Just steps from Nauset Beach, this upper-level Cape Cod cottage offers a relaxed, walkable home base for an easy family vacation. Skip beach parking and fees — enjoy morning swims, midday breaks, and peaceful early strolls along the shore whenever you like.

The home is comfortable and well cared for, featuring classic Cape Cod charm with original wooden cabinetry, a practical eat-in kitchen, and a bright living room with cozy seating and Apple TV for streaming. Guests also enjoy access to the shared patio and yard, perfect for unwinding after a day at the beach.

Beach towels, chairs, family games, and standard bath linens are provided to make your stay easy and enjoyable.

Built by hand by our father and grandfather, this family home has welcomed generations of summer memories. We hope you experience the same Cape Cod magic during your stay.

Conveniently located near Orleans shops, dining, grocery stores, kayak and bike rentals, and the Cape Cod Rail Trail (10–15 minute drive). Easy access to Wellfleet, Hyannis, Skaket Beach, Crystal Lake, and more.

Please note: The upper level is part of a property that also includes a separate lower-level apartment with its own private entrance. Both units can be rented together for larger or multi-generational groups.

House Rules
Check-in time: 4:00 p.m.
Check-out time: 10:00 a.m
All guests shall abide by our good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10:00 p.m. to 8:00 a.m.
No smoking is permitted anywhere on the premises.

Parking notes: There is free parking available for 3 vehicles.



Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.

Due to local laws or HOA requirements, guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation.

Perfect location, full stocked for family fun

This cottage is perfect for a family get-away. Walk to the beach to enjoy the sunrise, enjoy bbq lunch on the porch, cook family dinner with a full stocked kitchen, keep up on laundry, spend the evening playing games all provided.

Right next to the beach, which is handy if you plan to walk to the beach and dislike Orleans lack of sidewalks — downside is traffic in front of the property. The property itself is small and very compact. We reserved it for more people than actually ended up coming, so one bathroom and very confined dining space didn’t matter all that muc.

Great Beach Home in a Fantastic Location

We rented both the top and bottom unit of this vacation rental and we loved our stay here! This home is very clean and charming, and it is so well stocked. It has everything you would need in the kitchen, and the linen closet has many bath and beach towels. There are great board games for families, as well as beach chairs, lantern, bug spray, just about everything you could think of. The owner/manager is very thoughtful, leaving mini-sized dishwashing soap, sponges and laundry pods. The location is the best! We walked to Nauset Beach several times per day, and it took less than 5 minutes from the front door to the sand. We loved our time here and plan to return next year!

Perfect placement

Great location, both within the town of Orleans and the Cape as a whole, and comfortable beds with decent linens and towels. Air conditioners in bedrooms worked well and were essential in 95+ degree heat. We don't like fancy fussy Cape rentals--you're going to bring in some sand if you're a 5 minute walk from the beach--but even so, decorative order run down, particularly for the price. It was a nice surprise to have to do so little when leaving, and the cleaning was professional. Still, I was told that a local agent would be in touch to address the oppressive mildew smell in the living room, and no one contacted me after that.

Fantastic for the price. It's not luxurious but didn't need to be. Will stay here again.

Super close to the beach - easy walk. The bedroom A/C units are plenty to keep the whole house comfortable. Everything was in good enough condition. Place was reasonably clean. The toilet was broken when we entered, but I called and a guy came out and fixed it a couple hours later. Beds were comfortable. Linens were good, not junky. There is no dishwasher but not a big deal. Washer and dryer worked well. There are 4 beach chairs in one of the closets. There were a few little bugs running around but no roaches and nothing that was a result of the place being filthy. They were mostly black ants from outside. It wasn't an issue. Never heard anyone below us. When we first entered the home it had a little bit of a musty/mildew smell, but we turned on the A/C and opened the windows for 15 minutes and it went away, and we never smelled it again even after being away for most of the day. Parking a great - room for 3 cars and next to the door. Oh, the instructions for entry told us to use the really old lock box at the front door, but there was no way to open it. Turns out they switched to a newer box on the back door. Took us a while to figure it out. Overall, this is a great home for the money. If you plan to hit the beach a lot it is perfect.

