5 Euros. The villa is located in a particularly good location if you are a golfer as there are three courses within a few minutes' drive. We would definitely come again. Carol, Joe and family

Great Villa Great Location

Great villa in a quiet residential area, it has real rustic charm and perfect for my family, also very deceptive from the outside with good internal space and a huge well cared garden with a good size pool, it was hard to get the kids out of it, it was also cleaned along with the patio area every day. The maid and owner came twice a week to ensure the villa was constantly cleaned. There is a small supermarket and restaurants close by and is a very short taxi ride to the marina. Finally a quick mention to the agent Lorriane who is very welcoming and helpful, will definitely be back.

Excellent, beautiful lovely villa

We stayed in the villa along with our three young children. We were over the moon when we arrived; the house was immaculate and the gardens were Beautiful. The pool was bigger than we expected. The man who met us there couldn't do enough to help, getting us some shopping in for when we arrived and even took my husband to the supermarket the next day out of the kindness of his own heart! He came every day to clean the pool and sweep the patio area, Returning with the cleaner every day to make sure we had everything we needed. The maid also came every day, changing beds, towels and even took out our rubbish. It was such a lovely villa, made very relaxing. We will certainly be returning.
