Once again, our stay at your home was fantastic! Your renovations(especially the sun deck) made our stay that much better. We had a wonderful time! Communication was outstanding. We also enjoyed watching the recent renovations on the Patrick beach house Instagram. Beautiful updates that well exceeded our expectations from when we initially booked the house. We had 6 adults and 2 kids under 3 and everyone fit comfortably. The access to the beach made our beach days stress free and easy with the little ones. Our 3 year old loved the backyard too! Thanks again for an amazing week!

It’s a wonderful house, and we were very comfortable there during our stay. I, personally, found the stairs a bit of a challenge, but I am slightly handicapped from a stroke last year, and the sturdy handrails helped me a lot. The only other issue was the clothes dryer not working effectively, I had to run a second cycle for each load, and I messengered the owners, who going to look into it. The kitchen, on the other hand, was wonderful, very well equipped, with some supplies already in place. And there were books and games for both the adults and my 6 year-old granddaughter to use, and the beds were very comfortable….it was a lovely place to stay, even I could easily walk to the beach!

Great Location

Close to everything you need and the views from the master suite and deck were great. Perfect size for 6 adults and 3 kids. The kids loved the swing set!

What an amazing week we had in this gorgeous home! It was spacious enough for our three families to come together, but also have quiet time apart, if desired. My kids LOVED having their own tv/gaming area upstairs. We appreciated the downstairs master bedroom with ensuite for my parents, who have difficulty navigating stairs. They always felt like they were right in the middle of everything! Other things we loved:Although we didn't use (we brought our own), the cabinet was stocked with wonderful books and games for children.Extra large pots for lobsters, seafoodThe linens and shower towels provided through linen serviceExtra refrigerator/kitchen area upstairs for keeping drinks cold When home, most of our time was spent on one of the two decks looking out at the spectacular ocean views. That was the hardest to leave, and the many pictures I took to try to capture the beauty just don't do it justice. Lastly, Neal was extremely quick responding to messages and very thoughtful with checking in to make sure we were comfortable in his home. Would recommend this home 10/10!

Much needed family time

The owners were incredible! They reached out to make sure we had what we needed and the house was fantastic! We couldn’t have asked for a better location. We typically stay in the Scarborough beach area so this year was a first for this location and well worth it!

Family time

We had a great weather week and we’re able to enjoy many fine restaurants. The home was very comfy and allowed privacy within. Granddaughter enjoyed play set in yard.

We had an excellent week at this home. It was easy to get into the house upon arrival, and we quickly noticed how organized everything was. The information binder is super thorough with so much useful information. The layout of the house was perfect for our 2 families. It was nice having 2 bedrooms with a bathroom, instead of just the master bedroom having a bathroom. The views from the sun deck were spectacular. You get a perfect view of the ocean and sunset! The kitchen has lots of space and was fully stocked with everything you need for cooking meals without having to get all the odds and ends things like salt, pepper, and oil. It’s only about a 10 minute walk to Roger Wheeler, and a 5 minute drive to Scarborough. The outside shower is spacious with a dry spot for changing, and there are outdoor hoses on every side of the house for hosing off your feet. The homeowner had also recently made major renovations to raise the house and add a bottom floor garage and entrance. I was just surprised we were not told this work was planned upon booking our stay. Everything came out wonderful, and it was nice to use the garage for all our beach gear, but it added lots of stairs when unpacking and packing back up. We understand it’s better for the home with it being so close to the water. Overall, we were very happy with our stay.

Wonderful!!

Betsy and Neil’s home was perfect for our 2023 family vacation! The house is a super short walk to the rocks on the beach and a touch further is Roger Wheeler State beach. The rocks were perfect for crabbing and the beach was lovely to chill on! :) The home has everything you could possibly ask for when visiting with a family of kids and teens. Thank you for sharing your special place with us!

Great house for big families

We had an amazing week long stay here. The house was the perfect layout and size for our multi generational family vacation. The kitchen is well stocked and the house is very organized, including labels for the light switches. The proximity to the beach was perfect for the kids, and the outdoor shower, yard, deck gate, and swing set were some of the highlights of the house. One thing to note is that the house does not provide beach towels, but you can bring your own or rent through their linen service. Check out was a breeze and the host was so responsive and friendly! Thank you to the Patrick family for sharing their beautiful home with us!

Fantastic location & absolutely BEAUTIFUL home!Also- Great support from owners, who were super accessible & responsive.Reason for "4" rating- Having to put bed linens on beds ourselves, upon our arrival, was not a process we are familiar with,- from prior VRBO stays. Older people who may be afflicted with some mobility and/or lower back issues may not be in a position to haul in the heavy bags containing the clean linens/towels,- then make the beds up, themselves. For our party, this situation was an inconvenience. For other parties, it may be much more than this.Nonetheless, the weather was fantastic while we were there,- and we really enjoyed ourselves!

Perfect stay for the whole family!

This spacious and cozy home will delight the young and old alike with its many features and special details... ocean views, a fully-stocked kitchen, comfortable furniture, books and games for all ages, even dress-up clothes for the little ones... Close proximity/walkable to Roger Wheeler beach with great water views from the back of the house, both 1st and 2nd floors. We enjoyed take-out from Champlin’s (1.5-mi) on the deck while watching the sun set and the kids play on the swing set. It’s fun to eat there too and watch the boats come and go. Other local favorites: Matunuck Oyster Bar (15 min drive, recommend making a reservation), Sweetspot for ice cream, Coast Guard for drinks. We also like Chair 5, but they’re unfortunately currently closed to non-guests due to CV-19. George’s is also good. We had a wonderful week, and the home was a big part of that - no complaints!

Beautiful house in a great location

Overall, we really enjoyed our stay. The house is in a beautiful location on Pt. Judith, and the views of the ocean are wonderful. The house is in great shape - it's clean and there are a ton of amenities, including a Wii on the main floor which the kids loved playing. The upstairs has great space as well, including a second living room. Our only issue with the living space was the mattresses, which were oddly uncomfortable! We had a couple minor hiccups. We had an issue with the linens drop off and a toilet the broke while we were there. In both cases, the owners were quick to fix the issue. Additionally, the owners clearly care and want to keep the house in great shape - I really appreciate that, but they do have a lot of rules they ask guests to follow (regarding where things go, etc.). It was all well documented, which made the requests easy to adhere to. Note that they do ask for no group events or parties. We didn't realize how tightly the owners construe groups - and had a small BBQ that a few of our elderly relatives came over for. The owners communicated with us and it ultimately did not seem to be an issue, but I wish that had been noted more clearly (i.e. do not have gatherings of any kind). Again, we had a great stay at the house and appreciate how responsive the owners were.

Unforgettable week

I rented this property for a surprise for my husbands 40th birthday with family from CA and others from RI and it was nothing short of amazing! The property is beautiful and it had everything we needed including a swing set for the kids which all of the kids fully enjoyed!! So close to roger wheeler and we had the perfect weather all week. We were completely satisfied with our stay here and would recommend to anyone who wants to rent a beach house for a week!

Wonderful house in a great location

Beautiful house with plenty of room for 6 adults and 4 teens to find their private space. Easy walk to beach or small town Pt. Judith. We have been here 3 times and are going back next year.

Wonderful house in a great location

Best house I have ever rented, everything was provided for us, in the most beautifully organized way ever. We were three couples who each had a bedroom and 4 kiddies who shared two bedrooms. Two living rooms so groups could have a quiet spot, great because we are a lot of musicians. The most amazing kitchen ever, would strike kitchen-envy in anyone's heart. Short walk to beach and great cycling all around. Plus kayaking. We all want to go back!
