Beautiful Lake of Bays Cottage w/ 310' Private Shoreline & All Day Sun!

A lovely 3 bedroom 2000 sq. ft log cottage + bunkie on Lake of Bays, boasting amazing views of the lake and 310' of private shoreline! Located only 2 hours from Toronto, this recently upgraded cottage is tastefully decorated with gleaming wood laminate floors, pine trim and a freestanding stone fireplace creating that wonderful cottage ambiance. The kitchen offers plenty of counter space with room for eating at the breakfast bar or café table. The long living room and lake room/dining room is divided by the stone fireplace, offering bright views of the deck and lake while you enjoy a meal, or a cozy place to curl up with a good book or movie. A separate games table provides a spot for a puzzle or a great game of cards!

The master bedroom and ensuite bath are located at the north end of the cottage and the other two bedrooms and bath are located at the opposite end for added privacy. The master bedroom is a sprawling 20x20 foot room with vaulted ceilings, pine trim, private sitting area with views of the lake and a large and recently renovated ensuite bathroom. The two additional bedrooms in the south end of the cottage are a good size and are separated by a second bathroom. The front bedroom has direct access to the deck and amazing views.

The cottage sits elevated from the waterfront and the large deck across the front gives a great vantage point to look out over the lake, while the mature trees provide both privacy and some shade. There is a glass-top pergola atop the highest deck, offering shade from sun or rain and making the outdoor space useable at all times. Complete with a patio set for outdoor meals, Napoleon BBQ, Muskoka chairs and chaise loungers, this space offers you sun and vistas all day long. A set of steps lead you halfway down the hill to a secondary deck. The second deck offers sun and shade, and enough privacy to enjoy the peace and quiet of the lake. We also have an outdoor shower and this is where the outdoor fireplace is located. You will find yourself at the south part of the lake with big views of Burnt Island and the opposing shoreline.

A cedar-top dock measures 25'x40' with a boat slip which has room for your boat if you decide to bring one. There is plenty of room to sit on the dock and relax as you gaze out across the expanse of Lake of Bays. The water here is crystal clear, about 3 feet deep right at the shoreline with rock bottom and slopes down to deeper water. Perfect for the kids who will love jumping into 10 ft of water at the end of the dock. There is sun on the dock virtually all day long, with the sun setting directly across from you every night! Pet allowed upon approval by owner. No smoking, maximum number of occupants is 8, noise restriction after 11 PM.

Please note that the cottage sits directly adjacent to Hwy 117 for easy access.
