Just bring your suitcase(s) for one to six. This listing is for three bedrooms, perfectly outfitted for a family, with a spacious front and back yard, located in Hopkins, SC - the backyard is accessed from both sides of the housing structure.

**Note: This is a single family home that has been converted to a duplex. Please expect to hear some activity from guests when the other side of the duplex is occupied. If this bothers you, we recommend that you book with another host.**

The bedrooms, are spacious and tactfully outfitted with comfortable full-sized beds, closets, night stands, and shelving units to store belongings. Bedding and linens are laundered on the highest heat settings and frequently touched surfaces are cleaned and disinfected after each guest, with a minimum of 48 hours (2 days) between each occupancy.

This tranquil and accommodating renovated duplex home is over 1300 square feet, kid friendly, and is located in Southeast Columbia - within minutes are a variety of parks, Churches, military installations (Fort Jackson, Shaw AFB, McCrady National Guard), University of South Carolina, downtown Columbia, a variety of dining, shopping, and entertainment options.

• You will have full access to one full bathroom, kitchen island, living room with 50-inch TV. Each bedroom ie equipped with TV. The home is equipped with cable, internet and WiFi. Additionally, a stackable sized washer and dryer is available.

• The living area is perfect for enjoying a movie, reading the morning paper, interacting with with family and friends.
Note: The large livingroom window is tinted so you can see outside, but if your are outside, the ability to see inside the window is low.

Accessing the house:
Keypad entry using the code provided.

Smoking:
No smoking inside the house.

Trash:
The trash bin is located on the right side of the house.

Cable TV:
Cable TV in the home is provided by Spectrum. To view cable TV you must select the Spectrum App for the menu list of apps.
Power the TV on using the TV remote. Use the Roku remote to locate the Spectrum app.

Pet:
With prior approval, a small pet is allowed. 2 pet maximum. Pet fee is an additional $15 per night.
Poop bags and receptacles are located in the front and back yard.
Guests are welcome to use front and back yard for their pet. Entry gates to the back yard is located on both sides of the home.

Backyard Deck:
Because entry to the white door area can be obtained via the sliding glass door in the deck, the backyard deck is off limits to Red door guest, unless they invited by the white door guests.

Parking:
Red Door guests are free to park anywhere within the circular part of the driveway. **Please do not park on the grass.

Kitchen:
There are complementary pots, pans, dishes, slow cooker, blender, silverware, dish rags, and drying towels located in the kitchen drawers and cabinets. Kitchen is also equipped with coffee maker, electric kettle, and toaster.

Cleaning:
A general cleaning fee is charged with all confirmed reservations.
However, personal cleanliness is the responsibility of each guest. Clean towels/wash cloths are provided at the onset of each reservation.

An additional cleaning fee will be charged when cleaning exceeds general cleaning parameters, ie.. cooked food and personal items left in unit, oven or refrigerator not cleaned, front yard has cigarettes buts, etc.

Clean bed linens are provided in each room. Please do not strip linens off of the beds. (leaving all pillows and linens on the beds). We appreciate our guest's desire to assist with cleanliness by stripping the beds; however, we prefer that all bedding be left on the beds.
In addition to bed linens:
2 Bath towels
2 hand towels
4 wash cloths
are provided in each room.

Heating/cooling:
The thermostat has been preset at a standard temperature. Guests can individually control the temperature by opening/closing floor vents. The livingroom is equipped with a dual floor unit to provide additional heating or cooling. Please do not move this unit as the draining tube will come out and the unit will drain onto the floor.

Parties/Events:
Parties or events are prohibited. Guests reservation will be immediately cancelled upon discovery of an unauthorized party or event and guests will be required to leave the home immediately.

Occupancy:
Overnight guests are limited to the number of guests provided when the reservation is booked. Additional overnight guests may result in unauthorized occupancy fees of $15 per guest per night.
Overnight occupancy limit: 6 (2 guests per room). The sofa is not a sofa bed and we ask that guests do not sleep on the sofa.

Livingroom window:
For the privacy of guests, the living room window has been tinted to limit visibility from outside the home. The visibility from inside the home is not affected.

Check-Out:
- Please empty trash in green bins located outside.
- Please do not leave food in refrigerator, oven, or microwave.
- Please ensure smoking areas used are fee of cigarette butts.
- Please turn off all A/C units
- Please place TV remotes on bedside stands so we don't have to look around for them.