Perfect Cape Cod Get-A-Way

We loved staying in this perfect Cape Cod home! It was very comfortable, clean and had a well stocked kitchen for cooking meals. The best part about staying here was the proximity to the beach! We literally walked out the door and were down at the waters edge in less then five minutes! Everything about this place is spot on and exactly as described. We actually wondered if they had beach chairs we could use and found a closet full of them along with big beach towels to borrow. It really was a perfect stay for the few days we had to enjoy the Cape. A+

Comfortable house, minimal phone reception

Well stocked house. Anything we wish would be there was there. Felt like home. There is no dishwasher, which I didn’t notice before coming. We ended up getting more paper plates than was left behind by others to reduce time spent on dishes. There is no outdoor shower, but a hose in a bucket, at the side entrance. It did help us not to get sand into the house and rinse water shoes etc. . This whole area, including Nauset beach has bad phone reception. No data connection whatsoever unless you are on wifi. So, if you wanted look online and order food from the beach for dinner, forget about it. Once you get back to the house, you can look at the menu and order online if the place offered it (unfortunately many have limited time to order online). But ordering by phone is a challenge of running outside of the house to strategic locations where you can get a bar.

Great with kids

This house is so close to Nauset beach, it is very easy to walk there even with little legs! In addition, the layout is convenient and the enclosed front yard a nice place to let the kids play outside when not at the beach.

Location is good, not much else

This small home is located just a 5 minute walk to Nauset Beach, which is really its only redeeming feature. The house had a funny, overpowering smell when we came in, probably from whatever cleaning supplies were used. It dissipated in a day or two. The decor is Cape Cod flea market. The rugs were stained and old. The kitchen needs a major facelift - the cabinets are old, the wallpaper is tacky, the linoleum floor is a real throwback, and there's no dishwasher. There is, however, a washer/dryer in the middle of the kitchen. The beds were firm and uncomfortable. Supposedly there's an outdoor shower but we didn't find it. The "deck" on the side of the house was not accessible from inside, and it's smaller than expected. There's no attention paid to landscaping. This house really can't compare to similar houses in the area, but you can't beat the location, and the rate was reasonable. With a little TLC and investment, this house could be a real dream.

First Class Visit

This location is everything we have been looking for. It is an extremely short walk to Nauset Beach, has plenty of space, and was a clean, comfortable place to stay. Our September stay was quieter than it might be in the summer. We had breakfast/lunch in, and cooked some dinner, and everything needed was available for our use. The wifi was dependable, and the SmartTV was up to date. We are looking forward to booking this property again for our visit to the Cape next year.

Our favorite summer destination!

We come back to this property every year, and every year, it seems improved, despite being great to begin with! It is a very short walk to a fantastic beach, clean, cute, and with anything a family would need. This place is very homey and perfect for our little kids with a fenced in front yard they can play in and tons of fun board games, as well as TV set up with all the apps you need for movies, etc... We look forward to coming back next year!

We come back to this property every year!

The location is fantastic, the house is extremely clean and cozy, and perfect for a family with young kids. The fenced in front yard is also great for finishing the afternoon after a day on the beach.

As good as it gets!

This cottage/house has everything you could possibly need for a wonderful stay on the Cape. It's located less than a 5 minute walk to Nauset Beach; so you can hear the surf all the time while you're at the cottage. A couple minutes drive, and you're in the center of Orleans. And, it takes only 45 minutes to get to Provincetown. With three large bedrooms, a very large living room, and very large kitchen, there's plenty of room to relax, especially if it turns out to be a rainy day. If you're looking for peace and quiet on the Cape, this is the place to be!

The location of the house was fantastic. It was a short walk to the ocean; 500 steps and/or a five minute walk. The house was well supplied with towels and sheets and the extras to make the stay that much more comfortable; small bottles of shampoo and conditioner, dish washing liquid, washing machine powder, a great Cape Cod map book, flashlights, beach chairs, etc. The house was comfortable and pleasant, and other than being right on the beach, the location couldn't be better.
